Why Patrick Armstrong chose South Bethany
It has one of the best locations in the area. Sure you can have beach front but the nearest marina is 5 miles away. On the other hand most homes with a dock and quick bay access are far from the beach. In this area beach side is only one block deep, a few blocks north and beach side is 2 or 3 blocks deep and bayside is 3 to 6 blocks deep yet further from the bay. This also means more people on the beach in those areas. Just the perfect spot.
What makes this House unique
In our town to drive to the beach you need a parking pass. The only way to buy a pass is to own property or rent from the owner. At first this doesn't sound like a big deal, but it is. To get on the mile long South Bethany Beach you must own or rent a property. So our beaches are uncrowded even in the peak season. Unlike other crowded towns that anyone can park and go to the beach. Skip the crowds and rent from us!

Enjoyed the outdoor space immensely as well as the comfort of the updated furniture inside. Will def go back in the Summer months!
Warm days and cool nights by the fire pit
Nicely located property to the stores and beach. Enjoyed the porch and deck along with the fire pit. There are some stains on the couch and some of the bed spreads and ants in the kitchen. Patrick had an exterminator come. Overall we had a great time, the house was great and so was Patrick. Thank you for letting us share your home.

This is way overpriced. Lay out is just plain weird. There are 3 bedrooms and one bath on the entry level and the kitchen and living room are on the upper level. There's also a bedroom and a bath on the upper level but you have to walk thru the bathroom to get to that bedroom. There's NO PLACE to eat except at the kitchen bar which would handle maybe 3 people and the living room which is really all part of the same space. So evidently this is where people eat and that has caused the couch to get very dirty and cushions were also ripped in several places. I didn't want my kids to sit on it. The couch is the center of a home and for 4k a week I want to sit on a CLEAN couch. When I told the owner and he brushed me off and said he didnt have time in between guests to fix it, BS it takes 20 mins for a company to deliver a couch and we would have gladly allowed one to be delivered
We asked for a partial refund and this guy never responded. There's a dining table outside on a screened in porch on the upper level You have to walk through the living room to get there. It is so hot no living human can eat in there. The room has plastic windows that you have to lower to let the air come through but it still gets very hot in there (the plastic is like boat isenglass). These windows are loose and rickety and some are broken but they still go up and down if you keep trying. If it rains and those windows aren't closed, the carpet, chairs and anything you leave on that table will get wet.
The only way to the canal side of the property from inside the house is thru one of the down stairs bedrooms or thru that dining porch thingy. The house actually has a small deck accessible thru sliding doors in the living room but we never used it bc it was very small and looked unsafe. (I asked Patrick the owner if it was safe but he didn't answer me).
The outside was nice. It had a deck right up to the water with chairs and a gas fire pit. It didn't have any grass like the adjacent properties just old mulch over weed barrier. Don't waste your money on this overpriced dump.
In response to this review I have three main points to make. First this was a money grab, “refund me money or get a bad review”. That is called extortion. In the very first and only call she (the child of the person who rented) stated they must be at the wrong house and wanted to know if we had an ocean-front house they could have. No, I only own the one beach house! Secondly, they damaged the property and luckily the insurance paid the claim. One example… she said the house was dirty in that call and demanded a refund. I said, I’m sorry, we’ll fix that and have it re-cleaned. The cleaner arrived hours later and was denied access to the house. She walked around back to the deck and one of our bed comforters was spread out on the deck and an inflatable kids pool was on top filled with water and kids. The comforter was wet/damaged/dirty, yet these people would put it back on the bed like nothing happened! Who does that!?! Obviously, we threw the set away and luckily the cleaner took pictures. Third, the house is as shown, and the pictures are current. Yes, it is an inverted floor plan, which is common in resort properties with a view of say … a canal! We actually show floor plans in the pictures, so one knows the layout. Yes, the big giant table with 8 chairs is on the 3-season porch as we say and show. The porch windows are Eze-Breeze and they slide open/closed (google them). As far as rain coming in, one is to close the windows in a house when it rains! We have no safety issues. I could go on, but I’ll stop. This was 1 of 10 reviews received this season (nearly every week); 8 reviews were 5 star, one 4 stars. This review was a vindictive money grab, please read the others.
Great family vacation
We had a wonderful stay! Home was very comfortable and owner was easy to work with. Kitchen was very well stocked. Great location that was an easy walk to the beach!
Good value. Easy access to the great beaches at South Bethany
Good location and reasonably well maintained. Very nice and quiet neighborhood close to beach and other attractions. Some minor issues were quickly addressed by owner. Good for family gatherings and laid-back pace.
Location ideal. KAyaked off deck! Easy to work w owner. Would def return
1 mile south of the town of Bethany Beach and the board walk shops. 1 block north of York Beach Shops, McCabe's Gourmet Market, Misaki Sushi, Grotto's Pizza.... In the guarded South Bethany Beach. 4 blocks north of Fenwick Island State Park for Guarded Beach, Surf Fishing, 4x4 Beach access (with permit).12 miles south of the 180 Rehoboth Beach Designer Outlets (tax free shopping). Close to Bethany (1mile), Rehoboth Beach (10 Miles), Fenwick Island (4 miles), Ocean City (10 miles), Baltimore (162 miles), Wilmington (97 miles), Philadelphia (130 miles), Washington, (130 miles). Via air Ocean City Airport 25 minutes south, Baltimore-Washington International (130 miles).
