Couples or families are welcome at this beautifully renovated, immaculate cottage at the mouth of the New Meadows River, an hour north of Portland and just steps away from the high tide mark. Wake up to southwesterly views of Casco Bay, breathe in the salt air, and watch the comings and goings of local lobstermen as you adjust to a slower pace. In fact, any one of them would be happy to provide you with dinner fresh from the boat. Although not directly on the ocean, the cottage does have water views. Access is down a short right of way where kayaks, which may be rented nearby and delivered, can be launched from a small pebble beach. Adirondack chairs and a cedar picnic table for guests overlook the water. The beach, with its tide pools, sea glass, and other treasures, is a magnet for children of all ages, and one that will provide hours of entertainment.

A kitchen, dining/living room, sun porch, bedroom with twin beds, and bathroom complete the downstairs. Upstairs are two more bedrooms, each with a full-size bed. A pack 'n play, high chair, and child safety gate are available for families with little ones.

Minimum one-week stay with Saturday turnover from June 23 - August 24.

Local area: Bath, with its many antique stores and the Chocoate Church Arts Center, is only a fifteen-minute drive. Easy day trips can be made to charming Camden or Boothbay Harbor, L. L. Bean and numerous outlets in Freeport, and the historic Old Port in Portland. Cultural attractions in the area include the Portland Museum of Art in downtown Portland, the Maine Maritime Museum in Bath, and the Farnsworth Museum up the coast in Rockland. At nearby Bowdoin College, Maine State Music Theater offers professional summer theater at its best. The local area has much to offer, and whether you prefer to stay active or relax in the sun at the beach, you'll enjoy your stay in these bright, breezy surroundings.

I'm a retired middle school teacher and live in Phippsburg, just a few miles from my cottage. It gives me so much pleasure to be able to provide a bright, cheerful, clean cottage for guests to relax, reconnect with family, and enjoy all that midcoast Maine has to offer.

Why Kathy chose Portland and Casco Bay Area

The cottage was built in the early 1900s and has been in the family for many years. In 2005, I took the plunge and spent six months doing a complete renovation. It was a busy time, as anyone who's ever built or remodeled a home knows, but it was also loads of fun and very rewarding to see the end product. When they were kids, my children spent all summer down by the shore, swimming at the little beach in the picture, climbing over the rocks, and spending endless hours checking out the changes since the last tide - just what kids are supposed to do on vacation.

I just wanted to send you a note and let you know what a WONDERFUL time we had at your cozy cottage last week!! Our vacation was spectacular in every sense! Your cottage is just lovely and we were more than pleased with everything. It was clean, comfortable and located in such a beautiful fact, we couldn't believe the beautiful views of the water from every window (with exception of twin bedroom on first floor). We all loved walking down to the rocky beach and looking for shells/sea glass and just relaxing at the cottage. And we certainly kept busy too....loved Popham, Totman Cove and Head Beach! Thanks for all the great suggestions! You are so fortunate to live in such a beautiful part of Maine!!! We certainly hope to visit again in the future!

The kitchen is stocked with a few spices, Pam, sugar, tea, coffee, filters, sandwich bags, plastic wrap, and foil. The refrigerator is stocked with the usual condiments. The cottage has electric heat for guests in early spring or late fall. Well-behaved pets considered; $100 pet fee; two pets $150. A state park pass is included with your stay, so entrance to any state park in Maine is free.

We really loved the cottage!! It was so nice to have items available that you didn't think you forgot or a lobster pot with all the "fixins'" Would recommend highly for anyone to rent & enjoy. You could use a little work opening up the's beautiful!!

“A Very Private Cove; Old Maine”

My wife and I along with our 36 yr old son stayed recently and had a wonderful time. The cottage was fully equipped, comfortable and meticulously clean. Water views and a very short walk to their waterfront. Another short walk or drive to Anna's Water's Edge Restaurant for fresh catch fish or lobster. Nearby golf, kayak rentals and a fabulous private Totman's beach and famous Popham state beach (free passes supplied). Hike?; how about Morse Mt and then to the beach below. You won't be disappointed.

Wonderful family beach retreat

I have been vacationing at the “Cozy Cottage” for three years and can’t say enough about how truly cozy and comfortable the place is. My family has been going to Phippsburg Maine for over 30 summers and I have stayed in many rental properties in the area. It was hard for us to find a place that was clean and had beds you could actually get a good night’s sleep in. This lovely cottage is not only modern and spotless but it has the most comfortable beds with amazing views of the nearby harbor. The owner accommodates your every need. She has fresh linens and towels, beach chairs and umbrellas, a grill, games galore for rainy days and fun filled nights, a kitchen equipped with just about any of your cooking needs and a sun porch that is to die for. My family spent every evening on her screened porch, enjoying cool breezes and the sound of the ocean waves, as we watch TV or played cards. The bathroom and kitchen are clean and roomy. Each summer we always make plans to visit more local restaurants but never seem go out more than once during the week because of how easy it is to get fresh local fish and cook at the cottage. The cottage also has a small little rocky beach nearby on the harbor with Adirondack chairs to relax in on the lawn while you watch the many fishing boats travel by. You can launch a canoe or kayak from here and travel very far on calmer inlet waters. What I love most about this cottage is how much light comes into the place. There are so many large windows that also keep the rooms cool even on the hottest summer days. We hardly ever use the fans provided. The owner also provides a pass for access to a local sandy beach only a 10 minutes drive away that is perfect for kids. We spend every low tide there playing bocce ball. If you don’t know the area there are binders of information provided to guests on places to see while in the area. I look forward to every July getting together with extended family and staying at the Cozy Cottage. It is also great that the owner is local and easy to contact if you have a question. I give this property an A+ rating. My family will continue to come here for many summers to come.

Lovely home and area

Our family (two adults and four children) was very happy with our recent stay in this cottage. The owner was easy to communicate with- timely in her responces and helpful. She had all the information needed available at the cottage for us to easily explore the area. We very much enjoyed the Maritime Museum, Popham Beach, the Popham Fort and Totman Cove (our favorite!) as well shopping/dining in Bath.

The cottage was very well stocked and we lacked nothing during our stay. Even brought items along we would not have needed such as a high chair and a pack n play.

The only one problem we noticed was mold within the cottage, especially the downstairs bedroom and the bathroom. But I assume this is to be expected as the house is very close to the water. It did not pose a problem for us but I know some with allergy issues may appreicate knowing about it. The cottage was otherwise very clean and kept up well.

Overall we had a wonderful stay and are excited to perhaps return another year.

Owner's Response: Bathrooms by the ocean can often be damp, so once summer weather arrives, I add an oscillating fan to help circulate the air after showers. Upon close inspection of the bedroom, I did find some surface mold in the window tracks and on the window frames up under the blinds, and that has all been thoroughly cleaned and removed. I've also put in an air purifier, just to be on the safe side. My listing mentions that I provide a high chair and pack n play, but I'll make sure that information is more prominently placed. No sense bringing things that aren't needed!

Clean, bright, cozy, far away but so close

Want to be away from the main drag of route 1, but still want to be close enough to an awesome little city to pop up for an awesome dinner, or a day of sight seeing in the midcoast? This is the perfect spot! I will have to say that I am a native Mainer, but now exiled out west, I go home to Maine with a new set of eyes. Phippsburg is great, you've got Popham Beach, Fort Popham just about 15 minutes away. There are so many preserves down that way we lost count, so you have plenty of hiking opportunities available all around you. The house itself is clean, bright, sunny. There are a few houses around you down in that little paradise of a dirt road, but the neighbors stick to themselves, although always give a friendly wave or nod as they drive past. The right of way to the water is great, you just walk across the little road, and bam, you are at the water. There are chairs and picnic table to chill at and enjoy the view, and listen as folks on their boats have conversations across the water at each other, lol. Love that. Kathy has made an INCREDIBLE comprehensive guide about the area, about the house, in a 3 ring binder. So if you have never been to Maine before, she has you covered!! You will never run out of things to do. We ate in Bath several times, and shopped at Reny's and did the Maine Maritime Museum, all just a mere 13 miles up off the peninsula. When you return to this little slice of heaven at night, every thing is quiet. All you can hear are the waves lapping at the rocks, and an occasional coyote off in the distance. Its so dark at night that you can see the stars in their blazing glory. We brought our 3 dogs and they had a wonderful stay there, what a blessing to have been able to brought them. If you have kids, I can only imagine the fun they'll have at all the countless beaches, coves and preserves. I know one reviewer said there was glass and litter across to the little beach near the cottage....I looked, and yes there is some glass, Maine is not immune to litter, it happens everywhere. However, growing up there I can tell you we always wore water shoes, because the rocks, broken shells, periwinkles and barnacles can be just as sharp as glass. Please dont let that put you off from bringing your kids here. If you don't like little rocky beaches, drive the few miles over to Popham, or go hike Morse Mountain which will spit you out onto a GORGEOUS often empty sandy beach. Bottom line, we had an AMAZING stay. Book it!

Car: necessary

Just a mile away are an oceanside 18-hole golf course, waterfront spa, kayak rentals, sailing trips, fishing, bistro dining at the Pilot House, and casual outdoor dining at the Ledge's Pub - all open to the public and located at Sebasco Harbor Resort. A brief walk will take you to Anna's Water's Edge Restaurant, and only two miles away is Totman Cove Preserve, a beautiful, undeveloped beach for residents and their guests. A short drive will take you to hiking on Morse Mountain, swimming at Popham Beach State Park, exploring at Fort Popham, and lunch or dinner at Spinney's. A state park pass in included with your stay.

This is the perfect cottage if you plan to attend a wedding on the Phippsburg peninsula. It's close to Sebasco Harbor Resort as well as other popular wedding locations such as Small Point or the Popham Chapel, yet is reasonably priced so that you can afford to stay for the entire week. If you're traveling all the way to Maine, why not make a vacation out of it?
