This is a large Colonial with attached in-law suite with deeded rights to Stoneledge Beach, a private residents-only beach located just a few hundred yards away. We have made some large upgrades since last summer including some new major appliances.The second floor of the main house has a master suite including full bath and two walk-in closets and three large bedrooms plus an additional full bath. The first floor features a large kitchen, dining room, living room, family room with fireplace, office/spare bedroom, a full bathroom, a half bathroom, a 250 sq. ft. activity room, and a laundry room. There is also an attached 1,000 sq. ft. in-law suite that adds two full bedrooms and a full bathroom bringing the sleeping capacity to 18+ people. All floors are either hardwood or tile and the facility is maintained as a no-pets, hypo-allergenic, fully air-conditioned environment. The main house has a full deck and the in-law suite adds a 400 sq. ft. roof deck.

wonderful house for large family

We have rented this house for 5 years in August for my children and grandchildren. The space is wonderful, lots of room for all and privacy for the family with small children who nap. We have found the house to be clean, fully furnished, with a well equipped kitchen.

We love the location. We can walk to the beach and the village where there are restaurants and shops. We are looking forward to another fun week in August.

Home has potential but fell so far short of our expectations!

Admittedly, I have high standards for a vacation rental. I seek out homes that meet or exceed the accommodations I’d find in my own home. If you, like me, have high standards for cleanliness, and have expectations beyond the most basic accommodations I’d suggest this rental isn’t for you.

Portions of the house, especially bathrooms, were not cleaned before our arrival. The lack of cleanliness was apparent throughout the house. Floors/stairwells had not been vacuumed, and cobwebs/dust had accumulated along nearly every ceiling. The washer and dryer were dirty/rusty, bathrooms had missing/broken toilet paper holders/towel racks, the master bedroom door handle was hanging from the door and didn't function properly, windows were missing screens, light fixtures throughout were missing lightbulbs, etc.

The kitchen was poorly stocked, had a malfunctioning cabinet (broken hinge), and outdated appliances. The dishwasher door didn't operate correctly, the stove was dirty and the oven couldn't be used, and the refrigerator doors failed to close/seal. These items fall far short of an expectation set by claims of a gourmet kitchen.

The furnishings in the home were very dated, having significant wear. In one bedroom a shorter “sofabed” mattress was placed atop a regular mattress, dressers had broken drawers, missing knobs, headboards detached from frames and leaned against walls, etc.

We had several safety concerns including an entry door ramp that was prone to collapse and a deck with protruding nails which caused injury to one of our kids.

Internet/cable didn’t work for our first 3 days. Mr. Bolton gave my phone number to Comcast to resolve the problem on my own – I assumed that he would have arranged for this repair himself, or had a property manager available to take care of this in his place.

Little direction was given on the handling of trash beyond being told to use special orange bags, which were to be provided. Only 1 of those bags was provided initially and weren't replenished until several days into our stay. Apparently someone placed trash in the wrong containers. I contend better directions and the availability of the appropriate trash bags may have alleviated this problem.

I could have overlooked any number of these issues on their own, but in total they represent a substantial break from what I'd consider a normal experience with a vacation rental. I think it important to note that I was offered $350 to NOT leave this negative review.

Owner's Response: There are parts of this review that are fair and some that are gross exaggerations along with some that are completely false. I was not able to be present as usual during the 6 hours between groups of guests when my cleaning crew works. They cut some corners and have been fired. The new service has performed brilliantly so far and I expect they will continue to do so. The vast majority of the minor issues, like loose door handles, toilet paper holders dislodged, and burnt out light bulbs were not brought to our attention and took less than 15 minutes to fix. There were a few cobwebs in the laundry room and other lesser used areas. My brother, who lives less than 3 miles from the house, was at the house less than 24 hours after this group arrived to give them the trash bags and explain how the garbage worked. They completely ignored the very simple directions, which were also posted next to the refrigerator, and put all garbage, including recyclables, directly into the barrels instead of in bags. The most disrespectable handling of garbage in the 15 years we have rented this house. The appliances are not new, but they all work perfectly. The issue with the stove was that the setting for Bake/Broil/Clean is hard to read. A simple text or call would have resolved it. You do need to close the dishwasher properly for it to work. What is completely false is the cable issue. The wifi worked perfectly the entire week. On the third night of the week, we were informed that one of the 4 TVs in the house had poor screen quality. The box had gone bad. We arranged to have the cable company come the next morning and asked the guests if they wanted my brother to be present. They said it was not necessary and the box was replaced and the wifi upgraded. This group wrote the new password on the refrigerator, proving they knew of the change and that it worked. After this group left, they contacted me about their issues and demanded a partial refund. I offered what I thought was fair for the minor issues. They insisted on much more, and threatened a negative review if I did not agree. I refused their attempts at extortion. We offer 7 bedrooms, 2 kitchens, full air-conditioning, beach rights, two decks, etc. for less than $500 a night. The guests directly after this group enjoyed their 6th year with us and have already booked for next year. We continue to believe we offer a very good value, but acknowledge there were minor issues during this week that were below our standar

Great house for the whole family and our wedding!

We stayed here for a week with all of our extended family, and also had our wedding on the property. The house itself is great for a big extended family, or multiple families. There is plenty of space for everyone with 5 bathrooms, 3 living rooms and 2 kitchens, plus outdoor space, so we never felt like we were on top of each other. Access to the beach was awesome, and it is so close that you can easily just walk down and go back to the house as needed. There is also a ton to do in the area, and things for people of all ages.

What made our stay really amazing was how helpful and accommodating Rick was! He let us have our wedding on the property, which was amazing, and was available to answer all of my questions well before we ever got to the house. He was extremely helpful every step of the way, and his brother lives very close by, and was on hand to help if anything came up. Overall this was a great place to stay, and was made even better by renting from someone who was so helpful.

Great location for a family reunion

What a great place for a family reunion! We had 16 people from 4 to 76 years old, and we all had a great time. The first floor bedroom/bath worked well for my dad, who has mobility issues. My mom opted to skip the trundle bed, but found the couch in the living room very comfortable. (We had extra beds upstairs but she wanted to be close to Dad.) The teens used the in-law suite to escape the younger kids occasionally and, since access to the suite is through the main house, their parents were fine with them having their own space. The kitchen was well equipped—we cooked four nights and the only thing we ran short on were salad bowls.

The beach is wide and well maintained and the swimming area is fine for splashing around and body surfing. The swimming area is shared with another beach club. Be aware that the diving platforms and dock belong to the other beach club. My nephews swam out to the far platform, only to be whistled off the minute their hands touched the platform. Since they were the only ones in the water at that time, it seemed kind of petty but the kids went on to have a great time playing in the water.

The location was ideal for us. The manager gave us some great recommendations on local restaurants and events that made us feel like we knew the community. The Whaling Museum in New Bedford was incredible. We went whale watching out of Plymouth, ate lunch at Wahlburgers in Boston , saw the ships at Battleship Cove—and still had plenty of time to relax and enjoy the beach and the fire pit. The one rainy day we had, we played minigolf and laser tag at Laser Gate in Fall River. My folks are still raving about what a perfect set up it was.

Nice house that needs a little TLC

This was our first time staying at this vacation rental. There were many things we liked about the home… it was roomy and comfortable, situated in a good neighborhood, convenient to grocery stores and restaurants, and the wifi worked great. We enjoyed the short walk to the private beach, swimming in the relatively warm water of the bay, and appreciated the use of the many beach chairs and towels. The living rooms/family room were large with comfortable couches; the bedrooms had nice beds and mattresses, and the kitchen was well stocked and had everything we needed, but it was a little care worn. The house definitely needs some TLC, but overall is a good home for a large group or family vacation.

Owner's Response: Dear Future Traveler, We always appreciate comments from thoughtful and considerate guests. We continue to work hard to maintain high standards for comfort and convenience and it's always nice to hear we have met or exceeded expectations. It takes constant effort to maintain a house of this size and we welcome any and all suggestions for improvement. Most of the house is now 12 years old and the in-law suite is approaching 10 years in service, so we now have our share of nicks and dings. And we agree with our most recent guests that the primary kitchen shows the most wear. We often sleep 20+ people who often have many visiting guests, so there is a lot of entertainment. Anyone who has owned and operated a rental home knows that wear and tear happens at an accelerated rate despite the fact that the overwhelming majority of our guests are very gentle with our house. All of the kitchen appliances are now the second or third generation, but clearly the weakest cosmetic issue is the counter-top in the main kitchen. The laminate counters have a few dozen minor scrapes, scratches and chips. The cabinets and floors are still near flawless and we hope to be able to replace the counter-tops in the near future, but it is a major expense and we can't promise it for the 2015 season. Beyond the kitchen, we will complete our every four year cycle of painting all the interior rooms before the end of September. We will also continue to upgrade our 5 televisions and to bring in at least some significant new furniture every year as we always have. We are pleased that about half our summer guests are now repeat customers who enjoy the space to comfortably sleep multiple families, to entertain using two kitchens and two decks, and to live all together under one roof in a great location a few hundred yards from the private beach.

Very disappointing

Our family had stayed here a couple of times several years ago and had a satisfactory experience. What we found on this trip was far different. The house has not been kept up and when we arrived, found holes in the walls, a dirty kitchen and bathrooms, and linens that did not smell fresh and clean. At the end of our stay when we tried to negotiate a partial rent reduction with the owner, he was extremely unreasonable to the point of shouting at my 78 year old great aunt. We wouldn't stay here again even if you paid us.

Owner's Response: Dear Traveler, As the first review we have ever had that was not 4 or 5 stars, it is a great disappointment to us after 7 years of offering summer weekly rentals. Upon arrival, 5 hours before our agreement stated, the first 3 guests immediately began a tirade of mostly irrational complaints to my brother who had let them in. He called me and I drove 150 miles on Father's Day to address the situation. Their complaints included spare linens not folded well, beach chairs not stacked neatly and the sight of a single mosquito even though they kept leaving doors open. One of our cleaning people was there and they became openly disparaging stating "they did not like the way she looked" and refused to allow her to complete her work before their scheduled arrival time. The house was not perfect. There were no holes in the walls, but there was a recent repair that was not yet painted. I painted it as soon as it was dry. The kitchens and bathrooms were meticulously clean and all linens had been freshly washed within a few days of their arrival as they always are. They accused me of posting false pictures, even though all but the picture of the beach was recent. I offered to pay for them to stay at a local Marriott, but they declined and instead they asked for a $1,500 reduction in the rental fee. There were other imperfections. The outside furniture cushions were bleached and there were a handful of blemishes on the walls. I took an unscheduled vacation day, stayed over and purchased new cushions and made a few minor repairs. And even though it was not needed, I brought a different professional cleaning service into the house for 6 hours after they had stayed there for a few days as I had promised I would. After the first day, we received numerous compliments from them and this very large group appeared to have a very good stay. Then 2 hours before they were due to leave, they called me and told me they still wanted at least a $1000 refund. When I arrived at the house, there was dog hair on the rugs in multiple rooms and I admit, I did get angry and I did yell about the dog, but at the 8 people who were attempting to force me to give them a refund after they willfully had a dog in the house. I refused the $200 cleaning fee they had not yet paid and I declined to charge them the $500 fee the contract allows for bringing pets into the house and I asked them to immediately leave. Members of this family are no longer welcome. Other landlords beware.
