Sitting just two miles from the charming village of Denholm, Brodie’s Burn has all the right ingredients for a peaceful rural getaway. Bounded by scenic Border countryside and the sound of trickling water from the nearby Hassendean Burn, this warm and inviting three bedroom cottage is a super base to put a busy week behind you and take a break whatever the season.

Brodie’s Burn sits at the end of a small terrace of cottages in a tiny farm hamlet and enjoys a tranquil setting at the foot of the Minto Hills where you can unwind and soak up the peace, quiet and fresh country air on long walks with your four-legged friend. Inside, this pretty cottage has everything you need for a comfortable stay. The accommodation sits on one floor with a cosy sitting room, three bedrooms, and a well equipped kitchen where you can relax after a busy day exploring the beautiful Borders countryside.

The side of the property leads onto a grassy stretch backed by woodland which leads down to the Hassendean Burn and is a super spot where children can leap into their wellies and delight in a simple game of pooh sticks or perhaps dabble for minnows in the summer months.

The property benefits from free Wifi for when you feel the need to connect to the outside world and entertainment includes a flat-screen TV, Blu-ray DVD, books and a games console for lazy nights in or wet-weather days.

Accommodation

The property sits on one floor and comprises:-

Porch and hallway leading into a small cosy sitting room with 2 sofas and high backed wing chair. Technology includes a flatscreen TV with Freeview and Blu-ray DVD player. There is an X-Box games console with a selection of games. Books, board games and a selection of DVDs are also provided.

The kitchen is fully equipped with electric oven, ceramic hob, fridge, freezer, washing machine, dishwasher and integrated microwave. Dining table with seating for six.

Family bathroom with corner bath and shower over, basin, shaving point and WC.

Bedroom one - with 3’ twin beds, storage/hanging space, console table, side table.

Bedroom two - single 3’ bed with wardrobe, chest of drawers, and side table. There is a super telescope which guests are very welcome to use.

Bedroom three - master bedroom with 4’6” fixed double bed, wardrobe, two side tables, and chest of drawers. En-suite with shower unit, basin, shaving point, and WC.

Central heating throughout the property.

Wifi and mobile coverage

Wifi is available. Mobile coverage is poor on most networks but this improves in the garden area directly outside the cottage.

Storage

There is a shed to the rear of the property but this is not currently available for guest use. Please enquire if you have any requirements for storage for bikes and outdoor gear and the owners will endeavour to accommodate any requests.

Garden and grounds

There is a lawned garden to the front and rear of the house. This area includes a raised decked patio with garden furniture and seating for four. Please note that the garden is fenced but not fully enclosed. The garden extends down onto the Hassendean Burn and children may require supervision in this area.

Parking

There is private parking to the rear of the cottage for two/three cars.

Guest amenities

A hairdryer is supplied in the master bedroom. Bath sheets and hand towels are provided for guests along with hand soaps.

Babies and children

A travel cot and high chair are available on request.

Welcome pack

A small welcome pack is provided.

Dogs

One large dog or two small dogs are welcome at the property but are not permitted in the bedrooms. Guest should ensure their pets are clean before they enter the property and an outside tap is provided. It is essential that owners clean-up after their pets.

Guest privacy

Brodie’s Burn sits at the end of a small terrace of cottages in the small, peaceful farm hamlet of Hassendean. The property is not overlooked.

Excellent, high quality.

The property exceeded our expectations. High quality of decor, fittings etc and kitchen was very well equipped. Very clean property inside. Ideal for family with or without dogs! We stayed in January and enjoyed it, but can imagine this is a fantastic location in the summer, being next to a burn and dene.

Local amenities

Despite its rural location, the cottage has good amenities close by and is an ideal base for exploring the picturesque towns and attractions of the wider area. The village of Denholm sits just 2 miles from the cottage where you will find an excellent butcher, post office, two pubs serving quality food using fresh local produce (dogs welcome in the bar), a coffee shop and the charming Denholm Meet with a cafe/bistro on the ground floor and an excellent antiques and interiors shop upstairs.

Non-members are welcome in the lounge bar at the nearby Minto Golf Course which has a great reputation for its friendly atmosphere and good home-cooking, or the town of Hawick sits a little further afield (6 miles) where you will find a more extensive range of amenities including a number of large supermarkets.

Activities and attractions

The rural location of means that it is perfectly placed for walking, cycling and exploring the great outdoors. There are thirteen designated walks around this area from short 2 mile stretches to more demanding 8 mile hill hikes taking in beautiful countryside and rolling border hills. You can follow the Ruberslaw Circular Route, a 5 mile hike where you will be rewarded with breathtaking views to the Cheviots, or the 6 mile Minto Hills route which starts and finishes at Denholm Village Green - a perfect spot to enjoy tea and cake after the day’s exertions!

Similarly, for cycling and mountain biking there is everything from family friendly leisure routes to more challenging hill terrain including the NCN Route 1, Four Abbeys Cycleway, Tweed Cycleway, and Borderloop tour. Local trails includes the Denholm Circular (14 miles), Cavers & Stobs (19 miles), and Vertish Hill Loop (7 miles). For dedicated mountain biking trails, The 7Stanes centre at Newcastleton is 25 miles away, and the Kielder Forest Park is approximately 30 miles.

The nearby town of Hawick provides plenty of local amenities, with several supermarkets and a good selection of independent shops. Home to the finest quality Scottish cashmere and knitwear, guests can follow the Textile Trail which includes visitor centres and museums as well as factory and retail outlets, where you can buy everything from finest quality cashmere, unique sample pieces or perhaps just some rather natty woolly socks!

For a little bit of history or maybe even tracing your Scottish ancestry, head to the Heart of Hawick, a superb new arts and heritage project which includes the Textile Towerhouse Museum, as well as the Scottish Archive whose registrar and genealogy services can help you on the path of re-connecting with your Scottish roots. For wet-weather fun, the Teviotdale Leisure Centre has a pool and other activities to keep children happy and entertained, and the Tower Mill Hub has a cinema, theatre and cafe.

A short drive will take you to ‘Born in the Borders’, a super new visitor centre with shop, cafe/ restaurant, riverside walks and micro-brewery bringing together the very best of all things produced and created here. Next explore the pretty Border towns of Melrose, Kelso and Jedburgh where you will find an excellent range of independent shopping, the magnificent ruins of Border Abbeys, the elegance of Floors Castle, and the grand stately homes and gardens of Abbotsford, Mellerstain, Manderston and Bowhill. The outstanding cultural city of Edinburgh is an easy day trip - just over an hour by car from the property.

Not to be missed are some of the events and festivals running during the course of the year - our historic Common Ridings and Cavalcades, Border Rugby Sevens, National Hunt Racing at Kelso, the epic Borders Book Festival as well as Food Festivals, Music Festivals and Walking Festivals.

For golfing, 18 hole Minto course lies approximately 2 miles north from the property, a gem of a parkland course with wide challenging holes and the very aptly named Everest at the 12th. Across the wider area, you have a vast choice from stunning parkland tracts to PGA courses, including the Roxburghe Championship course at Kelso. There is clay shooting at Bisley at Braidwood and fishing and shooting days can all be arranged nearby.
