Why Susanna chose Frascati

is a beautiful villa and want to share it and make it known in the world, was built by my father with all the precautions that a father can have for his family. Since we were filmed scenes of important Italian films and we are only 100 meters from the central square of Frascati. It 's all very nice and quiet, with only a 20 minute train ride we go to Rome.

Lovely villa in a fantastic location

We have just enjoyed a wonderful 10 day stay at the villa. The booking procedure was easy and Susanna responded quickly to emails. She also arranged a taxi pick up and drop off to and from Ciampino airport for us at a very favourable rate which meant we did not have to tackle long, hot taxi queues on arrival. Susanna met us at the villa, showed us around our part (her family live in the other half and the upper floors), and left us with a lovely selection of pizzas, snacks, biscuits and drinks. A great start to our holiday, which saved us from having to find a supermarket immediately.

The villa is lovely and had everything we needed for our stay - pool toys, BBQ, wifi, hair dryer, toiletries, towels, phone charger etc etc. The layout is quite quirky with a downstairs games room, lounge and bedroom but proved lovely and cool for our daughters who opted to sleep down there. The master bedroom on the ground floor was spacious and cool too, but we feel the bedroom overlooking the pool would prove too warm, even with a fan. The kitchen was well-equipped, the bath/shower rooms modern, and the lounge large and airy.

The outside space was perfect, especially the pool area. We spent most of our time here which was great, especially as we were there during a heatwave when temperatures reached 40 degrees C.

Frascati is built on a hillside so there were some lovely breezes at times which really helped too - especially welcome after a hot day in Rome!

Frascati is a beautiful town, with many old streets and views which we enjoyed exploring and discovering. The Cathedral square was only 7 minutes walk from the villa, the Carrefour supermarket 10 minutes and the train station 12 minutes. Frascati has many restaurants - we enjoyed Il Tettuccio and La Tappa Di Tuscolo . A smattering of Italian is useful as the town is not particularly touristy but everyone was helpful and friendly. It was lovely to people-watch whilst sat on the cathedral steps, eating gelato after the sun had set. The town came to life after dark with many families dining and promenading, but always remaining peaceful. We felt safe at all times.

The journey into Rome could not be easier. The ticket machines at the station were easy to operate, the fares cheap, the trains ran exactly on time, and Roma Termini station is only half an hour's walk from the Colloseum, Trevi fountain etc. Stunning.

The location of the villa was perfect and we had a wonderful stay.

Great villa in a great location.

This is a great property that is only 10 minutes walk from the town centre and 15 minutes for the train or bus to Rome.

The owners are very welcoming and are available if you have any requests, issues or questions

And they have the loveliest dog. :-)

First let me say, Susanna and Giovanni (Johnny) are very nice people. On arrival we were greeted very well by Johhny and there were drinks and some snacks left for us. The restaurants in the area were very good, Johnny even let us follow him to one the first night. But that's the good. We stayed in Italy for 3 weeks at 3 different villas and this was, by far, the most expensive per night and the least desirable. In fairness to other guest, I must tell the bad. The furniture is pretty 7th century (but some of it is broken); the towels that were provided to us were old and tattered; there were a lot of ants in the kitchen; several of the lights didn't work and some had burnt out bulbs; we wanted to use the washing machine, they tried to get it working, but couldn't; hot water didn't work 2 out of the 5 days we were there; couldn't use pool area any day from 1pm-4pm, per their instructions. Unfortunately, I can not recommend this property. Paul

Owner's Response: Dear Paul, Thank you for your feedback, we appreciate the good and the bad opinion so that we can improve and give a better experience to our guest. I'm happy (this is Susanna writing) that you appreciated our welcome drinks and snacks and all the rest such as the location, the pool and so on. Unfortunately the guest that came before you delayed the departure so we didn't have enough time to notice the washing machine was broken by them or by the circumstances during their visit, and so the bulbs. Of course immediately we change all of them and put a new washing machine in place. Regarding the towel I apologize, we changed all of them with new one. Regarding the furniture, as you mentioned is original 7th century therefore sometimes some parts could brake and to fix we need to send to a specialize carpenter. we do our best to keep it fixed and I'm sorry if you found some parts were broken. Regarding the use of the pool I'm afraid there was a misunderstanding, The pool has free access for our guest at any time of the day for unlimited time. We wanted to inform you about the town rules of not making too much noise between 1pm and 4 pm if you were in the pool. Last but not least, the price is totally in the range with the other villas, in our location and we always have a space of negotiation with our guest customizing the final price on your needs, such as number of nights and people and so on. Considering also that we are the only villa with this size and with pool in the center of Frascati. Our guests usually leave the car at home for all their stay. We stayed as a family group for six days. It was truly memorable. The house is spacious and elegant and the pool a joy in the morning. Susannah and her family were so gracious and there was a lovely snack awaiting us on the evening of our late arrival. Very helpful about amenities and advice for my 92 year old mother in a wheel chair.It simply couldn't have been better and I so wish we did not have to leave. Julie and crew

Beautiful Property

A big thank you to Susannah and her family for a wonderful holiday in Rome. We had such a nice greeting on arrival and were provided with lots of food and drink to keep us going. The property is furnished to a very high standard with a great games room for both children and adults. The pool is a very big size and has both a diving board and slide. This was kept clean on a daily basis. Frascatti is a very good base for going into Rome, which only takes 25 minutes by train. There is only one train per hour, so you do have to get your timings right!

A very good time was had by all.

Given the location of our villa and the many transport that has the city of Frascati, the car will not be necessary.
