Le Terme Haut, which comprises the Main Farmhouse and a converted Barn, is part of a tiny rural hamlet set amongst neighbouring fields, farms and vineyards, with beautiful distant views of the valley of the river Dropt. Very well located in an area famous for its 13th century Bastide towns with their charming arcaded central squares, it is just 7 km from Eymet, 23km from Bergerac airport, and 1 and a half hours from Bordeaux.

The property, which has immense character and charm, is set in a one acre garden. The property has been owned by an English family for the last 30 years. It is therefore a 'Home from Home' very well equipped , it is tastefully furnished with antiques, paintings, and oriental rugs. Recently refurbished, it is equipped to a high standard including WiFi Broadband internet access, three English satellite tvs (free sat), and a wine cooler in the Main House kitchen.

The garden is delightful for children and adults alike. The old stone buildings with their red Dordogne tiles, the original bread oven, the two wells (fully secured) and the cherry orchard take you back in time. You can dine alfresco under the vine, or relax by the large 11 x 4m heated private pool with electric security cover, from where there are beautiful views down the valley. The Pool is heated for a supplementary payment during the shoulder seasons, and is complimentary in peak season. Patio furniture, sun loungers and shades are provided. There is also a building housing a large Games Room with table football, pool table, 42" flat-screen English satellite (free sat) TV and DVD. In the garden there is an all- weather table tennis table.

*You are obliged by French Law, to keep the electric security cover in place during times of non-use. It is at your own risk to leave the security cover open. Full instructions are provided.

The Main House (sleeping 8 + cot)

Kitchen - The kitchen is well equipped and offers: fridge/freezer, wine cooler, microwave, electric oven, hob, washing machine, toaster, cafetiere, and iron (stored in hall cupboard) .

Dining Room - a pretty Farmhouse dining room with tiled floor and beams, offering space for all to eat comfortably. French doors leading to:-

Gravelled terrace and delightful al fresco dining area (seating 12) under the vine.

Living Room (6m x 7m) - a spacious and beautifully tranquil room, offering peace and a convivial cool ambiance in summer, whenever there is a need to escape the heat of the garden for comfortable indoor time.

Bedroom 1 (4.5mx4.5m) - this spacious ground floor bedroom is accessed up 2 small steps from the living room, and through a small inner hall which gives complete privacy from the main living areas. A great place for grandparents or a couple needing space away from the main living area. This comfortable bedroom, with large double bed, bedside tables and lamps, , plenty of a hanging and storage space and hair drier provided, enjoys a lovely aspect onto the top part of the garden through French doors.

Adjacent to the bedroom is a full sized family bathroom with a bath (shower over).

The spacious hallway has a beautiful stone fireplace and gives access to a rear cloakroom,.

Access via the stairs to the first floor.

First Floor

Bedroom 2 - a comfortable twin bedroom equipped with hanging space, drawers and bedside tables and lamps.

Bedroom 3 - An attractive double bedroom with wash basin, also equipped with hanging space, drawers and bedside tables and lamps.

Bedroom 4 - a further comfortable twin bedroom equipped as above.

Family bathroom - including a bath (shower over) basin and WC.

Travel cot, high chair and stair gate can be provided for the Main House on request.

The Farmhouse is spacious, comfortable and enjoys lots of beautiful original features. Fans are provided.

The Cottage (sleeps 2 adults and 2 children).

This charming converted barn provides the following accommodation:

Downstairs, there is an entrance hall with a passage off leading to the double bedroom (bedroom 5) with large double bed, wardrobe, chest of drawers and lamps. There is an en-suite bathroom, with a bath (shower over, WC and hand basin). The Bathroom can be accessed equally from the double bedroom and from the entrance hall.

Off the passage leading to the bedroom, there is a sleeping alcove (known as a ‘coin nuit’ in France) housing two bunk beds (children only) with storage drawers beneath.

On the first floor, there is a spacious open plan room with charming stone walls, high beams and a beautiful view down the valley. There is dining table for 4, comfortable seating and a small kitchen area which is suitably equipped should the cottage be rented alone.

We are flexible over group size. We can let the whole property for up to 10 or 12, or the Main House on its own. In the latter case, the Cottage would not be occupied so you would still have EXCLUSIVE USE of all facilities.

In the shoulder months, May, June and September, it is possible to rent the Cottage out separately, again should we accept a booking for the Cottage, we will not take a booking for the main house, giving you exclusive use of the pool and other facilities.

Besides being wonderful cycling and walking country, golf, tennis, horse riding, fishing and canoeing are all available within the vicinity. There are chateaux and wine tasting, good restaurants, colourful weekly markets, and summer festivals, and of course, foie gras, for which the area is famous.

All in all, this property is set in lovely countryside, accessible to many local towns and villages. It is a perfect country property, not overly modernised and offering true French Countryside simplicity with the additional delights of a heated pool, dishwasher, Satellite TV and WIFI and a great games room for all the family.

PLEASE NOTE: OUTSIDE OF JULY AND AUGUST WE CAN BE FLEXIBLE WITH BOOKING EITHER THE HOUSE, THE COTTAGE OR BOTH TOGETHER. THE COTTAGE IS €700 PER WEEK OUTSIDE OF JULY AND AUGUST. THE HOUSE OR COTTAGE ARE NEVER LET TO SEPARATE PARTIES AT THE SAME TIME.

Eymet, our small local town, is a very attractive example of Bastide architecture with its charming arcaded square and medieval and renaissance architecture. It has all types of shops, restaurants, cafes, two supermarkets, and a good medical centre with English speaking doctors. There are colourful market days in the local towns offering an abundance of cheeses, pates, conserves, local wines, fruits and vegetables. (Don't miss the Issigeac sunday market.) The delightful market in Eymet has taken place every Thursday since the 13th century and there is also a wonderful night market every tuesday evening specialising in locally produced food.

A day at the Chaudron Magique is a must for animal lovers, an organic farm with 20 hectares of and many animals living in harmony with one another; the mandarin ducks, the black pigs, the highland cows. Learn the art of milking the angora goats and making cheese, then share a picnic with your family in a secluded shady picnic spot.

Tour of the local bastide towns, culminating in Monpazier, (here you can also see the beautiful hand blown glass being made), and imposing and atmospheric Chateau de Biron set high on a hill near Monpazier.

The fascinating hill town of St Emillion (1 hour drive), a UNESCO World Heritage Site, with its famous vineyards and fascinating museum of ancient pottery.

Beautifully renovated and trendy Bordeaux, is also now a UNESCO World Heritage Site (90 minutes drives)

World famous cave paintings of Lasceaux 2 - an amazing copy of the original Lascaux caves which had to be closed to protect them.
