The property offers a unique blend of modern contemporary living whilst retaining its original character features such as exposed solid oak beams, original wooden floors and thick stone walls.
The farmhouse has been renovated to a high standard throughout, it’s fully insulated, with a new heating system, electrics, plumbing and roof. Spread over 3 floors with 240m sq of living space.
On the ground floor there is a large Kitchen diner with fully fitted kitchen, separate utility room with washing machine and dryer and a beautiful day sitting room with original stone walls and wood burning stove. An additional snug winter sitting room/ tv room with built in library space. Modern washroom and shower. The original solid wood stair case leads you the 1st floor with 3 large double bedrooms and a stunning family bathroom with free standing bath, large shower and double sink. 2 Further staircases lead you to the converted loft rooms, one master bedroom with en suite and another spacious double room.
The outside courtyard area leads through a stone doorway (Converted from an 18th century bread oven) into a beautiful garden overlooking the rolling countryside.
The house is well equipped and has everything you might need for a family holiday. There is a range cooker, microwave, a fully erected wooden cot. Outside there is table tennis table, swing ball, football goal, large trampoline, sun loungers and a patio that gets the evening sun for those sun downers! There is also a large barbeque.
Situated within a small hamlet and only 3 km from the beautiful village of La Selve, the location is ideal as although rural, it isn’t isolated. The friendly neighbours in the hamlet add to the charm. Only 10 minutes from the nearest town Requista, (famous for its Roquefort cheese) with all amenities, (hypermarche, doctors, dentist, vets, bars, restaurants, outdoor swimming pool, sports hall etc.)
Nestled between the 2 stunning cathedral towns of Albi and Rodez both 40 mins drive, you are also not far from culture with museums, galleries and theatres.
In an area of outstanding natural beauty summers are fantastic here, with beautiful lakes close by to relax in the sunshine, or try your hand at the water sports available, Canoeing trips, hiking and horse riding all nearby. The gorgeous Mediterranean coast is less than a 2 hour drive away and in the winters mountains and ski resorts are only an hour away.
Aveyron boast 10 of the most beautiful and historic villages in France and Mignonac is the perfect base to go exploring from.
Hi. My brother and I own the farmhouse spend a lot of time over there enjoying the area and exploring. My brother and his family moved over to live in and renovate the farmhouse over a 3 year period. He is a builder and put a lot of care and attention into restoring the house while maintaining it's original features. We have all spent many happy years in the area and hope you also enjoy if you book!

House much bigger than we expected - particularly the bedrooms - and 3 bathrooms is a huge advantage when you're trying to get a big family ready and out for the day! After dinner we'd end up spending hours playing table tennis which was great fun!
Such a an amazing place to stay, and the surrounding area is beautiful! The perfect place to chill!!!
L'état général de propreté de la maison à notre arrivée était lamentable : saleté et poussière en particulier dans la cuisine et le salon, placards de cuisine remplis par de la nourriture périmée, mouches collées à la fenêtre de la chambre des enfants, plan de travail de la cuisine sale, canapé du salon moisi, placard avec les effets personnels des propriétaires, frigo avec de nombreuses traces de moisissures, table de ping pong sale, toute la vaisselle sale à nettoyer, 20 bouteilles en verre et un sac de poubelle laissés dans la buanderie ....
Les propriétaires sont de bonne foi (ils sont anglais et laisse l'entretien à une société) ... ou pas. Ils ont proposé un dédommagement que je n'ai jamais reçu.
Par ailleurs, la maison est très grande et pourrai être très bien si elle était entretenue. Elle n'est pas habitée pendant plusieurs mois de l'année et la société de nettoyage ne fait pas de "GRAND"nettoyage.
Le jardin est grand et calme. Il y a beaucoup de jeux pour les enfants et une table de ping pong. L'environnement est joli. Le barbecue était neuf à notre arrivée.
Bref cette location pourrait être très bien si c'était propre et adapté à la location saisonnière (grand ménage, rangement des effets personnels, vaisselle propre, contrat à faire avant-centre la location ...).
