Living Area: Walk into a spacious, clean, lovely living space with hard wood floors throughout. Huge dining room with dining table to seat at least 12. Living room with lots of seating and TV viewing area (w/large screen TV) open to family room with pellet stove and kitchen with marble counters and stainless appliances. Views of the lake from dining room, living room, master, and master bath. Landry room included.
Bedrooms: 5 Bedrooms plus sleep sofas sleep about 18. Plenty of room for all your friends and family.
We are from Manchester, NH where we have raised three wonderful children. We always dreamed of owning on the lake and were lucky enough to find this property. We have been in love with the house and the area ever since. We take pride in offering our guests a home away from home where you can spend time with friends and family just as we have.

There's nothing like waking to the panoramic view of beautiful Lake Champlain from this house. Evenings are spent watching the sun set over the sparkling waters and enjoying the company of friends and family. Located three miles from both Canada and New York, you can easily find interesting things to do.
The home is clean and spacious with beautiful lake views. The master suite is lovely with a jacuzzi tub. Large screen TV (not that you will want to spend much time indoors with the water right out the door). Stainless appliances and granite in the kitchen. Loads of sleeping space. Loved the trip to the Church Street outdoor mall in Burlington, VT (a must). Two beautiful golf courses nearby. Just go over the bridge to NY or Canada.
The house was straight out of 'Vermont Holiday Houses by Lake Champlain' Central Casting... clapperboard with a picket fence. Really great!
It served our family group well and we had a happy 2 weeks there. This house doesn't offer grand luxury but it does offer a solidly comfortable option for a large family group who want to make their holiday dollar go as far as they can.
Great location for exploring this corner of the world - Montreal is an hour away, Ben and Jerry's, Burlington, Green Mountains all within an hour or so drive.
Kitchen was excellent - had everything we needed.
Decking area was great - plenty of seating for everyone outside.
Living room was one big space - served us well.
Any issues we had (we had just one request for more bed linen) were quickly dealt with by the lovely cleaner, who was on-hand via owner Chuck
Comms with owner Chuck were business-like and speedy. He doesn't want your life story, but his approach means that things happen in a timely fashion.
House has only 2 bathrooms - make sure you think this through if you're a big group
House AC is pretty ineffective - we two weeks were HOT - the system is more like a lacklustre fan system rather than cooling. Didn't really do much to cool the place. Additional provided fans did help keep air moving at least.
A few in our party did complain about uncomfortable mattresses (too soft/springy/noisy etc) but that's big families for you! And I'm sure Chuck, being the decent chap he is, has a replacement plan in due course.
We felt that photos made the house look bigger than it actually was. Whilst this wasn't a problem, it was the impression of everyone in our party, so worth sharing on here.
Recycling trash - you need to take it to the local recycling centre. Chuck will give you the details.
The beach in front of the house - is tricky for swimming due to the shallowness of the water - but the local State Park beach is excellent and is a 10 minute drive away.
My family of three daughters, their husbands, and our grandchildren have been renting different properties in VT and NY for a few years together. This is the first one that we all agreed we would not hesitate to return to.
As soon as we stepped foot into in the house we knew we were home. The pictures did not do justice of the interior. The open-concept family area with large living room opened to the fenced-in yard. How perfect for our toddlers. The dining room table easily fit our large family for games, crafts, and huge meals. The bay windows overlooking the lake make it a favorite spot for gathering.
The kitchen was filled with all amenities we possibly could want including many spices. There were dishes, glasses, mugs, and flatware as well as pots and pans galore. The small table in the kitchen was an added bonus.
We all wanted to take the master suite home with us. The view was beyond beautiful and the room itself was enormous. It became a getaway for reading, games, and quiet reflection.
The lawn was mowed and the beach groomed before our stay. What a great first impression! The lake water was low this season because of the mild winter but for us that was not a problem. Even the toddlers could walk out safely and float with the help of their life jackets. The older kids and adults took full advantage of the canoe. We even rented paddle boards from the country store on Apple Island. We so loved that store that we took "field trips" there a couple of times. One small nuisance from mother nature was the aquatic plants we had to rake up that had washed up on the shoreline overnight.
A one hour drive down through the islands to Burlington was well worth it. The drive itself was beautiful. We enjoyed Church Street and the ECHO Science Museum. I even worked in a Jazzercise class in Williston. On the trip home we took a detour to investigate the fossils on Isle La Motte. Right over the bridge crossing into NY is Rouses Point, a sweet little town with terrific pizza and ice cream at Gino's Pizza. The nearest full grocery story, Price Chopper, is a few minutes further in Champlain, NY. However there are some smaller stores right near the property.
Owners Chuck and Kim were quick to respond when we tripped a circuit breaker. They sent over a neighbor who quickly came right over. They also responded quickly by phone or e-mail when I had questions.
My family has stayed here for 3 years and can't say enough about how lovely this home is. It is beautiful, clean and has everything you need. We travel quite a lot and have stayed in many homes over the years. This house has all the "good stuff". It is stocked with nice linens, good cookware, quality dishes, etc.
My family and I had a wonderful time at this lakeside retreat. The house has a beautiful back yard that is right on the lake. Gorgeous view! The upper part of the yard is fenced in which was perfect for keeping my niece and nephew from wondering to the water unaccompanied. There is a gate from the yard that leads to the driveway, and following the driveway down takes you to a small beach and to the lake. We brought a couple kayaks with us from home and throughout our week stay we took turns paddling around the lake. We kept them on the beach, and it was very easy to take them out and bring them back. We were there late August and the water was calm and easy to kayak in. We also brought our bicycles. A few of us went on a biking trail near the house. The trail was quite rugged, but was still enjoyable. Wear bug spray if you go on this trail! Another day we took a 10 mile ride to Hall Home Place which is an apple winery. We had some Vermont cheese here and sampled the different wines/ciders. I recommend a visit. We took a couple day trips as well. One to Montreal, one to Stowe, and one to Burlington. There were 8 adults and 2 children staying in the house, and there was plenty of room for us. I was comfortable in the house even though it was fairly hot the week we were there. My brother and sister-in-law slept in the bedroom with the washer and dryer in it, and they said the room was warm at night. We used the kitchen and grill quite a bit during the week, and it was well stocked with cooking equipment and containers for leftovers. Also, the house was well supplied with hand soap, laundry detergent, dish soap, garbage bags, etc. The house is well looked after, and Chuck and Kim thought of everything to include in the house to make the stay enjoyable. They have a keen sense of detail, and I was impressed by all the small things. We received our security deposit promptly as well. The perfect house for a relaxing family vacation! Perfect for extended family fun! Every year we host our daughters, grandchildren and this year, even the sons-in-law. We have our grandchildren attend Alburgh Union Bible Church Vacation Bible school, the week we stay. This has definitely been the nicest! Safe area for the little grandchildren outside in fenced area. Huge BBQ, Great kitchen, Take my advice and put dibs on the master bedroom,...you won't regret it! Bring 2 safety gates for the 2 stairways, if little ones. We had 5 vehicles - no problem parking. Very handy laundry room. I can't say enough!

Golf: Their are two golf courses near by. The Alburg Golf Links is an 18 hole golf course that is also a great place to have lunch or dinner and is only 10 minutes away. 15 minutes away in Rouses Point New York is the North Country Golf Club which is an 18 hole golf course.
