Wake up to the sights, smells and sound of the Atlantic in this beautifully furnished ocean retreat.

Our focus is on providing the maximum comfort to our guests using fine fabrics and linens providing a smooth and delicate feel for a sense of comfort and well-being.

Perfect for a romantic getaway, a special place to bring your favorite friends, or a wonderful spot to have a family vacation. Some guests also choose to have a solo retreat to read, write, explore, and re-center. Villa guests comment on the welcoming feeling they experience as soon as they walk in the door.

Foodies and boutique lovers use this villa to explore historic down town Portsmouth, only four miles away.

PAYMENT:

For stays of 3 night or less, full payment must be made to reserve the dates

For stays of 4 or more nights, 50% deposit is required to reserve the dates

Balance Due on or before 15 days prior to your stay

VILLA POLICIES:

• Maximum 6 overnight guests

• Children are welcome, however house is not baby-proofed.

• Please do not place wet towels on wooden or upholstered furniture in the

house

• Dogs are welcome with pet fee $22.00/night/dog $150.00/ week/dog

• Dogs are not allowed on the upholstered furniture or beds, we use Frette Sheets and duvet covers; please respect our investment in your comfort.

• Dogs are not to be left unattended in the house unless crated in pet owner

supplied crate

• When leaving close and lock all windows and doors, turn off all lights and

appliances, please don’t forget to turn off the coffee maker.

• Absolutely no tampering with smoke detectors or electronics

• Smoking is NOT allowed

Renter will notify Rentee of any damage to the house or its contents, or any inoperable equipment or appliances. Renter will surrender the House, at termination, in as good condition as received. Renter will be responsible for any damage caused to the house or its contents by Renter, or his or her family, invitees or guests. Landlord shall not be liable for any inconvenience or interruption of services due to repairs, improvements or for any other occurrences that are beyond the Landlord’s control, and in these events no refund shall be given to Tenant.

FEES, REFUND AND CANCELLATION POLICY:

If for reasons unforeseen renter must cancel their stay, no refund will be given, however you will be issued credit towards anther stay.

MISCELLANEOUS:

The house is serviced by an in ground septic system and care must be taken by all the people staying at the house. Please no Clorox, Drano, ammonia, or other harsh chemicals shall be poured down the d rains. Limit using the washing machine as much as possible. Do not pour grease down the drain, dispose of grease in empty tin cans. Please no burning of candles and great care must be utilized when using the wood burning stove. C & M Luxury property rentals carries fire and liability insurance with the Toby and Merrill Insurance Company.

HOT TUB DISCLAIMER

The Hot tub can be a pleasurable and relaxing experience. However for your safety and enjoyment there are rules and guidelines that must be adhered to.

The signatory is responsible for making sure that all members of their party, and their guests, are aware of, and adhere to the guidelines.

Risk to children – Extreme caution must be exercised to prevent unauthorized access by under age children. The hot tub cover must remain closed at all times unless a responsible adult is present.

No children under 12 years old are permitted in the tub. All children under 16 using the hot tub must be supervised by a responsible adult at all times.

Remind everyone that wet surfaces can be very slippery. Make sure everyone takes care entering and leaving the tub.

• ALWAYS shower before use

• Do not jump into the hot tub.

• Do not use soaps or detergents of any kind in the tub.

• Do not use any glass wear or mugs in the tub.

• Do not stand on the tub cover.

• Do not drag the vinyl cover using the cover straps, always use the handles.

• Keep all loose articles of clothing or hanging jewelry away from rotating jets and other moving components

• The use of drugs, alcohol or medication before or during tub use, may lead to a danger of drowning.

• Persons using medication should consult their doctor before using the tub. Some medications may cause drowsiness, do not use the tub if your medication induces drowsiness, affects your heart rate, blood pressure or circulation.

• Pregnant women, persons suffering from obesity, heart disease, low or high blood pressure, circulatory problems, or diabetes should consult a doctor before using the tub.

• Prolonged immersion in hot water can result in hyperthermia – Symptoms include, unawareness of impending hazard, failure to perceive heat, failure to recognize the need to exit the tub, unconsciousness resulting in a danger of drowning.

• Do not use the tub immediately after strenuous exercise.

• Please be aware that hot tub use after 9 pm may cause a nuisance to neighbors.

Right in the zone.....

......of everything peaceful, serene and perfect. This is a little slice of heaven, with endless views outside, hosts who make your stay memorable with little touches of delightful hospitality, and interior charms like a spiral staircase, color-drenched art, eclectic and comfortable furnishings, vintage and modern touches all combined to create an oasis for the senses. This home is close to everything but if you sit and let yourself feel the pull of its magic, you won't want to leave. It's in the angles of each room, the slant of the sunlight, the placement of furniture and abundance of books, cozy corners to curl up in and read, bluetooth music player if you want that, silence if you prefer, the hot tub just outside the door and did I mention those views...add in a superb massage by Suzan, and there is nothing else you could want. Charles and Lisa are the perfect hosts and we can't wait to return!

Charles and Lisa were so easy to work with, quick response time to any questions, we felt so welcomed as soon as we pulled up to the house. Right across from the ocean, spectacular views, great property, clean, could not have had a better time!

Amazing stay!

Group of four adults stayed in this wonderful home for a week's vacation seeing the many sight's in the New England states. Charles and Lisa were so nice to work with and full of suggestions on places to visit. The home is directly across the street from the ocean where you can hear the waves crashing into the rocks when you leave the windows open.

Lisa has done a great job of decorating the spacious home. Would have given this rental more than 5 stars but that is all VRBO allows. Thank you Charles and Lisa for making our visit so special!

A great beach house to share family time in!

The house is meticulously maintained. The owner has got great taste in terms of interior. I would have rated it with 5 stars if the stairs are a little more child friendly.

Charlie has been great in terms communication. We celebrated my son's 2nd birthday in the house. They surprised us with birthday banner and balloon. My son loved it!

Will definitely return in the near future!
