Located outside of one of the most charming villages in Tuscany, San Casciano dei Bagni, and a short distance from the World Class Thermal Spa, Fonteverde, voted # 1 in Europe by Spafinder in 2008, the villa is a picture perfect Tuscan villa awaiting your arrival. Situated adjacent to an 11th century castle, this 2 bedroom, 2.5 bathroom home features a large living room with wood-burning fireplace, a dining room that seats 6 comfortably and a charming kitchen with microwave, full size refrigerator and an American coffee maker. Completely renovated in 2006, the updated kitchen and bathrooms feature locally hand-painted ceramic tiles each depicting one of the prominent castles in the area. In addition, the villa includes satellite television, a DVD player, laundry facilities and comes with a fascinating history lesson of the nearby castle and the surrounding area. There is also a wonderful garden with a massive travertine marble table situated under a rose covered pergola – perfect for dining al fresco, a private above-ground swimming pool and a gated entry for complete privacy.
The villa is ideally located midway between Rome and Florence allowing easy day trips to both by either car or train (approx 1 hour to each). The train station and entrance to the A1 Autostrada are just a short distance away in Chiusi. In addition to Rome and Florence, most destinations in both Tuscany and Umbria are reachable in day trips including Siena, San Giminagno, Assisi, Perugia, Deruta, Arezzo, Montepulciano, Montalcino and many many quaint small villages in between.
In addition, we are happy to assist you with daily itineraries, arrange a private cooking lesson or a local wine-tasting, provide you with maps and local places of interest, local markets and festivals and special events that may be occurring during your visit. Our guests receive a 15% discount to the thermal pool at the Spa and a 10% discount on any Day Spa visits. We are also able to offer you a half day or full day hands-on class in the ancient art of hand-made ceramics production led by a talented painter who has studied under the Master Painter, Romano Ranieri, in Deruta. With her guidance, you will produce a unique piece of art that will be a permanent reminder of your time under the Tuscan sun.

Our 1 week stay in Tuscany was made exceptional by our stay at the villa in Fighine. Our hosts were super nice and we wish we had had more time to spend there, getting to know the owners. Our first big surprise was finding out that our stay would be within the walls of a small castle on a Tuscan hilltop!! It was everything and much more than expected. The restored villa is gorgeous, with all you need to spend a very special time. We will never forget it! From the moment we had selected the villa, all arrangements were easy. The property manager, you answered all our questions and provided us with all the extra information to get us oriented and prepared for our stay. Thank-you. For a special place in Tuscany, we highly recommend the Villa – thank you for sharing your very special place.
My husband and I stayed in this enchanting villa for one week of our two week Italy vacation. We did not want to leave. The pictures do not do the home justice. It is beautiful, clean, spacious, quiet and full of every possible amenity. The owner of the home, Grazia is as sweet and kind as you will find in a host. Her concern for our comfort was much appreciated.
On the practical side, the home is a bit off the beaten track, so rent that small SUV, but to us, this just added to the charm of the stay. Because Chiusi is a fairly large town, we purchased groceries prior to checking in, something we would recommend. We were grateful for a fully stocked kitchen with a large European style refrigerator, coffee maker, microwave, and stove. Grazia even had a bottle of wine waiting for us!
Because we stayed in October and the nights were quiet chilly. We used the wood thoughtfully provided to build a fire, but we did also have to use the heat. The home warmed up very quickly despite how large the it is. As with most places in Italy, you will pay for use of the electric (Including heat) but Grazia is very careful to check the meter with you at the start and end of your visit. I was surprised at how little we paid at the end, considering we ran the heat each night on both levels.
We ate at the restaurant next door twice due to it's convenient location adjacent to the villa, it is expensive, but worth the splurge. Since it was the low season, we had long fun chats with the two handsome, young servers who are being personally groomed and mentored by Heinz Beck. It was a rare experience.
I really could go on and on. This enchanting villa, and it's wonderful host, who will share her family history of the home and is filled with her amazing pottery, is worth the rental!
We combined this visit with several days in Florence on either end. This made for an incredible experience. After the beauty of the city, the amazing charm and scenery at this villa really completed the entire trip. The Fighine hamlet was on a remote hill yet provided a truly comfortable and convenient location to both relax and drive to so many outstanding venues within a short distance. We especially enjoyed visiting Montepulciano, Montalcino, Orvieto and Cortona (where we were treated to a traditional flag ceremony) as well as many other smaller villages nearby the villa. San Casciano at the bottom of the hill was especially enjoyable with its outstanding spa experience at Fonteverde and local restaurant environment at Daniela's. Everything at the villa was fully provided as described by others. Our favorite feature was the pergola where we often enjoyed cacio e pepe pasta and vino nobile wine. At other times, we visited the outstanding Michelin star restaurant next door.
Our two weeks at the villa were made even more comfortable by the continued efforts of the owners, Grazia and Cesare, to ensure that everything was to our satisfaction. Our sincere thanks and appreciation to them both.
What a charming most beautifull villa in a tiny hamlet in the Tuscan hills. Surrounded by the Fighine fortress (now privately owned) a few homes and a darling little churche (not in use but can be visited). All rooms are very well appointed and comfortable with a working fire place and relaxing living room area. The kitchen has all of the necessary cooking tools and appliances in addition to a washing machine. The two bedrooms had their own shower equiped bathrooms and were imaculately clean just like the rest of the villa. To our surprise a high speep wifi had just been installed and it was a bonus that we did not expect allowing us to keep in touch with family and friends back home. Considering that it was late in the season the pool had been removed. The grounds and gazebo with table and chairs were well maintained including a BBQ. There are basically 2 dirt road accesses to the hamlet with pretty villages within 20 minutes to half an hour with great restaurants (very reasonalble) especially Daniella in Castiganio di Bagni. Great base for day trips in both Tuscany and Umbria.
The info provided by both the property manager Linda and the owners Grazzia and Cesare was very helpfull in deciding on our daily itinerary.
Crucial to the enjoyment was the easy communications with Linda the property manager, always responding to our queries within a day or two. The owners were very nice and helpfull. When we could not operate the washing machine Cesare was there the next morning to fix it.
We were also fortunate to meet Linda as she was in the area to arrange a wedding. She organized a cooking class for us at another villa. It was fun and gave us a chance to exchange info with other guests. Thank you to Linda, Grazzia and Cesare for making our vacation memorable.
I would recommend this villa for 2 couples or small family wanting privacy and to relax.
A lovely peaceful spot within a castle walls which is so impossibly beautiful it looks like a film set! The villa sleeps 4 comfortably (maybe more with sofas) and is the best equipped villa /gite we have ever stayed in: usually you have to run to a supermarket to get essentials right away, but not here. The owner was charming and very helpful. The grounds are immaculate and the pool is a bonus. There is no view which is a shame, but from the walks around the hamlet it is spectacular. The drive up thereon the dirt road is arduous and a 4x4 would be great, but this means that when you get to the castle, there are NO mosquitos due to the high elevation! Didn't believe it on arrival but it was true! This made my holiday as I usually get eaten alive! We only visited Siena (gorgeous) as the small hill towns around were enough for us: each one with a more spectacular outlook than the previous, great restaurants and wonderful mediaeval festivals in August. Couldn't ask for more really, we stayed two weeks and not a day too long!
We loved our villa oasis perched on top of a hill overlooking the beautiful Tuscan hills. We enjoyed just relaxing in the peaceful garden without the sounds of city traffic. We hear birds during the day and crickets at night. The neighboring castle which has a restaurant was relatively quiet with a few guests each night. We were able to get to the train station and be in Florence or Siena within a few hours. The villa is located about 4 kilometers from a village, and you do have to travel on a gravel road for 3 km. We did not mind this as we had a rental car. We enjoyed walking to the nearby village. We drove to nearby villages. We preferred taking the train to large cities such as Florence and Siena. The house was equipped with everything you needed to cook with a large refrigerator for European standards. I would definitely recommend this villa for those seeking a peaceful getaway.
