This is a unique one bedroom apartment in a historic and quietly situated building one minute from Princes Street. It has over 25 XXXXXX reviews all with 5 star excellent ratings. It has also been featured in a Sunday newspaper interiors magazine. The building is protected by a category A classification, the highest grade of protection by Historic Scotland. The accommodation is self contained on the raised ground floor level of the owners townhouse. We are therefore nearby so shall meet you and settle you in to the accommodation and are available should you wish any help or advice during your stay.
The apartment has a stunning 28 foot long bow ended drawing room, fully equipped kitchen and utility room, bedroom with the option of a 6 foot double or two single beds and bathroom which has a bath with shower over.
The property is set up to be a home from home with the intention that you can bring only the luggage you would need if you were booked in to a hotel. Soap, shampoo, body wash and paper are provided in the bathroom. The kitchen has teas, coffees, hot chocolate, sugar, salt, pepper, cereals and cooking oil. The fridge will be stocked with bread, milk, butter, jam, biscuits, fruit and eggs to welcome you. There are supermarkets just a few minutes walk away on Shandwick Place for stocking up on other items. There are also many excellent restaurants close by
The accommodation is arranged as follows. The apartment is approached from the street via the front step which forms a bridge over the basement area. You enter through double doors into the shared entrance hall then take your private door into the apartment drawing room with double windows facing the cobbled street and the rear gardens of Charlotte Square. This room is 28 foot long with a bow end, wood paneling, working shutters and a large black marble fireplace with an open gas fire. The furniture is a mix of antique and modern with two huge leather sofas, a desk/work area with a wealth of information for your stay, large screen TV, DVD player and radio. Original oil paintings, fresh flowers and plants add a finishing touch.
A concealed (jib) door leads to the inner hall. The bedroom at the back of the building has a large window overlooking gardens and with working shutters. The wall decorations are hand painted. There is a super king size (6 foot wide) bed which can be converted to two single beds (please give your preference when booking). Pillows and duvets are non allergenic and the bedding is pure cotton for your comfort. There is ample storage space in the antique wardrobe and drawer unit.
A travel cot/crib and high chair can be provided on request.
The kitchen also overlooks the rear gardens with a table for four at the window. This is also a good place to work on your laptop with the free wifi. It is equipped with electric hob and oven, microwave, fridge, freezer, dishwasher, kettle, coffee maker, toaster and ironing facilities. There is also a utility room with a washer dryer.
The bathroom has a bath with shower over and is supplied with cotton towel sets and toiletries.

Elegant and superbly located
The flat was elegant and convenient to everything we’d wished to see, whether we were walking or hopping the Edinburgh Tour Bus. The living area was spacious, the kitchen great for making breakfast or doing e mail in the sunny window. The hosts were welcoming. Thanks for your hospitality.
Way beyond expectations
Diane was waiting for us when we arrived from the airport. Walking into the residence, we didn't believe that we were going to stay in this beautiful home. It's the 1st floor of their mansion. High ceilings, rich wood doors and trim, and a completely equipped kitchen. Fresh fruit, coffee, bread, milk, tea, butter, honey, ketchup and mayo were all supplied. All was great. Very gracious hosts.
It is located just off of Victoria Square. It could not have been better.
perfect place to stay!
We had a wonderful stay; restaurants are in walking distance, but also the grocery store which makes it very easy to have meals in as well. The house is very cozy, warm and inviting. There were breakfast items in the fridge when we arrived and coffee and tea are also available. Very central location; close to the castle and the Royal Mile. Thanks Diane, we'll be back!

We loved our stay with Alan and Diane in Edinburgh. We arrived quite early in the morning and Diane greeted us, allowed us to stow our bags in the hallway, oriented us to where we were and how to get to where we were going. She suggested some nearby things to see as well as a good place for lunch. We took her suggestions and returned to the apartment later that afternoon where she greeted us again and took us through the flat explaining how everything worked and where everything was kept. It would be difficult to find a nicer place. This one was spotless and even boasted fresh flowers in several places. The fridge was stocked with bread, eggs, butter, jams and milk for breakfast. There was plenty of coffee and tea and the kitchen was very well equipped.
We loved the location and walked many places. Diane suggested we get the two day hop on hop off pass and use that for transportation to the various sights as well as a wonderful orientation to the city. The one we purchased included tickets to the Castle, the Palace and the Royal Yacht. It was a great value and we used it a great deal.
We met Alan the morning after we arrived and he was equally charming and helpful. In addition, the apartment is chock full of current information about where to go, what to see, good restaurant recommendations, etc.
We weren't leaving until after checkout time so the Dicksons allowed us to keep a key, stow our luggage in the hall and go off for the morning. Upon our return Diane called us a taxi to the station.
We want to give this apartment more than 5 stars!! It certainly rates first among all the Homeaway rentals in which we have stayed. We hope to return!
Wonderful property in a great locale
We thoroughly enjoyed our stay at the flat in September. It was clean, spacious and beautifully appointed, as well as conveniently located on a quiet street, yet close to most major attractions, stores and restaurants. The bed was very comfortable. Diane was a very gracious hostess. We were provided with breakfast items, tea and coffee so we could ease into our vacation. Overall, great attention to detail. Thank you Diane and Alan.
Characterful apartment near attractions in city
Diane was most helpful and left us lovely breakfast etc to welcome us. This is a comfortable stay away from hustle and noise in city yet only 200 metres from Princes street! Would recommend staying here!
The apartment is in the elegant Georgian New Town in a cul de sac off Charlotte Square which is in City Centre adjacent to Princes Street. It is within easy walking distance of most of the attractions and with good transport links. There are bus stops, a Taxi Rank, Airport Bus stops and a Tram Halt all within a few minutes walk. Both Waverley and Haymarket Railway Stations are within walking distance too. A City Tour Bus can be boarded in Charlotte Square. While the property is quietly situated there are pubs, clubs and restaurants close by. Just a few minutes away on Shandwick Place there are three late opening supermarkets (Sainsbury, Tesco and Co-op). The Edinburgh Farmers Market takes place on Saturday mornings in nearby Castle Terrace. Charlotte Square hosts the Book Festival during August and nearby are the Lyceum, Traverse, Kings and Usher Hall theatres, Churches, The Filmhouse and Odeon Cinema.
