Great Home for Family Vacation!

  • 5 of 5

My family had a family reunion at this house and stayed about 9 days. We had a wonderful time, and would consider coming again. The house has some ups and downs, but for the price, was unbeatable. Here's a detailed review:

Pros:

- GREAT access to a wonderful beach (2 min walk)

- Private neighborhood, very safe

- Amazing pool - best private pool I've ever enjoyed

- Very large home with lots of room for a large group

- 2 refrigerators, which allowed for lots of home-cooked meals

- Onsite property managers were great to work with, and owner was honest as well

- Super easy access from airport

Cons:

- The house isn't as up to date as some home (e.g. TV does not have HDMI input, so you need to bring DVD's or VHS)

- Water quality is a little rough in showers/bathrooms . . . but owner provided drinking water in a great drinking water dispenser in the kitchen, so not really a big problem

- It's not a 5 star luxury home. It's nice, but a bit dated.

While I have stayed in nicer homes before, I'm giving the review 5 stars because all things considered, this house is a great deal for a large group looking for amazing beach and pool time in Cancun area. You won't find anything like it for the price and size . . . if you need a luxury experience with every latest gadget, you will spend 4 times the money elsewhere. If you want a great affordable vacation, this would be a great house to choose.

I would definitely consider returning here in the future.

Disappointing

  • 2 of 5

I'd have to agree with the last reviewer: the description of this house paints a very unrealistic picture. It in no way ruined our vacation, as the fun things we did definitely made it worthwhile. But, I wouldn't recommend people to spend their money at this house. You'll be disappointed.

Alvaro, Rudy and Francisco were very nice caretakers. Alvaro helped transport some of our group from the airport when we got split up and had no way to contact each other. Rudy was very nice and willing to do anything to make our stay nice. However, the couple of times that we tried to call Rudy or Francisco, we couldn't get through to anyone because they didn't have good cell service.

The house is very large and the pool is very nice (as long as you're swimming during the day, because the lights didn't work in the pool so we couldn't swim at night). There really are only 5 bedrooms, the 6th only has a curtain closing it off from the main area so it is very unpleasant for an adult couple to stay in that "room" (as my husband and I had to). There are plenty of beds to sleep in, that part Milan describes correctly.

The last reviewer was correct: broken dishwasher, broken pool lights, unusable and broken gas grill (requiring us to go purchase charcoal), unusable third floor door (and thus, inaccessible rooftop terrace {sad face}), majority of the windows and screens did not open properly and there was not a single place you could see the ocean from the house. We also were told we could use the facilities at the Mayan Palace resort, but when we got there Rudy said we no longer could. It's $88 for a day pass to Iberostar.

The beach is very nice, just a two minute walk out the patio doors. We enjoyed swimming in front of the Iberostar resort because it had a nice sandy bottom and there were lifeguards present. The location is nice, however, if you don't rent a car (DO NOT use Fox Rent-a-car, they scammed us out of a car-- read their Yelp reviews), you're stuck taking taxis everywhere. If you ask the security guard at the entrance to the community, they can hook you up with the taxi company who is very close and willing to transport you for the duration of your trip.

I just wish we would've gotten what we paid for.

Very unsatisfied

  • 1 of 5

The website painted a very rosy description of property, but we were very disappointed in our stay at the house. Here are some examples:

The roof top terrace was closed off. The sign said the door frame was broken?

There are no "ocean views" available from any room in the house. (Promised on the website)

Dishwasher was broken and unusable during the entire stay.

The kitchen faucet fixture was completely corroded and needs to be replaced

Many of the screens on windows and doors throughout the house were ripped or missing completely. One morning a neighborhood dog walked into the kitchen through a ripped patio door screen.

Water treated by reverse osmosis? The water in one of the upstairs bathrooms was so black that no one wanted to use the shower in that bathroom.

The gas grill was a completely gutted, and unusable. We could not even get charcoal to burn due to inadequate draft.

The downstairs toilet was clogged by some unknown object, and was unusable for most of the visit.

The house in general was very run down and in need of maintenance and updates.

On the positive side, the local caretaker (Rudy) was very helpful and did everything possible to make our stay tolerable.

Good Accommodation for Family of 11

  • 4 of 5

We rented a van in Cancun and were late getting in, but were greeted by Alvaro and settled in nicely. We had lots of space and there was an extra bedroom we didn't even need. The large pool was a highlight. We had a problem with one of the air conditioners, but it was repaired promptly. The BarBQ was usable but needs replacement. The beach was great, and the location is close to Puerto Morelos if you have a vehicle for grocery shopping, entertainment and restaurants. Milan was very patient and accommodating during the booking process. Thanks for a great family holiday!

Living in Luxury

  • 5 of 5

We had a family reunion with our adult children and their partners (plus one cousin) between Christmas and New Years. This villa was spectacular and just perfect for 10 adults. It is very large so people could "get away" from others.

The pool was amazing - very clean, large and surrounded by beautiful gardens. The Master suite was enormous with 2 balconies and a large walk in closet. The other 4 bedrooms were generous. The only downside is one bedroom did not have access to a bathroom from the hall. They had to access the on-suite in one of the other rooms.

The kitchen was well equipped. Drinking water was provided. It was large enough to accommodate everyone so we could do group cooking. The island provided space for people to congregate. There is a dining room but we ate all our meals around a large patio table outdoor.

There is a beautiful living room where we gathered in the evening and a pool table in another room. We didn't try to the TV but we didn't spend time watching it. There is also a lovely roof top seating area where we gathered every evening and where we watched the New Year's Eve fireworks from the surrounding hotels - seven displays in all!

A car is essential for getting groceries (which we purchased in Playa del Carmen at the supermarket). Our car accommodated 5 of us but we would just take the other's to the bus stop (or they would walk for 15 minutes) to catch the collectivo bus to Playa del Carmen or Puerto Morales. Sometimes we caught a taxi (inexpensive for a group).

The beach is just a 5 minute walk away. We could have gone to the all inclusive near by but we had everything we needed at the Villa. You can get day passes to the hotels which might be fun for teenagers.

I highly recommend the snorkeling trips out of Puerto Morales and the town of Valladolid (check out the cenote just a block from the main square). It is near Chichen Itza (go very early to beat the crowds).

A maid came in mid-week and cleaned the place and the pool was cleaned on a regular basis. Jack, our host, was very helpful and discreet. He lives across the street so is very accessible.

We felt were living the life of the "rich and famous" (although we didn't have a cook but we had fun cooking with the local ingredients!) It was a fabulous vacation and the Villa was the perfect vacation home. Thanks Jack!

Don't expect a return of your deposit!!!

  • 5 of 5

Great house offers everything for our extended family. However, in spite of phone calls and e-mail notes we have yet to receive the return of the deposit. I have had conversations affirming no damage and the money will be returned. What a shame to have this glorious place with such a cloud. As a result, I cannot recommend the place.

Owner's Response: There is security deposit required and if there is nothing damaged this security is returned. In this case there was reported damage by new rentals and this was cased by this client. We apology for this. Owner or the house.
