This was not my initial rental property. When I arrived to Puerto Rico, I was so disappointed and disgusted with my first rental that I immediately began looking for something else. This was a weekend of a huge carnival festival in San Juan so most properties were booked. I found Victor (the property manager) in my search, who immediately began to help me find a property. So this was it.
The Pros: The views are spectacular from every room. There is a beautiful view and a wonderful cross breeze when you have the windows open. The furniture and beds were very comfortable and there are plenty of bathrooms. When we arrived the property was clean. We had none of the problems described in the reviews (such as leaks, problems with the bathrooms, bugs or anything of that nature) it was great to be able to just walk out to the beach. I loved the layout of the apartment, spacious and beautiful hardwood floors. Great Bones.
Cons: The property does need some updates especially in the kitchen. The kitchen is outdated and needs some tender loving care, however, Victor was very honest and did explain immediately that the condo was not fancy and that it did need some updates, but it was clean and the views were spectacular and he was right. I was willing to live with the payoff of the view vs. a modern kitchen. If this was my property I would definitely invest in the Kitchen. Other than that we enjoyed our stay and would rent from Victor again.
The view was amazing (you have to see it to believe it). I miss waking up to the sound of the waves and enjoying my first cup of coffee.
Conveniently located to everything: beach, water sports, chair/umbrella rentals, restaurants, bars and entertainment.
Our group of 9 was very comfortable in this spacious unit.
The unit was well equipped with all of the comforts of home and made managing our large group very easy.
You can clearly see the owner is constantly working to upgrade the property and I can't wait to visit again to see what he has done.
Victor was beyond helpful, even before we arrived. I probably drove him nuts with all of the questions, but as a true professional he was prompt and accurate with answers and suggestions.
Transporting such a large group to and from the airport as well as around San Juan was a task I was not looking forward to, but Victor put me in touch with a cab service (Jonathan) who got us to and from the airport but also made arrangements for our group to have a very comfortable day in the Rainforest, zip lining and waterfall swimming. Our stop for lunch was on the beach and was true Puerto Rico food. Our guide for the day explained each food and helped our gang order. What a great day it was.
Upon arrival Victor met us and explained the property and it's amenities but he also pointed out the best food and beach locations.
During our stay Victor was available to answer questions even while he was fighting through the flu.
This would definitely be a return property when we return to Puerto Rico.
The views from the penthouse are breathtaking.
Location is close to many restaurants and night clubs.
First level is very comfortable and the wet bar on the patio is a nice touch.
We all had a great time in the penthouse.
The parking is sweet!
If you do not want to ruin your vacation then stay far away from this rental. Aside from the great view, there is an awful lot wrong with this place. We have stayed in PR several times and have never had such a negative experience.
For starters, there were issues with cleanliness. The unit, while supposedly just cleaned, had a layer of dust everywhere. We even went out to buy our own cleaning supplies to try to make it somewhat livable. Fridge had old food particles in it, kitchen counters were filthy, even the comforters on the beds had apparent fluid stains which lead you to believe they have never been washed. There were also pigeons nesting outside one of the windows, happily dropping a pile of feces. To add to the fun, there is some species of flying insects making their home in the laundry area.
On the technology front, the wifi did not work ever. A bit of an issue with 5 teens in our party.
Let’s move on to comfort. You need to read the fine print in this listing because there is NO air conditioning in the main living area. None. Nada. Amazing! This means it is unbearably hot with the sun baking you from noon through sunset. It is a greenhouse effect with temps inside the apartment probably higher than the 94 degrees outside. While the ancient window units in the upstairs strain to throw off a little coolness, it does nothing to help the main living area. This makes the living room, dining room and kitchen basically not usable. You will sweat standing still.
As to furnishings, the furniture is ancient and has seen better days. I would say nothing is younger than 10 or 15 years old. The fridge is also ancient and barely cool at all even though turned up to maximum setting.
But the main sticking point for us were issues with plumbing. The only bathroom in the main living area would not work - huge issue for us given that there were 7 in our party. The sink in the master bathroom shot out huge streams of water on to the floor whenever you used it. Not a great feature. We had to put bath towels down to be able to walk past the flood. Also, turning on the dishwasher made the kitchen sink back up with a heavy sewage smell. Something is apparently not connected correctly here.
I could go on with negative comments but that would be piling on.
We left at the end of our first day because we could not tolerate staying here any longer. Save yourself the same pain and expense and stay away!
From the time you arrive to the property you instantly feel exclusive as you take the Elevator up to the floor labeled penthouse. You walk in to a big living area with the breeze coming in through the huge balcony with what has to be the best view in Puerto Rico. The newer couches are comfortable as can be and kitchen is a good size and equipped with everything you need to make good meals. When you walk upstairs you find two beautiful and very roomy master bedrooms and two other bedrooms. There is a strong tropical breeze running through whole top floor when windows are open that cool the place down. I highly recommend this property for people that like to have fun on the beach or relax in a comfortable home. I will definitely be back. Thanks Victor.
The balcony and view were great - the location was excellent too as we were in San Juan for a wedding. I think San Juan in general is dumpy - and so were the conditions of this condo - the unit was tired and not really clean - the bedding/sheets/ comforters were really worn out. the master bedroom still had a leak even though we were assured it was fixed. the kitchen was a bit dirty and attracted bugs and flies - also the elevators continued to break and we had to all walk down 17 flight in a hot stairwell in our wedding clothes. i would not stay there again unless they did a deep cleaning and replaced all the bedding. Victor however was always available and receptive.

The Guest may cancel their booking at any time up to or during the Rental Period. In the event
that the Guest exercises their right to cancel, the Broker will charge the following cancellation
penalty percentage rates of the Total Rental Fee:
• Up to 60 days prior to the arrival date 20%
• Between 30 and 60 days prior to the arrival date 40%
• Less than 30 days prior to the arrival date 100%
During the Rental Period: The Broker regrets that it is unable to waive any of the cancellation
charges above, whatever the circumstances. The Broker recommends that all guests take out
adequate cancellation or vacation insurance. There will be no reimbursement of money if clients
cancel or vacates the premises prior to the termination of this agreement.
CHECK IN/CHECK OUT: Check in at 3:00p.m, Check out is at 12:00noon.
POLICY: The property is reserved exclusively for those people named on the booking form and
no other persons are permitted to stay at the apartment unless this has been agreed in writing
prior to the rental period. Pets are not permitted in the apartments without prior agreement; an
additional $300 deposit may be required. No smoking is permitted in the apartments.

Neither the Agent or the owner assumes any responsibility or liability whatsoever regarding your
person, or whom you represent, or personal property while you or whom you represent on this
agreement, reside in the apartment, or condo and you agree to relinquish all such responsibility
or liability from them.
