House grocery pre-stock. Have all your favorite foods and beverages pre-stocked in the house. Simply supply a list and we'll take care of it for you. Payments can be made by credit card through homeaway. $30.00 service fee plus cost of goods.

Schedule a massage or Reiki session with our licensed therapist. Deep Tissue Massage uses Trigger Point Therapy – uses deep finger pressure on body areas suffering from chronic muscle tension or areas that ache or feel contracted. This type of massage is useful for areas of hypertension, such as a stiff neck or sore shoulders.

Reiki is a form of energy work. It uses a series of hands-on holding positions that correspond to vital organs and nerve plexus to assist the body’s own recuperative processes and restore mental calm. Reiki works at the deepest levels of the body and is extremely relaxing.

Payments can be made by credit card through homeaway $100.00 per hour plus gratuity.

Our focus is on providing the maximum comfort to our guests using fine fabrics and linens providing a smooth and delicate feel for a sense of comfort and well-being.

PAYMENT:

For stays of 3 night or less, full payment must be made to reserve the dates

For stays of 4 or more nights, 50% deposit is required to reserve the dates

Balance Due on or before 15 days prior to your stay

VILLA POLICIES:

• Maximum 6 overnight guests

• Children are welcome, however house is not baby-proofed

• Please do not place wet towels on wooden or upholstered furniture in the

house

• Dogs are welcome with pet fee $22.00/night/dog $150.00/ week/dog

• Dogs are not allowed on the upholstered furniture or beds, we use Frette Sheets and duvet covers; please respect our investment in your comfort.

• Dogs are not to be left unattended in the house unless crated in pet owner

supplied crate

• When leaving close and lock all windows and doors, turn off all lights and

appliances, please don’t forget to turn off the coffee maker.

• Absolutely no tampering with smoke detectors or electronics

• Smoking is NOT allowed

Renter will notify Rentee of any damage to the house or its contents, or any inoperable equipment or appliances. Renter will surrender the House, at termination, in as good condition as received. Renter will be responsible for any damage caused to the house or its contents by Renter, or his or her family, invitees or guests. Landlord shall not be liable for any inconvenience or interruption of services due to repairs, improvements or for any other occurrences that are beyond the Landlord’s control, and in these events no refund shall be given to Tenant.

FEES, REFUND AND CANCELLATION POLICY:

If for reasons unforeseen renter must cancel their stay, no refund will be given.

You will be issued credit towards anther stay.

MISCELLANEOUS:

The house is serviced by an in ground septic system and care must be taken by all the people staying at the house. Please no Clorox, Drano, ammonia, or other harsh chemicals shall be poured down the d rains. Limit using the washing machine as much as possible. Do not pour grease down the drain, dispose of grease in empty tin cans. Please no burning of candles and great care must be utilized when using the wood burning stove. C & M Luxury property rentals carries fire and liability insurance with the Toby and Merrill Insurance Company.

HOT TUB DISCLAIMER

The Hot tub can be a pleasurable and relaxing experience. However for your safety and enjoyment there are rules and guidelines that must be adhered to.

The signatory is responsible for making sure that all members of their party, and their guests, are aware of, and adhere to the guidelines.

Risk to children – Extreme caution must be exercised to prevent unauthorized access by under age children. The hot tub cover must remain closed at all times unless a responsible adult is present.

No children under 12 years old are permitted in the tub. All children under 16 using the hot tub must be supervised by a responsible adult at all times.

Remind everyone that wet surfaces can be very slippery. Make sure everyone takes care entering and leaving the tub.

• ALWAYS shower before use

• Do not jump into the hot tub.

• Do not use soaps or detergents of any kind in the tub.

• Do not use any glass wear or mugs in the tub.

• Do not stand on the tub cover.

• Do not drag the vinyl cover using the cover straps, always use the handles.

• Keep all loose articles of clothing or hanging jewelry away from rotating jets and other moving components

• The use of drugs, alcohol or medication before or during tub use, may lead to a danger of drowning.

• Persons using medication should consult their doctor before using the tub. Some medications may cause drowsiness, do not use the tub if your medication induces drowsiness, affects your heart rate, blood pressure or circulation.

• Pregnant women, persons suffering from obesity, heart disease, low or high blood pressure, circulatory problems, or diabetes should consult a doctor before using the tub.

• Prolonged immersion in hot water can result in hyperthermia – Symptoms include, unawareness of impending hazard, failure to perceive heat, failure to recognize the need to exit the tub, unconsciousness resulting in a danger of drowning.

• Do not use the tub immediately after strenuous exercise.

• Please be aware that hot tub use after 9 pm may cause a nuisance to neighbors.

Magical Paradise

We recently spent our honeymoon at this tranquil, peaceful, beautiful home. We were greeted by Charles and was shown this magical home. We were immediately transformed from the hectic pace of planning a wedding to one of the most peaceful places on earth. The home was beautiful and homey. We didn't want to leave (we wanted to take the bed home!) the details of this home were right on point in every way!

We did take advantage of the special evening of a massage and the most creative and delicious dinner prepared by Charles. We were asked our favorites and did he delivered the best meal of the week. Most watering scallops with caramelized onions, an unbelievable salad you didn't want to touch, it was a 5 star salad from any restaurant, and the freshest haddock we've ever had... And last but not least was the death by chocolate cake..... All we can say....is it was better than our wedding cake and that was wonderful... So if you have a special event coming up in your life.......treat each other to at least a weekend at this little piece of paradise....you will not regret it

We were so comfortable, we didn't even feel the need to head to the beach. We sat on the deck over looking the water, and when we needed to cool off, we just jumped in the hot tub... It was set to a perfect temperature so we could just relax..

Charles had thought of everything to make a stay at his piece of paradise so enjoyable and relaxing....you never want to leave...and as a jewelry designer (man of many talents...cooking and jewelry design and architect ) I never even had to leave the house to do a little shopping.

We would like to thank you, Charles, for a very special week... See you on our anniversary.

Amazing stay!

Group of four adults stayed in this wonderful home for a week's vacation seeing the many sight's in the New England states. Charles and Lisa were so nice to work with and full of suggestions on places to visit. The home is directly across the street from the ocean where you can hear the waves crashing into the rocks when you leave the windows open.

Lisa has done a great job of decorating the spacious home. Would have given this rental more than 5 stars but that is all VRBO allows. Thank you Charles and Lisa for making our visit so special!

A great beach house to share family time in!

The house is meticulously maintained. The owner has got great taste in terms of interior. I would have rated it with 5 stars if the stairs are a little more child friendly.

Charlie has been great in terms communication. We celebrated my son's 2nd birthday in the house. They surprised us with birthday banner and balloon. My son loved it!

Will definitely return in the near future!

We love it!!

In addition to a dynamite location, we love this comfortable, cozy house. It's pet friendly, with every amenitie. Located minutes from state parks and beaches and a short drive to Portsmouth if you need some city. We're gping back. Thank you Charlie and Lisa!!

Spectacular view!

3 couples spent a 3 day weekend 9-29 to 10-2-2016. Very comfortable, well appointed accomodations. Plenty of room to gather together in the kitchen as well as the 'family' room. We witnessed a gorgeous sunrise and enjoyed watching the crashing waves. Well worth the stay!

Another Great Visit

Our return visit this year to 893 Ocean Blvd. was again a wonderful experience. The family and dogs had a great week. The house, as usual, was outstanding.

The view of the sunrise from the dining table is something special to see. There are not many inland places where you can see the morning sun rise from behind a perfectly flat and dark horizon. This a treat.

We will be back.

A five minute walk to the Wallis Sands State Beach, affording vacationers a white sandy beach and lots of fun for the whole family. Across the Boulevard and nestled within the rocky coast, are secluded sandy beaches and fishing spots where the best fishing on the New England Coast can be found! Five minute drive to the quaint city of Portsmouth, NH, where one will find some of New England's finest restaurants and night life. With Boston or Portland only an hour away by car, one can easily plan a day or night trip!

In autumn, during peak leaf season, reserve a week to enjoy the colors. The moon seems larger this time of year as it rises over the Atlantic!

Other Activities: Snow skiing is only a a scenic 1 1/2 hour drive away in NH or Maine

Ski: In snow season ...it's great X-country sking right out the front door and down to the Odiorne State park where there are trails abound! Down hill is only an hour 1/2 away!
