Hulls Cove Estate Rental Photos and Description

Peerless: oceanfront, beach, moonrise views, private peninsula enclave, lux home

The best.

More than 400 families coming to the Oceansedge property on Hulls Cove in Bar Harbor during the last 20 years have judged it to be far and away the best vacation rental property of its kind on the Maine Coast, for these 8 reasons:

(1) The Property – (2) the Home – (3) the Location – (4) the Views – (5) the Grounds – (6) the Ocean Frontage – (7) Acadia National Park – (8) Reputation

1) the PROPERTY

a) stature – a formal, elegant, and lavishly appointed ocean front home having a value of approximately $2 million.

b) acclaim – a perfect-score 5-star rating from every guest in 2014 and in 2015 (possibly a unique score among Homeaway’s innumerable listings nationwide), plus 70 such endorsements in prior years. (See endorsements).

c) international standing – discriminating guests have included persons of world renown professional distinction, including some household names in this country and abroad.

(Companies and institutions represented include, among others: Harvard Medical School; Wall Street’s Morgan Stanley and Goldman Sachs; Facebook; among banks, Bank of America and Wells Fargo and Barclays; numerous celebrated American law firms; plus recognized entities in the UK, Canada, Australia, Israel, France, Germany,, and the Bahamas.)

d) following -- for 20 years, families have been returning year after year to the property considered a vacation rental of distinction.

e) services – a staff of 6 people and various on-call contractors oversee the property year-round and continuously improve it. They also provide or arrange virtually any on-request concierge service including, among others: catering, ad hoc housekeeping, sports equipment leasing (bicycles, kayaks), cosmetology, professional photographers, guide service for hunting and fishing, transportation to and from airports, etc.

f) unique feature: wildlife – a chief joy of most of our guests has been the opportunity to observe nearly approachable wildlife; as is possible only for a property in Bar Harbor as set apart and private as is the Oceansedge property at Hulls Cove.

(That wildlife includes: families of white tailed deer and their fawns, pet red squirrels and chipmunks, mallard ducks and ducklings in the property’s pond and streams; plus foxes, raccoons, and innumerable birds [eagles, owls, woodpeckers, songbirds, red tailed hawks, and some unusual arctic birds]).

g) year-round availability – year-round availability, including winter holidays.

2) the HOME

a) house – stunning, formal 2-story single-family home, a New England cape.

b) contents – antiques, art collections, 4 libraries, military artifacts, taxidermied Maine predators, and unique appointments discussed in the 9-page “Property Description” available to you on request.

(Art: 200-year old English lithographic hunting and coaching prints, numerous maritime prints by famed John Stobart, depictions of New England landscapes and seascapes by Stow Wengenroth, vintage WW II prints by Alberto Varga, illustrations by N C Wyeth and Howard Pyle, antiquarian battle maps, various original oil paintings by Maine artists, etc.)

c) decor - traditional decor, including: oriental rugs; cherry and mahogany furnishings; hardwood floors; brass and crystal lighting, historic Astor wall sconces.

d) bedrooms – 4 bedrooms, sleeps 10 or more; 2nd-story bedrooms have French doors & walk-out decks overlooking ocean

e) bathrooms – 4 ½ baths, ensuite for each bedroom

f) kitchen – lavishly equipped kitchen; vaulted ceiling; large; sunlit bright for: 3 skylights, 18 track lights, LED under-cabinet lights, 2 ocean-facing picture windows, and french door opening to ocean-facing kitchen deck.

(Several collections of china and glassware and silverware, plus virtually every conceivable cooking device, appliances, and tools along with Calphalon cookware and lobster cookware).

g) libraries - 4 libraries: a formal library plus additional library collections in the living room and in two bedrooms; one of the largest of private libraries and includes extensive antiquarian collections.

h) eating areas – 5 eating areas, all with ocean views: formal dining room with french door (seats 8); kitchen also with french door (seats 6); deck off kitchen (seats 4); brick patio off living room and dining room (4 tables - seats 14); deck at the beach (seats 4)

I) audio/visual – Direct TV connections and a wireless internet connection to 5 large flat-screen TVs (3 bedrooms, kitchen, and library), plus both Bose and Pioneer surround sound systems.

j) 3 fireplaces

k) new and biggest-made Maytag washer/dryers equal to the needs of numerous guests, with commensurate hot water volume.

l) security system, safety devices – an onsite and remotely monitored security alarm system providing protection against intrusion in every room, and as to smoke or fire or carbon monoxide.

3) the LOCATION

a) ocean frontage – actual on-the-ocean shore frontage.

b) neighborhood - a quiet and distinguished neighborhood enclave, consisting of perhaps a dozen or more oceanfront homes of obvious distinction. Located on a 100-acre peninsula surmounted by a spruce and pine hilltop, circumnavigated by a private-road. In Bar Harbor, on the shoreline of Hulls Cove, overlooking Frenchmans Bay and its islands, and the North Atlantic beyond.

(Hulls Cove was the original 19th century epicenter of the town (then called Eden), and the location of several Gilded Age mansions along with a pier near the subject property, which received from tenders the owners of the world’s greatest yachts and the admirals of the American Great White Fleet.)

c) privacy – private, posted neighbohood assocaition road, leading to also-posted 1,000' driveway to house at the edge of the ocean

d) absence of noise, traffic, and crowds – The set-apart aspect of the subject property, which is highly unusual relative to most rental properties in Bar Harbor and on the Island, ensures quiet, privacy, solitude, personal safety.

4) the VIEWS

a) South-facing views – the Cadillac Mountain range, Acadia National Park, active Bar Harbor waterfront, the Town harbor and its boat basin, the Porcupine Islands chain, gorgeous sunrise and moonrise views over the North Atlantic beyond.

b) Action – within hailing distance of working lobster boats. The Bar Harbor Yacht Club fleet active on opposite shore of Hulls Cove

c) Subjects – view of the anchorage for the world's most famous cruise ships (Queen Elizabeth II, Queen Mary) and a mansion-studded shoreline.

d) Ambiance – The subject home faces directly south toward the oncoming sea breezes: the sight and sound and smell of the moving ocean.

5) the GROUNDS

a) entrance – 1.5 acres beginning at pink granite walled entrance. Meticulously maintained and extensively illuminated grounds. Including 4 ponds descending 1000' driveway through the woods to: the house, gardens, a house-flanking murmuring brook, and paramount ocean views.

b) approach - parking area and approach to the front door circumnavigate beachstone walls, rare ostrich ferns, and crushed pink granite stone from Rockefeller estate.

c) oceanside - patios and decks, broadlawn ocean vistas.

6) the WATERFRONT

a) waterfront access – direct water access to private beachfront, over pink granite steps from backyard lawn to deck at the beach.

b) kayaking – "anytime" kayaking from the beach below the subject property, over Hulls Cove toward Bar Harbor Yacht Club, past Gilded Age shorefront homes and intervening hotels and restaurants, to the Town’s marina, and to the islands beyond.

c) sunset deck at beach – dining table and deck furniture, proximate to working lobster boats, passing and basking seals and seal pups, views of Bar Harbor’s boat basin including cruise ships on display in port.

d) lighting – the waterfront portion of the property offers optional floodlighting such that watching the ocean waves can be as much enjoyed at night as during the days, under “daylight” white floodlights, or in blue and green.

e) unobstructed views and privacy – although a public-way Shore Path separates most shorefront homes in Bar Harbor from the shoreline, the Shore Path does not exist, at all, in the Hulls Cove neighborhood; no coming and going of walkers and gawkers compromise our guests’ ocean views, nor their privacy.

f) mooring -- on-request mooring is available for small and large boats.

7) the ACADIA NATIONAL PARK

a) proximity -- subject property located within 1 mile (walking/bicycling distance) of the official Reception Center for Acadia National Park

b) things to do – the Park’s 30,000 acres include 100 miles of car-less bicycling and jogging, past lakes and ponds and mountain vistas, plus additional mountain climbing and hiking and fishing and swimming opportunities, all leading to and from the several shoreline villages and towns on Mountain Desert Island.

c) incomparability – few if any other significant rental properties can claim the same distinguishing convenience of being so proximate to the Park’s Reception Center.

(Acadia is the 2nd most-visited of the National Parks because Bar Harbor and Mount Desert Island are considered among the most beautiful places in North America. The Park was encouraged by Teddy Roosevelt, organized by Harvard visionaries, and largely capitalized by the Rockefellers).

(8) Reputation

Owned for 35 years. Leased during “the season” (and now in off-season weeks as well) for the most recent 20 years.

Arguably the best luxury rental property of its kind on the Maine Coast. You should come.

About JB Dyer

The subject property has been family-owned for three generations and 35 years. The vacation rental business has been in operation for 20 years. Bar Harbor Chamber of Commerce.

JB Dyer purchased this estate in 1979

Why JB Dyer chose Bar Harbor and Mount Desert Island

The property owner has retained this property for over 3 decades, and has kept the property in this business, because innumerable guests have reported that the property favorably changed their lives and engendered some of the most fulfilling memories of their lifetimes.

Every rating submitted by approximately 4 dozen guests coming to Oceans Edge in 2014 and 2015 was a perfect-score 5-star rating.

The 'testimonials" section of this web site contains more than 65 recent endorsements, all of them complimentary.

The property's almost 4,000 guests of 20 years regard the Hulls Cove property as the best in the business among the market area's 700 competitors.

For the guests' reasoning, please see "unique benefits" immediately below.

What makes this estate unique

(1) actual ocean frontage - (2) safer shoreline - (3) uncompromised privacy - (4) 1 mile to Acadia National Park - (5) wildlife - (6) endorsements - (7) 20-year reputation

1) Actual ocean frontage

The subject property is truly on the ocean.

2) safer shoreline

Unlike many other properties on Mount Desert Island’s shoreline, this property is free of steep cliffs and rip currents that would make difficult or dangerous access to the shore and to the ocean water itself, not to mention being a mortal danger to children or to the elderly.

3) Unobstructed oceanfront, unimpeded views, unlimited water access, and complete privacy.

A public-way “Shore Path” commonly divides (often with metal fencing) the ocean shore from the ocean-side lawns of some of the otherwise desirable oceanfront properties in Bar Harbor.

The Shore Path does not exist, at all, in the Hulls Cove neighborhood.

Our guests therefore enjoy ocean views unobstructed by fences, hedges, gates, or the like.

They can also enjoy the backyard patios and decks in privacy from gawkers.

They can descend to the beach at any time in order to launch a kayak, or be alone with the sound of the waves.

4) Location

The Reception area for Acadia National Park’s 30,000 acres is within 1 mile of the property.

5) Wildlife

For noise and traffic and crowds not being a factor at the Hulls Cove property, a chief joy of our guests has consisted of observing wildlife in the very backyard of the property, night and day, as would be utterly impossible at other rental properties located near the din of Main Street.

(Wildlife: white tailed deer and their fawns; pet red squirrels and chipmunks; mallard ducks and ducklings in the property’s pond and streams; foxes and raccoons; innumerable birds [eagles, owls, ospreys, woodpeckers, songbirds, red tailed hawks, and arctic birds]).

6) Endorsements

Please see the owner’s web site, including photos and comments provided by 100 previous guests.

Pictures Don't Do This Home Justice!

  • 5 of 5

We had the distinct privilege of staying at this beautiful property for a three generation family vacation. We had searched tirelessly for a rental property in the Bar Harbor/Acadia area to suit our needs, and thankfully stumbled upon the Hulls Cove property with a week open for our enjoyment. As beautiful as the pictures are, they do not come close to doing this property justice-- they can’t begin to convey not only the natural beauty inside and out of the home, but more importantly the peace and tranquility that we instantly felt upon entering. The housekeeping staff did an extraordinary job of preparing the home for our arrival. Both the home and the grounds were pristine. The housekeeping staff had even gone the extra mile to add fresh flowers to every room and bathroom in the house—small touches like that are so rarely found but so greatly appreciated! We were even lucky enough to arrive when the rhododendrons were in full bloom to further add to the charm of the home.

The home is perfectly located—just a few minutes from the main entrance to Acadia National Park, and no more than 10 minutes from downtown Bar Harbor. Despite its close proximity to downtown, the home is situated in a secluded neighborhood, off a long, beautiful driveway, with the perfect amount of privacy. Both young and old enjoyed the wildlife, especially the chipmunks! Our first morning there I was able to wake up and view the most beautiful sunrise directly from my bed upstairs—incredible! The house was expertly appointed with all the necessary amenities a vacationer could want or need. We especially enjoyed the vast library collection and nightly family games in the cozy living room. The grandparents in the family enjoyed their morning coffee on the beach deck each day.

Lastly, this review wouldn’t be complete without mentioning the wonderful owner/manager, Mr. Dyer. Not only was his attention to detail evident in his quick responses to any of our emails before our arrival, but his kind nature and fine character were evident as well—a gentleman in the truest sense. If you have the opportunity to stay at this beautiful home, we highly recommend it!

Perfect holiday property for all ages!

  • 5 of 5

This is the second summer that my family and I have rented this property for two weeks, and the home and grounds are perfect for three generations, I am the mother/grandmother, accompanied by my daughters and their husbands, and my two grandchildren, ages 11 and 14. We all had an equally perfect time both years! The house is spacious such that we were not on top of each other, yet the rooms are large enough we could all be together whenever we wanted. There are spacious and beautiful bedrooms for both adults and children, and also a bedroom with a fully handicapped accessible bathroom for those who need such facilities. The kitchen has virtually every cooking equipment any chef would want. The house is filled with beautiful treasures, lovely books and comfortable furniture. The grounds are glorious, and the ocean cove views are enchanting in any weather. There are many animals to enchant one and all, including chipmumks who will eat out of your hand. The property is a mile from Acadia National Park, and close to Bar Harbor, Northeast Harbor, and Southwest Harbor.

Indeed, the property seems to have a soul. When I arrived I felt as if I was returning home, and I despaired to leave,. I cannot imagine a more perfect vacation home!

Clearly the Anchor of our Bar Harbor Vacation Experience

  • 5 of 5

What a warm personalized welcome bestowed upon our family of 11 when we arrived at the Hulls Cove home, yet done so remarkably without a single face! This house immediately was adopted as our home for 7 days & nights. Its exquisite detail in both appeal and comfort found a shared smile by each of us...and it easily lived-up to all our first impressions. You absolutely have no doubts when the young children engage to play with no hesitation. The privacy of this residence and grounds was particularly special during the big July 4th holiday and crowds. We all awoke well-rested each morning, a credit to the bedrooms beautiful design and accommodations. Be sure to befriend the chipmunks. Kudos to management for the attention to meaningful details so to make this stay like no other. Thank you.

Owner's Response: For extraordinary people to come to this property is actually an ordinary event. Most of my guests have achieved extraordinarily great financial success, or great recognition within the legal community, within the fields of computer engineering of medical science, within the literary community, or within the arts. They are, for the most part, the God-given beneficiaries of intelligence, judgement, and leadership instinct. They are also largely extraordinary for their levels of education and for their personal associations. The family providing the related endorsement shown here possessed many of those attributes just mentioned. But what made this family additionally and uniquely extraordinary was their gracious concern about, and genuine interest in, other people whom they met along their way during their vacation. Meaning people of all stations in life, high and low, beginning with the housekeepers who provided for all the comforts of the guests, as the housekeepers do when they leave their own families every “turnover day” on 24 weekends per year, for 20 years now. This was only the second family in a dozen years to leave behind anything for the staff who served them. This family was also unusual for their enthusiasm and plan-ahead organization and good cheer. Likewise their intellectual curiosity about the living things that abound on the property. And their appreciation for the history and character of the community and the national park. They meant to enjoy their vacation, and they did. They not only did their part, they insisted on doing so. It was my greater pleasure to have them than the other way around. And, in the same week, I learned more from them about their way of family life 1,000 away, than they did as to the place they were visiting here in Maine. These were Midwesterners. From the Great Plains, and possibly from a different era. Extraordinary American citizens, greatly blessed and benevolent as well. There is no prospect for this family's return whereas they have other and new destinations in mind. I write this response simply because I particularly liked and respected this family.

Feeling right at home in Maine

  • 5 of 5

Although we live in the West, if ever we are fortunate enough to find ourselves near Acadia National Park in Maine again, we will know just where to stay. This Hulls Cove home is perfectly appointed, beautiful, serene, and comfortable in every way. Though our party had come with the intention of seeing the national park, we joked more than once about forgetting our plans for Acadia in favor of remaining in the perfect oceanside setting and beauty of the home. That said, this was the ideal, convenient location for visiting spectacular Acadia and the surrounding area. The owner of the home, meticulous for detail, was beyond gracious, kind, and accommodating. We were delighted to find the flag from our home state flying to greet us upon our arrival. We felt in every way as though we were visiting the home of an old friend in the sense that everything we needed had been taken care of, the door was open, the lights were one, everything was perfectly clean and comfortable, and our favorite books were on the shelves. Each person in our party of eight would highly recommend this home--of many vacation rental homes over the years, our favorite!

Perfect in every way

  • 5 of 5

Our stay at Hulls Cove was wonderful: the house is beautiful and so are the grounds and views. A lovelier sunrise I have never seen. The house is perfectly maintained with all amenities provided - down to deer, squirrel and duck food!. It is very spacious and comfortable, and is beautifully furnished. It felt like being at home, rather than a rental property. The location is very convenient for exploring Acadia (minutes away!) and the area. The owner was very helpful, before and throughout our stay. We would definitely recommend this handsome house to anyone who appreciates beauty, comfort and quality and would ourselves love to come back!

Early September.

  • 5 of 5

We spent a week in early September, and like another reviewer, arrived at the time of a full moon, the"super" moon. Beautiful on the bay. Everything was great. First time in Maine. Have spent many vacations in the Outer Banks and this home far exceeded any that we stayed at in North Carolina. House was immaculate, very well equipped with everything you need. Location is great, convienent to Bar Harbor, Acadia, etc - but still very private. We especially enjoyed being able to relax in addition to seeing all the sights, eating out (and in), etc. Mr Dyer very accommodating and definitely wanted us to have a great vacation. Would recommend to anyone. Wish we could have stayed longer.

Hulls Cove

The property is located on the ocean, in the Hulls Cove neighborhood, in the Town of Bar Harbor.

1) Bar Harbor

Bar Harbor is the largest and most historic community on Mount Desert Island, in 'Downeast' Coastal Maine.

2) Mount Desert Island

Mount Desert Island's approximately 30,000 acres are chiefly comprised of the Acadia National Park.

3) Acadia National Park

Acadia rightfully claims to be one of the most beautiful scenic treasures in America, featuring both stunning ocean landscapes and mountainous woodlands undiminished by time or by man.

4) Things to do

Bar Harbor and Mt. Desert Island offer:

-- superior bars and restaurants (approximately 100), night clubs,

-- nearby athletic facilities, a nationally renowned and stunningly beautiful public golf course (Kebo),

-- immediate proximity to the Park's salt and fresh water beaches, convenient and abundant connections to airports in Bangor and Trenton,

-- whale watching, deep sea fishing, sailing,

-- antique shopping and L.L. Beans nearby,

-- and signature lobsters night and day.

5) Things to do within, Acadia National Park:

The Park's main reception center, which is less than a mile from the subject property, is the gateway to 50 miles of historic "carriage roads" built by the Rockefellers, almost precisely 100 years ago, seemingly without regard to expense.

The carriage roads are devoid of automobiles of any kind. The perfectly maintained crushed stone roads are therefore ideal for:

-- bicycling: rental bicycles are available from numerous vendors and can be delivered to the subject property.

As mentioned, The Park's main reception center, which is less than a mile from the subject property, is the gateway to 50 miles of historic "carriage roads" -- for bicyclists, the roads are safe, far reaching (connecting to every town and village on the Island), and offer sumptuous scenery.

-- kayaking: rental kayaks are available from numerous vendors and can be delivered to the subject property.

(The subject property offers arguably the best kayaking location on the Island - with the kayaks being launch-able from the backyard virtually on a whim.)

-- fishing: salt water and fresh water.

(Witch Hole Pond, near the subject property, is worthy of a capable fly fisherman.)

-- hiking and mountain climbing: the Park offers many mountain climbing opportunities ranging from "easy for almost anyone" to "not for the faint of heart".

-- jogging: the Park's carriage roads offer many stunning jogging routes.

One of the best is the 5.6-mile route (with optional extensions) around Witch Hole Pond, which begins within a mile of the subject property.

-- skiing: Mount Desert Island's 30,000-acre Acadia National Park is world renown for cross country skiing in visually spectacular surroundings during the holidays and throughout the winter months.

Notes:
The Hulls Cove property is a formal and luxurious vacation rental, meaning guests reasonably expect all of the following: – elegant furnishings (distingusihed furniture, recognizable art, abundant libraries, distinctive lighting fixtures, formal antique rugs and other floor coverings, the best of outdoor furniture) -- a décor with cachet, thematically intriguing, eclectic, befittingly New England-ish and Maine-ish. – superior inventories of every kind (name-brand table settings, linens, towels, drapes, kitchen equipment, etc.) – flawless professional presentation on arrival, an on-call housekeeping and catering staff, an obligation to do precisely nothing on departure. – an undistracted dialogue with the surroundings, including: peace and privacy, ocean views, waves on the beach, safety, alfresco dining, the company of gentle wildlife, stars on the seas. – only fond memories.
