Historic cottage in the heart of Hampshire sailing village.

Kings Cottage is a wonderful historic house set in the heart of the Hampshire sailing village of Emsworth. Just a few meters away from the water front and the popular town centre, this is a great location from which to enjoy all the region has to offer.

Originally built in the early 1700's, Kings Cottage is one of the oldest properties in Emsworth and was built by a local ship builder for himself to live in. Parts of the property have been used as a blacksmiths up until the 1930's and some of the history of the property can still be seen, including a water well set in to the patio in the rear garden.

At the front of the cottage are 2 open-plan sitting rooms which include a wonderful inglenook fireplace. There is a sofa bed here that provides additional sleeping accommodation with sliding interconnecting doors for privacy. A well equipped kitchen includes a cooker, fridge with freezer box, dishwasher, microwave and coffee machine. The good sized dining room which is ideal for large family meals overlooks the courtyard style rear garden. The rear garden includes a patio, ample parking, hard standing for small boats and a small lawned garden area. There is a shower room on the ground floor of the cottage with butler sink, as well as a small utility room with a washing machine.

On the first floor there are 3 bedrooms, 2 of which have king size beds with the other having twin single beds. There is also a large family bathroom. On the second floor, there is a further twin bedroom and it is from this room that guests will get the best view from the cottage looking South down Emsworth Harbour.

Emsworth is a popular and attractive small town on the Hamphire and West Sussex boarder. The attractive town centre offers a great range of local shops, including 2 butchers, a fishmonger, a greengrocer, a bakery and a small supermarket. There is also a great choice of inpendent cafes, restaurants and pubs. Emsworth also has a beautiful little harbour with a mill pond edged by a foot path that makes for a delightful walk.

Within easy reach of Emsworth are the historic cities of Portsmouth and Chichester. Portsmouth is the home of the British navy and its historic dockyards are home to world famous ships such as the Mary Rose and the Victory. Chichester's history dates back to Roman times, but the city is dominated by the cathedral, which dates from 1076. Both these cities are also great for shopping and eating, with a wide range of independent and high street shops and eateries.

Other local places of interest include the Goodwood Estate, famous for its horse racing and internationally renowned motor sport events, including the Festival of Speed and Goodwood Revival. The beaches at Hayling Island and West Wittering are also within easy reach.
