MARRACQ AREA. This crossing apartment is very bright, sunny, large terrace in the south west. Living room and master bedroom have an unobstructed view of the private wooded park, on the top of the trees, the mountain of Rhune is cut in the sky in the distance. The residence is located in a quiet area a little out of the center with houses and gardens, 5 minutes by car from the City Center, Stade Jean Dauger; walking distance from the city buses, the Music Conservatory, the Hospital, Delay Clinic, Cassin High School and Chamber of Trades. 2 minutes by car and close to amenities (small supermarket, Quick, 2 pharmacies, bakeries, small shopping center Aritxague). Direct bus to Bayonne station. Historical City Center 5 minutes by car and 25 minutes on foot.

You will be near ANGLET Bernain (cinema, department stores) and the new district of Busquet / Montaury (restaus), very quickly in BIARRITZ or the BEACHES of Anglet, close to the walk of the towpath of Edge Nive and the plain of Ansot (natural history museum).

You will arrive by the external car parks, ground floor level and elevator. But on the other side, the terrace overlooks the private park which descends gently towards a small lake.

The APARTMENT T3 of 62m2 is on the 2nd floor side park (living room and parental room, double terrace exposed southwest), and on the 1st floor side parking for the kitchen and the room 2. The very bright living room receives the sun in the afternoon and enjoys an unobstructed view of the sky, trees and Rhune in the distance, no vis-à-vis face; but if you eat on the terrace, side view of the next building; far opposite to the kitchen and the bedroom 2. The apartment is very bright and quiet, good thermal insulation throughout the year with double glazing. In the summer, outside on the sunny terrace, you will be surrounded by greenery but you will sometimes hear a slight background noise at rush hour from the ring road beyond the park. Some uncomfortable planes or helicopters will land in the distance at the airport or at the Hospital.

NO WIFI, no cable channels, but reception of French, Spanish and Basque TNT channels.

The APARTMENT comprises an entrance with a large closet at your disposal, a lounge / dining room, a master bedroom double bed side park, a 2nd room with a bed of 90 downstairs and a bed of 120 for adults at the top of 'a solid wooden mezzanine, a corridor / library, a separate kitchen, 1 bathroom and separate WC. The mattresses are of good quality. The gas water heater (hot water and individual heating) is new in 2016, as well as the washing machine.

LOCATION: RESIDENCE CLOSE TO EVERYTHING for the discovery of the region, whether the coast or the interior Basque Country. IN SUMMER beaches and surf are nearby. IN ALL SEASON, the walk on the edge of the Nive on the towpath (natural history museum and plain of Ansot), by the sea, at the forest of Chiberta Anglet or Lake Marion Biarritz, hiking in the Basque mountains (and the RHUNE with its little train!) or the escapes on the beaches of the Landaise coast (Capbreton, Hossegor) are within reach. A small hook during an extended stay will take you easily to Irùn, Hondarribia, San Sebastián (Donostia) or the Iraty Forest. Pau is 1 hour drive, then direction to the ski resorts and Toulouse.

THE DECORATION of the apartment is simple but pleasant, with vintage antique furniture and newer winks. THE BEDDING is of quality (firm latex for the 2 beds in 140 and 120, firm foam for the 90 of the bottom). In the bathroom, you will enjoy a bath with shower, 90s. The kitchen (see photo) offers all the functional minimum with appliances installed (and not built-in): fridge-freezer / microwave / plate 2 ceramic hob / mini oven / steam / dishwasher / cf details equipment), you You can also have a coffee or tea on the go on the small table. Cookware / plates / cups / dishes are sufficient (but no cast iron or pressure cooker). In the hallway you will have access to the library, books for all ages, which you will kindly respect and put back in their place, many books with a personal story.

Bedroom 2 with mezzanine has been redone, paints and laminate flooring. The master bedroom is ok and very clean but is waiting for a refreshing painting and carpet. PVC floors elsewhere. Other equipment: see details /. Old computer reserved for private use.

THE LARGE TERRACE: You can enjoy it, eat there (it is covered by the balcony above), with a garden table for 4 people, 4 chairs, 2 armchairs, 3 chairs, the summer a parasol ( barbecues prohibited by the regulation of co-ownership).

THE HOUSEHOLD WILL BE MADE BY THE RENTER BEFORE YOUR ARRIVAL, which guarantees you a very good state of cleanliness, and will be redone after your stay without extra charge, it will be enough that you leave the places in a correct state after your departure. You will have available a BOTTOM OF PRODUCTS: toilet paper, cleaning products provided for occasional use and for routine maintenance, soap samples shampoo. Bed linen provided for 4 beds. Towels provided on request with small supplement, washed at 90. Cooking background with condiments, sugar, salt, pepper, a little oil, mashed in sachets and for a quick breakfast (ground coffee, tea bags and herbal teas).

NO SMOKING APARTMENT (strict ban throughout the night area), if you go on the terrace or at the bottom of the building, thank you to take care not to throw the butts and not to disturb the neighbors in summer. The respect of the places and the tranquility of the neighbors will remain the main criterion wished, hoping that you will take advantage of this PRIVILEGED SITUATION, located at the crossroads of the numerous roads of visit of the Basque Country (car recommended). PS: children are welcome but for security reasons this apartment will not be suitable for those under 3/4 years who walk alone to discover the world, the contents of closets are accessible and unsafe not suitable for their age. The children's walk at the bottom of the park regardless of their age must be under the strict supervision of adults because of the small lake.
