Ian's Villa is a recently (May/November 2014) upgraded Town house at the popular Regal Palms Resort and Spa.

This spacious well-equipped house has 4 bedrooms (King, Queen and two Twins) which comfortably sleeps up to 8 people on new pillow-topped mattresses. Not only is this one of the largest houses in the resort (with 25% more space), it is centrally situated next to the small lake with water feature. You can enjoy a leisurely breakfast on the tree-shaded patio or balcony. The house has HD TVs in all bedrooms and a 60in smart TV in the living room. There is free WIFI (over 30Mb/s) throughout the house.

Ian's Villa is situated just off the US27, 6 miles south west of Disney (as the crow flies) - about 15 minutes drive depending on the traffic. All the other major attractions in the Orlando area, including the new Legoland, Universal Studios, SeaWorld, Busch Gardens, Kennedy Space Centre, the Gulf and Atlantic coasts, air boat rides, many golf courses, sports (basketball, ice hockey, football, baseball, etc) and extensive shopping malls are all within easy reach.

Regal Palms itself is a 4 star resort and spa with 24 hour reception, bar, restaurant, water park with lazy river, water slide and zero entry pool for toddlers, Banana Jack's pirate themed children's play zone, shop, gym, and business centre.

Next to the resort, at Berry Town Centre, is a Publix supermarket, CVS pharmacy, petrol/gas station, bank and several restaurants/bars with eat in/take away options, including Applebees, Sundays Grill (a British-themed restaurant), Paddywagon Irish Pub, Mia Pizza, Bamboo Wok Chinese, Dhaba Indian Cuisine and Kumo Japanese restaurant. There is a 24 hour Walmart Superstore just 3 miles north.

Ian's Villa has just been upgraded with more improvements planned. Bookings are now being taken. A website dedicated to the property is now available. Welcome! My name is Ian. I recently retired after 36 years as a Software Engineering Manager with a well-known international aerospace company. I live in the village of Sherington in Milton Keynes (about 50 miles north of London) where I have been a Parish Councillor from 2012 to 2015. This townhouse, resort and location really is the best of all worlds!

It is within easy driving distance of many top world class attractions, golf courses, etc, yet allows you to escape the main commercialised areas to enjoy peace and quiet.

Regal Palms is not a housing estate with few or no facilities like most of the other vacation rental areas, it is a 4-star resort and spa with 24 hour reception, a water park, restaurant, bar, gym, kids play area, business centre, shop.

You get an entire house with all the facilities of a 4 star hotel, for a cost which is no greater than a single hotel room.

What makes this house unique

Extensively upgraded in May/November 2014 by the new owner, including:

New pillow-top mattresses on all beds

Great, roomy place!

We had 7 adults stay here recently to attend a family wedding at Disney. There was PLENTY of room for all of us and it worked out fantastic. Very clean and nice! Only negative was the WIFI connection was really slow, so plan on using your data while you are there. Absolutely would stay there again if the opportunity arose...

Very well equipped home with a caring, responsive owner.

My stay started out a bit rough, but it was all to do with the company that manages this property for the owner. They were all minor issues...tv remotes not working, cable tv needing to be reset, etc., but the owner was extremely swift in responding to my emails and in getting the company right on the issues. The managing company lied about coming in to fix things while I was out, and didn't fix anything until I had to call again. Everything was resolved by the second day. It's sometimes difficult when dealing with an owner who is out of the country, and dependent on his managing agent for the upkeep. But Ian made it as seamless as possible, and immediately answered every message I sent. I'm certain that every single unit has some sort of issue, just because of the lack of care and respect some renters show other people's property. But it is how these problems are resolved by the owner that really matters. And in this case, Ian gets 5 stars.

This unit is very well equipped with nice tv's, internet, computer and printer, comfortable beds, towels, and sufficient kitchen supplies. The washer and dryer are both new and very large, and both worked quite well. I've stayed in another unit last year on the very same block, which was also clean and nice, but much more "bare bones." When an owner cares enough to leave an extremely detailed binder of instructions, you just know he cares about his property. The back of the unit faces the lake and fountain, which is really very nice. The king bedroom has a balcony which I enjoyed sitting on, because you didn't have other residents walking by, as you do on the first floor.

Regal Palms seems to be making some improvements too. The check-in procedure was much easier this year than last. Just be aware that they tried to get an additional security deposit out of me at check-in, when I had already paid it to the owner. Once I told them that I already paid it, they said, "Oh okay." Overall, it's a nice resort and very convenient to Disney and other Orlando attractions.

I would just like to advise future renters that they need to get or bring their own sponge, dish soap, dish washing detergent, as well as laundry detergent. I only brought detergent for the washer, and realized after my first visit to Publix that I needed the other items. It was no big deal, and I probably shouldn't have assumed it would be supplied, but if I can save someone an extra trip to Publix by writing this, then I've done my job!

On the surface it's lovely, but it needs a deep clean and a trustworthy management company (MOLD)

We came down to celebrate my sister and her upcoming nuptials. We were excited to find Ian's property with a bed for everyone, top location and access to a resort. From the initial booking everything seems great, Ian was great to work with, prompt with replies despite the time difference and once payment terms were met we were set to just arrive and start our lovely vacation. This place is so awesome, has cool technology and Ian went above and beyond to provide cool things for his visitors, but that is not enough when the basics are not be attended to. People want a safe, clean environment for their family and friends. Ian trusts his property to a rude and unprofessional management company. I was told my check it code to the condo would be available at check in, it was not. Though I checked in, I didn't realize until 30 min later, we did not have the code, checked online in my email, tried to call SAVE (didn't leave a message), went inside Regal Palms (got a new number), they didn't have it, called initial number and finally left a message and received a prompt call back. (All took about 45 Min, despite SAVE giving themselves a pat on the back for their 2 min message turn around) The contracted tenant should not have to go through 45 mins in a parking lot trying to get into their space. We shook it off, got our evening started, opened into Ian's lovely place were initially excited, picked our beds and went to get settled. I started to get the room set and walked past the back of the couch and a spring or screw RIPPED my jeans and CUT my leg. (This is something that should be reported by the management company to the owner and fixed, they trust them to do this and care for their estate and investment while away). Woke up for Day Two got in the shower and MOLD< MOLD all over the liner. It was revolting we did not feel clean at all this should have been reported and replaced, they only cost $10. SAVE dropped the ball again. At this point, I was completely frustrated. We left to enjoy our day, race back and now shower in the two clean bathrooms, which made us late for our evening. (7 women in 2 bathrooms).We realized it was time change Sunday and tried to call all the numbers provided for SAVE late Saturday and Early Sunday. After exhausting numerous calls to all numbers and leaving messages, as instructed nothing. We got out just in time, but it hasn't been easy after.I didn't trust SAVE to report out exit and it cost me. Just too much hassle here

Owner's Response: Thank you for your feedback. I am pleased you noted that I provide facilities additional to those generally found elsewhere (as I use the property myself) and communication with me is good. As with all villa owners I depend on the services of a property manager to clean/maintain it for me. I chose Save as they aspire to provide a better service and this has been supported by the comments of all my other guests. I agree the 2 specific points you raised (shower curtain and sofa) should not have occurred and I (and Save) apologise for any resulting inconvenience. Guests are requested to report all issues directly to Save ASAP, as this is the fastest method for rectifying them. They have an answering machine out of office hours. I understand you didn't use that, but instead emailed me. I understand that David, who owns and runs Save, was sick and off work at the time, and unfortunately this may have impaired their responsiveness. However, I am actively working with Save to ensure problems such as these do not occur in future. Check in: unlike other villa communities Regal Palms has a Front Desk, so guests do not need to phone a property manager from the car park. Save does not run the Front Desk - that is a separate Company (Regal Palms Resort and Spa Management LLC) and the guest's resort fee pays for that service. Save had obviously provided your details to the Front Desk. Since the whole point of check in is to get the access code (plus car and pool access), I am puzzled as to how you 'forgot' to do that, and I am puzzled further that you then tried contacting Save yourself rather than getting the Front Desk to do it, a job you had just paid them to do. Check out: All the properties have a check out time of 10am which is widely publicised. Save needs time to clean and ready the property for the next guest. A late check out compromises that. Save will try to accommodate requests, if the next booking and staff rosters permit, and if adequate advance notice is given, but it cannot be guaranteed or expected. You are complaining about not being allowed to stay for longer than you had booked. If you required a leisurely check out you could easily have arranged that by booking an extra night at the outset. It seems that you had forgotten about the 1 hour clock change on that day due to the start of summertime until quite late. I also note that another guest who stayed for 9 nights in March has just sent me a nice Thank You card, saying the house was 'delightful'.

A Great Stay!

This is the second year in a row that we have stayed in Ian's condo. Once again we had a fantastic time. The condo is so nice and incredibly comfortable. We can tell that Ian takes great pride in his home and has upgraded it beautifully. Ian is so easy to work with. He works extra hard to make sure that his guests are well taken care of. We hope to travel to Florida in the future and would not hesitate to stay at Regal Palms in Ian's condo again.

Beautiful and Relaxing

This villa is exactly as advertised. Very neat, clean and well maintained. Beautiful furnishings and an excellent water view. The balcony off the master bedroom was my favorite spot to relax and enjoy my morning coffee.
