3 Bedroom, 3 Bathroom Spacious Villa With Large Swimming Pool And Garden.
Little Oaks is a traditional Istrian stone house built 8 years ago using reclaimed oak and old terracotta floor tiles. It is situated an easy 30 minute drive from Pula airport in the small hamlet of Draguzeti. A totally private villa with no overlooking neighbours and set in large gated grounds.
Upstairs the Master bedroom has a large en suite bathroom with a large bath and shower, open fireplace and verandah over looking the pool with a distant sea view. The other upstairs double bedroom (twin beds) has an en suite shower room and a verandah with similar views.
Downstairs is incredibly spacious. The third bedroom located on the ground floor has two single beds with ample room for either an additional single bed or cot to be placed (available on request). The room opens up onto the garden patio and an ensuite bathroom with a shower.
The living space on the ground floor is open plan featuring a kitchen area with large oak topped island, modern units with dishwasher, large fridge freezer, microwave, smaller fridge and modern oven and hob. There is also a walk in larder allowing for plenty of storage. On this floor there is a separate utility room with a washing machine, tumble drier and additional toilet/sink area.
The living area features a traditional stone fire place. dining table and chairs and a comfortable leather sofa. This room leads through, via a stone archway, to the lounge featuring another large stone fireplace. This room is well furnished with further sofas and armchairs, including a double sofa bed, coffee table and traditional desk. There is a TV and DVD player with a good selection of DVD's kept in the villa at all times and a large array of books!
All ground floor rooms have French windows opening out onto the gardens and pool areas.
On the paved terrace outside the kitchen a large ceramic and iron table is brilliant for entertaining and evening BBQ!! a covered terrace outside the lounge houses a smaller table and chairs providing some shade (great for children!). The stone built BBQ area with sink and preparation area is conveniently located a short distance from the kitchen and terrace. Adding to the character of the property there is a traditional Croatian Kajun adjacent to the BBQ!
The swimming pool with Roman steps is 10 by 5 metres. Situated 5 metres from the sun terrace outside the lounge it sits beautifully within the large garden. The paths and garden wrap themselves around the house complete with ample parking (would easily park 4-5 cars!). The whole complex comprising 3400 square metres is surrounded by stone walls with inset lights adding to the ambience.

A beautiful villa in an idyllic location - perfect family holiday
We stayed here at the end of August with our family and two young children. The pool and facilities were the main reason we booked and they didn't disappoint. The outside dining areas were well appointed and perfect for alfresco meals at any time of the day. The main outdoor dining area a real favourite as even in the heat of the day it is sheltered by a beautiful tree. The beds are all really comfortable and separate bathrooms made life very easy. I had to work a little while away and the wifi and mobile connections were really good.
The pool and gardens are exactly as they are on the photos - stunning. Perfect for a game of volley ball in the pool and the shallow end the right depth for our 8 year old. There was plenty of room in the house if you needed your own space. We love to cook and the facilities were great - everything you needed was available.
There are several supermarkets in nearby Porec which are open to 11pm or Midnight which was really handy for that first shop on the first day.
It was our first visit to this part of Croatia and it is truly beautiful. Lots to do and see for all, from hill top villages to beautiful Rovinj and two water parks nearby (highly recommend AquaColours - would take some beating).
The housekeeper was attentive and on hand if you need anything.
Altogether a wonderful holiday and we look forward to returning very soon.

Lovely green oasis
Little Oaks is a spacious, well maintained and equipped, self-sufficient holiday home. It is a great basis to explore Istria and return to for a fab sunset by the pool.
We have enjoyed it very much again, 2nd year in a row.
We had a perfect family holiday at Little Oaks. It felt so serene, but all the attractions of the region were still easy to access. Istria at its best!
Wonderful accommodation in a secluded paradise
Little Oaks is a beautiful well maintained villa in a secluded part of the Istrian countryside. As a family group of 5, with 2 young children, it was everything we had hoped for. The pool was a particular favourite - big enough for a real swim but small enough to be safe for the children. The house was clean, spacious with very comfortable en-suite bedrooms and well appointed kitchen and living area. The weather was very hot so we ate outside for most meals, made all the more enjoyable by the shade from the Oak trees overlooking the patio., There's lots to do in the area - zip line in Pazin, aqua park in Porec, boat trips, sunsets, beautiful seaside villages in Rabac and Novigrad together with wonderful mountain scenery. All in all a wonderful holiday with wonderful accommodation.
We stayed here for a week and it was such a relaxing retreat for us. Lovely, quiet and relaxing. The villa is far enough away for peace and quiet but not too far that you couldn't get shopping or pop into town to explore. Well situated to reach nearby towns and villages for dinner, exploring and seaside (you will need a car but it's only a short drive to reach places). Property very clean and well looked after with beautiful gardens and pool. Would definitely go again, we had a lovely time and we didn't want to go back to work!
Simply the Best
We spent two wonderful weeks with our friends and their 3 children at Little Oaks. This villa is special and exceeded all of our expectations. It is spacious, comfortable and very well equipped. The large secure gardens are maintained in excellent condition, with the piece de resistance, the lovely pool which provided us with hours and hours of enjoyment.
The secluded location allowed us all to fully relax without any concerns about the noise that 3 young children can make. The design and layout of the villa and grounds means that both sun and shade are always available which kept everyone happy.
If travelling from the UK during peak holiday periods I would recommend considering fly/drive. We drove all the way and the traffic, on the Saturday, through Germany, Austria and Slovenia was horrendous. Was it worth it? Certainly was. After a warm welcome from Natasa and a look round the villa the journey was forgotten. Within minutes of arriving the children were in the pool and we were relaxing on the terrace with a glass of wine. A perfect beginning to one of our best ever holidays.
We are always thrilled to hear that our guests have had a wonderful holiday and that they loved Little Oaks as much as we do.
I would agree with the comments about travelling - I know that a few of our guests had very tedious journeys this year, due to very heavy traffic on the road.
The nearby village of Sveti Lovrec has many facilities including a wonderful pizzeria, grocery shop and cafe. The coastal towns all situated within easy driving distance (Porec, Vsar, Rovinj) have a wide variety of historical and coastal entertainments.
