Bask in your own exclusive 15 metre-long 'infinity' swimming pool, with views across to the mountains of southern Tuscany, or sit on the terrace under the shade of two ancient almond trees. This has become a home-away-from-home for the discerning few who are seeking something more personal than the usual holiday rental. The spacious apartment, with its stone floors, kelim rugs and comfortable sofas, was designed by an award-winning architect to maximise comfort and Italian style, but without compromising the simplicity of a 250 year-old Umbrian farmhouse in its rustic setting amongst 22 acres of ancient olive groves. The apartment forms the main part of the farmhouse and enjoys a professional stainless steel kitchen, a high-ceilinged living room with fireplace and piano, plus another room for dining and relaxing, leading onto your private terrace. Olive oil is produced on the property and is provided to all guests. There is a welcome pack of coffee, wine, bread and Italian cheeses. A cook/housekeeper is available on request to prepare delicious meals.

The owner, a former journalist and editor, lives in another part of the house and there are no other guests. The emphasis is on privacy and total rest away from the madding crowd, while the location permits easy access to some of Umbria's and Tuscany's major treasures and sights.

The property is unfenced and sometimes grazing sheep and other animals pass by. There are also some shy farmyard cats.

Guests have use of the whole terrace in front of the house, shaded by two almond trees and a large parasol, plus another separate terrace at the side of the property. The 15 metre pool and solarium, well equipped with sun loungers and deckchairs, is for their exclusive use.

Really really good.

We have just returned home after spending most of July at this wonderful property. The location is superb with amazing views and peace and tranquility.It is also very convenient to travel to lots of lovely towns and villages all within an hour of the property. The journey from the airport was very easy and it only gets difficult for the last 5k but just make sure that you disregard your sat nav and follow the owners excellent direction. The roads a challenge but worth every bit of it once you arrive. The facilities are really good , home from home. The house is really well looked after and has been lovingly restored with great attention to detail. Great kitchen if you want to cook. 3 bathrooms all of a high spec. Great outdoor space with a really good infinity pool and lots of nice spots to sit in the sun. The owner is on site in his own apartment and makes you feel welcome from the start and cannot do enough to assist you. Lovely and really practible welcome pack on arrival. We just can't praise this property highly enough. Thank you Peter for the use of your lovely home and we can't wait to return. David Norma and family.

Idyllic Hillside Retreat

We couldn't have asked for more, it really is a beautiful home, so tastefully renovated by Peter in a great location with lots to explore.

The views are stunning both from the house & the gorgeous infinity pool. You could easily spend your entire holiday relaxing at the Villa, blissfully quiet (slept so well!!) . We thoroughly enjoyed visiting Siena and Lake Trasimeno followed by Florence & were pleased we followed Peter's advice & went by train straight into central Florence.

Peter is extremely welcoming & has a great sense of humour. A charming, unassuming guy. As previous reviews have said, you really wouldn't know he is there but he is very helpful should you need advice.

There are very few places we have or would return to but this is certainly one of them & we have already recommended it to friends. Thank you so much again Peter.

Delightful Property

Like many of the other reviews, we wish we had stayed longer. The property is spacious and very comfortable for our group of 4. The kitchen was fantastic and had everything we needed. The basket of goodies was delightful. Peter was very helpful for any questions we had and offered some good recommendations for our interests. It's a bit interesting to get to, definitely put down the GPS and just use Peter's instructions. Also particularly small cars may have a hard time on the hill. We wouldn't hesitate to return.

Fabulous Umbrian setting

The house is beautiful, fabulous view and setting plus a lovely and very comfortable interior for our family of four. Peter's hospitality is wonderful especially with his engaging personality. He's never far away, always helpful yet never infringes on your privacy. While the approach to the house might be somewhat challenging the stay is definitely worth it. Our only regret, that we couldn't stay longer. Next time for sure, Peter!

Perfection set atop a remote hill in Umbria

Just 2 hrs from Rome and 30 mins from Perugia, Palazzetta Alta is tranquility in the Italian countryside. Guests are given a welcome basket filled with treats and staples for breakfast (eggs, bread, olives, tomatoes, wine, biscotti, figs, etc).

The main house has 2 bedrooms (each with its own bathroom), a living room, kitchen, dining room, and a laundry room with a 3rd bathroom. There is a self-contained apartment with a separate entrance used by the owner. No expense was spared on the renovation. The master bedroom’s ensuite is like a spa, with a huge marble shower, Japanese soaking tub, commode and bidet, glass sink, and dressing area.

The home has an understated, gracious luxury. The décor is an eclectic mix of sculpture from Southeast Asia, English architectural prints, Italian modern furniture and lighting, and more. It may sound like a jumble, but it all works beautifully.

Rows of wild rosemary and lavender abound on the path to the large pool with unforgettable vistas. There are olive trees everywhere, and a large barrel of the owners’s “home pressing” from his own trees sits in the kitchen. It might seem strange to rent a house with the owner so close by but he has perfected the art of appearing only when needed and staying only as long as his presence is desired.

His recommendations about the area, particularly when it comes to food are excellent. He arranged a table for us at the famous MONTALI vegetarian restaurant and even drove us to and from dinner so we could enjoy the meal without worrying about navigating the local roads. He also recommended an excellent local cheese maker to visit on our way out of town where we purchased some amazing sheep’s milk cheeses.

Palazzetta Alta is not for everyone though. Those with small children should avoid this home, as there are too many breakables. This is not a “party house” for 10 singles or 4 couples to pile into. This house is for a sophisticated traveler, and best enjoyed by 2 to 4 people that enjoy peace and tranquility in a refined setting.

The house is quite remote and accessed by unpaved roads. Arriving by night is not recommended. While your GPS may claim to know how to get you to the house, be sure to use the owner’s excellent directions for the last thirty minutes of the drive.

The housekeeper, Daniela is a wonderful cook and will prepare authentic, homemade Umbrian meals so you don’t have to leave this bit of rural perfection.

Fantastic views in a fantastic property

We spent 4 days here in june 2014 and were very sad to leave. The location is fantastic, within easy reach of several fantastic towns and approx 40 mins to Perugia. The views over the hillside are amazing. The villa is up in the hills up a gravel track, which can be a little hairy in places, but we managed it every day in a little fiat 500, so it should be surmountable by anyone. Although if you are a nervous driver, maybe this isn't the place for you. I also recommend not straying from the main route down through colle san paolo, as other tracks may not be navigable.

The villa is well furnished, and Peter, the owner, is on site to help with any questions or queries you may have. The welcome hamper when we arrived really helped us settle in after a long drive from rome, but there is a supermarket at the bottom of the hill for any supplies you may need.

We would definitely stay again.

A lush landscape, barely changed since the Middle Ages, full of olive groves, fruit trees and woods and, lower down the valley, vines. The house lies about 30 minutes from Lake Trasimeno with its charming fishing villages and small inlets. Assisi, Spoleto, Gubbio, Siena and Florence all lie within 40 to 90 minutes drive away. There is a small town with bars, cafes and supermarkets about 15 minutes drive down the hill. The main Rome-Florence A1 autostrada is about 40 minutes from the house. Perugia, with its famous works of Perugino and international jazz festival, lies 35 minutes drive away.

The property is located at high elevation, near a castle, with views across to the Tuscan hills on the one side and towards Assisi on the other. SIena is about 90 minutes away by car and makes a wonderful day trip.
