This Beautiful 2800 sq ft home lies in the middle of a very private 86 acres in the historic Catskills region of New York. The nearest residence is at least a 1/2 mile away. The house lies at the end of a long driveway that curves up the mountain to reveal the home only near its end which is centered on the property for total privacy.
The tranquility and peaceful silence here is astonishing. Much of the property is wooded with well laid out trails for hiking or even for cross country skiing. 100 year old field stone rock walls abound on this property which also boasts two 3 acre and four large 5 acre fields near the residence with gorgeous views of the surrounding mountains.
The private secluded pool is 40' by 20' and goes from 3' to 11' at its deepest end. It is immaculate and well maintained with loungers for sunbathing etc... Right next to the house is a beautiful 1-1/2 acre pond to spend evenings next to relaxing, enjoying the sunset or just stargazing late into the evening. There is even a fieldstone bon-fire pit for relaxing over an open fire near the house!
The property has been maintained by the owner along with the help of the NYS forestry department to ensure a perfect setting for all natural wildlife indigenous to the area. Don't be surprised to see the VERY rare Bluebird and colorful Wood ducks making there homes in and around the numerous bird houses and the spring fed pond near the house. Deer and Turkeys are always around as well as Blue Heron and the occasional Bald Eagle. Red hawk families circle in the rising evening air every day throughout the summer and at night the owls sound off year round. The fertile pond is filled with frogs, turtles and several species of fish a young child or a child at heart adult) would love to see and explore!
The house has beautiful hardwood floors throughout and the large 16ft high ceiling sunroom/great room fills with sunlight on 3 sides with 6 floor to ceiling windows and skylights. This room, which also has the sleeper couch, has a 56 inch HD LCD screen for a great movie watching experience.
Outside the large French doors across from the main entrance you can walk out to a large wooden, raised deck for outdoor dining and barbecuing. The house is filled with antiques and boasts a full kitchen with high quality Wurstoff knives and Cuisinart pots and pans for the foodies.
The 2 bedrooms both have Queen size beds and charming decorations, armoirs, dressers, personal bedside lighting, and antique bedside tables. Tons of books are discreetly stacked and available throughout the house
The Den or 'WInter Room' we like to call it, is furnished with gorgeous leather furniture, a Vermont Casting Woodstove ( available only in winter), cow skin rugs and large windows affording a view of the pool and surrounding fields.
This home is close to some of the well known skiing centers in the Catskills and also very close to world class fly-fishing and all types of outdoor adventures. In the fall, the foliage is breathtaking.
This home has it's own 500ft deep well which supplies all of the water and is 100% pure, filtered and drinkable spring water right from the mountain.

My husband, son and dog had a wonderful time at Michael's house! The house was easy to find, spacious, clean, sunny and comfortable. We enjoyed relaxing in the sun room, running around outside with the dog, barbecuing and really loved swimming in the pool. We spent most of our time at the house, but did venture out a few times and had a nice visit in Calicoon for lunch and ice cream and did some creek and river exploring in the area. Next time we might try the water tubing down the Delaware!

Our family just spent 5 days at this beautiful property. We had the best time. The weather was perfect. The property is gorgeous. Very big and very private and serene. The house is a typical old country home. We had some issues with a couple of door knobs being loose and falling off, so we tied butcher twine around it and made due. The kitchen doesn't have a lot of cookware. There were no pans for the oven so if you plan on using it just bring some disposable cookie sheets. There are no curtains or blinds anywhere, but you don't need them considering how private the whole property is. The bathroom could use a new shower head and that's about it. Considering the fact we spent 90% of our time outside the inside didn't really bother us. The pool was fantastic and extremely clean. We had the best time sitting around the fire pit at night. Our dog had the best time just running around the huge property and rolling around in the grass. We saw deer everyday and bunnies and beautiful birds and dragonflies. We want to thank you Michael for the wonderful stay. The caretaker was a very sweet guy. You have an amazing property that provided us with some of the best memories of a perfect summer vacation. Thank you.
My husband and I stayed a long weekend for our 25th wedding anniversary. We needed something close enough to be near the kids but still wanted it to be special.
This property was more than we could hope for. With so much to do onsite, we didn't leave the entire five days. Laying by the pool, hiking through the woods, enjoying evenings by the fire pit; this is exactly what we were looking for. We had all the time in the world to enjoy each other's company and reconnect.
The home itself was warm and welcoming. We had everything we needed to cook both indoors and out. Laundry facilities were a plus.

We enjoy our stay so much that we are already planning when can we come back. Can't really explain how wonderful it is to be at this place. Its one of those places where you just don't want to leave . House is well maintained and equipped with everything you may need. Van made us felt very welcome at arrival. Everything was as described online. We recommend this property 100% .
Our family vacation (with two parents, one 8 year old boy, one dog) was such a raving success that the biggest downside was witnessing our usually stalwart son's tears at the very end of our stay. In a word, the place is peace. There's so MUCH property (hard to even compute for any fellow New Yorkers, but let me try with "there are avenues and avenues of property") a dog can safely run and run all day without you worrying about the street. Our son swam, canoed in the world's safest pond, spotted fish, a (barn?) owl, deer, and many a bold Bluejay. We slept like rocks. The TV was exactly what parents want from a family vacation—a fine collection of family DVDs (we all loved "School of Rock") but nothing so jaw-dropping it's luring your children away from nature. There's two bedrooms upstairs, but it would be easy to toss some kiddos in the spacious downstairs living rooms (there's 2) and gift the upstairs to adults only. The pool is perfection, next to what looks like the remains of a 1800s-era (?) stone basement. It's just beyond idyllic. You'll drive away kicking yourself for not exploring the apple orchard in more detail—that's the kind of post-vacation problem you'll have.
One important note on the kitchen, as I'd seen a previous reviewer make somewhat negative comments—the kitchen (and more importantly the BBQ) are great. Is there a Viking stove? No. Would you WANT a Viking stove in a summer house? Hope not! Inside there's a perfectly functioning kitchen and we used it during the one cold evening to make a delicious dinner. I was delighted to poke around the cabinets and find an immersion blender, a Cuisinart, good knives, and even a salad spinner. However the real thrill is in cooking outside. Clearly the owner loves barbecue, because the grill is fantastic, complete with multiple chimneys and a smoker. All forms of grill equipment are there, from skewers to tongs, and your best meals will be out on the deck, overlooking over the water.

Favorite moment: spending every evening from 5-8 out on the dock as a family, watching the nature without our son ever once asking if he could "go turn on the TV"
My wife, four kids, and I spent a week at this place in early August, and we had a fabulous time. The house comfortably fit all six of us, and the property had so much for us to do that we didn't even pull out of the driveway on several of the days of our vacation! The acres of hiking trails, the large pond with floating dock and canoe, the firepit, and the pool kept our gang happily occupied the entirety of our stay. Michael was an excellent host, meeting us upon our arrival, giving us a detailed lay of the land, and then leaving us to get settled. The home's close proximity to the small town of Callicoon (20 minute drive) made for some fun family excursions, especially on Sunday when we spent a few hours in town for the Farmer's Market. We had such a blast that the kids are already talking about when we will get a chance to make a return trip!
