Gloriously rural, Crookhouse Mill is a fantastic new barn conversion set in a spectacular spot with breathtaking views over the hills and valleys of the Northumberland National Park. It will be a favourite with families and friends looking for a place to unwind and enjoy some together time in a tranquil country setting.
For those with a love of entertaining, the large open plan kitchen and snug with its hand-crafted chalon style cabinetry offers a wonderful space to cook, eat, socialise and relax, with large french doors leading out to the garden where you can enjoy that first cup of coffee or last glass of wine.
With subtle decor and classic furnishings in wool and tweed, the lofty open plan sitting room with original oak beams has a warm, understated elegance with a large fireplace which takes centre stage. The dining space features a large oak refectory table which seats eight comfortably for relaxed evenings in.
A ground floor double bedroom offers flexibility with a zip and link bed and en-suite facilities, while the calming palette of natural tones continues up to the first floor galleried landing which leads to three well appointed en-suite double bedrooms.
Set at the end of a private road high in the hills on the Lanton Estate, this is an area of big sky views, stunning scenery and spectacular sunsets which will only leave you looking forward to your next visit!
The accommodation sits on two floors with parking and access from a rear courtyard.
Open plan kitchen/dining space with snug, comprises hand-crafted chalon style kitchen with granite and oak work surfaces, integrated dishwasher, induction hob, double oven, microwave, large fridge/freezer. A large round table seats eight comfortably for informal dining. The snug features two small double sofas wth armchair. Technology includes a flat screen TV with Sky package. Double doors lead out to a gravelled courtyard area with outside seating and garden.
Utility Room - with washing machine, dryer and belfast sink.
Entrance & Boot Room - with hanging space and bench seating. This includes plenty of space for dogs to sleep/dry.
Cloakroom - with WC, basin and heated towel rail.
Open plan living/formal dining area. Two large double sofas and two armchairs provide plenty of seating space set around a large woodburning stove (logs supplied). Technology includes a large wall mounted flatscreen TV with Sky package and Bluray DVD player. Large double doors lead out to the gravelled courtyard and garden. The dining area has a large refectory table with formal seating for eight guests.
Bedroom 1 - ground floor bedroom with zip and link beds with can be adapted to 6’ super-king or 3’ twin as required. Two side tables, chest of drawers, wardrobe. En-suite bathroom with shower unit, basin, heated towel rail and WC.
Bedroom 2 - with fixed 5’ king-size bed, chest of drawers, two side tables. En-suite bathroom with shower unit, basin, heated towel rail and WC.
Bedroom 3 - with fixed 5’ king-size bed, chest of drawers, two side tables, built-in wardrobe/cupboard. En-suite bathroom with large walk-in shower (rainforest head), basin, heated towel rail and WC.
Bedroom 4 - master bedroom with fixed 6’ super-king bed, 2 side tables, chest of drawers, wardrobe and juliet balcony with views over open countryside. En-suite bathroom with bath, separate shower (rainforest head), basin, heated towel rail, WC.
Heating throughout the property, with underfloor heating in the ground floor living area. Woodburner in the sitting room (logs supplied).
Wifi and mobile coverage
Wifi is available but please note that this is a rural area and speeds may be slower than you are used to. There is no mobile reception and a landline is provided for reasonable use by guests.
The beds are made up with high quality Egyptian Cotton bed linen, and a hairdryer is supplied in each bedroom. Bath sheets and hand towels are provided for guests along with hand soaps and toiletries.
Babies and children
A travel cot and high chair are available on request.
A welcome pack is provided.
The property can be taken on a purely self-catered basis, or a cook is available throughout guests’ stay, for breakfasts or dinners only or to provide one-off celebratory meals for a special occasion. A homemade meal delivery is popular for guests’ first night and wine delivery is available in conjunction with renowned wine merchants Corney & Barrow.
Two well-behaved dogs are welcome, but they must be kept to the boot room for sleeping or when wet and dirty. There is an outside tap and guests are asked to clean their dogs before access into the property. Once dry, dogs may be permitted in the kitchen/snug area of the property only.
Garden and grounds
Crookhouse Mill is surrounded by a gravelled courtyard extending into a lawned area to the front of the property which runs to open fields beyond. The cottages are situated up a long private track and traffic is therefore very limited. Guests are welcome to explore the Lanton Estate on which the cottages sit.
There is ample private parking available to the rear and the front of the property. Sheds can be made available for the storage of bicycles and outdoor kit.
Access �� Important!
The property is accessed via a private estate road which becomes a predominantly hard-covered track. The track involves a number of cattle grids, is steep in places and is unsuitable for very low slung cars. During icy and snowy conditions 4WD vehicles are essential. Please contact us if you have any concerns.
The property is part of a small hamlet of properties at Crookhouse which includes Bowmont Cottage and College Cottage (see images). Crookhouse Mill sits to the rear of Bowmont and College and has been developed to ensure guest privacy as far as possible. If you have any concerns, please call us to discuss. There are open fields to the front and rear of the development.

Local amenities Despite Lanton’s rural location there are good local amenities nearby. The estate is seven miles from the pretty town of Wooler which offers a good range of independent shops including two excellent butchers, a very good delicatessen, several pubs and cafes and the highly rated Milan Restaurant. Cornhill on Tweed is eight miles from the estate and offers an excellent village shop selling pies and delicious local goodies and the Collingwood Arms which has a super bar and restaurant specialising in dishes prepared using the wealth of local produce on offer. More extensive shopping including a good range of independent shops, pubs and restaurants are available at Kelso 14 miles away. Activities & attractions Fabulous walks from the doorstep range from leisurely rambles along the Bowmont Water and surrounding farmland to 600 miles of designated hill and moorland routes in the Cheviot Hills. The St Cuthbert’s Way and the Pennine Way are also nearby. Cyclists are equally well provided for with miles of marked routes and quiet country lanes to explore offering everything from meandering river valley saunters to wild open moorland blasts. The Cheviots offer some of the best mountain biking in the country and the Pennine Cycleway and the Reivers Cycle Route both run through the National Park. Dogs and horses are welcome at Crookhouse and stabling is available. The local bridle paths provide access to some of the most beautiful and unspoilt areas of Northumberland. The stables at Kimmerston just down the road also offer riding in the Cheviot Hills as well as rides on the spectacular sandy beaches on nearby Holy Island. There is low key fishing on the River Glen which runs through the estate. For more serious fishing, the cottage is only a fifteen drive from the River Till one of the area's best kept secrets with an impressive sea trout run each spring. The lower and bottom beats of the legendary River Tweed are also within easy driving distance. Walked up and driven shooting is also available on the Lanton Estate and on neighbouring estates. Golf fans are no less well provided for with golf courses nearby including links courses at Bamburgh and Goswick, parkland courses at Wooler and Belford and the sublime Roxburghe Championship Golf Course just outside Kelso. Some of the cleanest and emptiest beaches in England can be found on Northumberland's spectacular Heritage Coastline nearby. One of our favourite spots is Bamburgh Beach, with miles of pristine sand nestled behind huge sand dunes. At low tide take a trip across the causeway to the mystical Holy Island of Lindisfarne or take a boat to the Farne Islands to see the resident colonies of Grey Seals and an impressive array of birdlife including Puffins. The stunning coastline provides the perfect opportunity to try your hand at kite surfing, sailing or coasteering. For something a little different, gliding is available at nearby Millfield. Clay pigeon shooting and archery are also available locally and beginners are very welcome. Also nearby is the Ford and Etal estate where one can have a wander around the ruins of Etal Castle or enjoy a pint at Northumberland’s only thatched pub before taking the delightful miniature steam railway which runs to Heatherslaw to explore the corn mill and buy some delicious Heatherslaw biscuits. The region’s rich history is reflected in the magnificent chain of castles that punctuate the landscape. Those nearby the cottage include dramatic Bamburgh, perched high on its rocky outcrop, the vast, romantic ruins of Dunstanburgh, the palatial splendour of Floors, Chillingham, reputedly one of the most haunted buildings in England and home to the world’s only herd of wild cattle, and foreboding Alnwick, made famous as the location for Hogwart’s School in the Harry Potter films. Further afield, the magnificent city of Edinburgh is only about an hour by car or 45 minutes on the train from nearby Berwick-upon-Tweed.
