About Bill & Betty Ann Tis
Betty Ann and I are recently retired. We have owned our home in Coral Bay for 8 years and have enjoyed it immensely (as will you). Betty Ann raised two kids who are now an attorney and a PhD candidate; and I spent 40 years in the industrial chemical business. We like to travel, mostly to warm places but it is hard to beat St. John. With 3 grandkids living in Colorado, we commute back and forth from Denver a lot. We have a long history of community service thru our church, YoungLife Youth ministry, and The Caribbean Youth Network. Although we are new to VRBO, our ON-ISLAND Property Mangers, Julie Van Pelt and Jack Brown are neighbors and Superhosts. They have 17 years of experience as residents of St. John and Julie operates an award winning catering business (East West Catering). She has a room service menu in Coral Bayview should you wish to sample her cuisine. She also speaks conversational Spanish, French, and Norwegian for our International guests. Together, Jack and Julie can take care of all of your needs and answer any questions you may have about the island of St. John including beaches, hiking trails, best snorkeling spots, dining and shopping.

Of all tropical destinations we have visited, none come close to St John. Twenty beaches and 22 hiking trails. With just a 15 minute hike along most of the shaded trails you can end up on a beach with few if any other people. The snorkeling is second to none. Crossing paths with 7 foot nurse sharks (they are harmless) or 15 foot wingspan eagle rays is the best.
What makes this Studio unique
Betty Ann and I have rented many houses on St. John prior to purchasing a home. And since purchasing this property we have hosted dozens of friends and relatives. We all agree that being close to the harbor is a huge plus. The view from the mountain top properties is beautiful but the view looks like a postcard, no movement. Being closer to the harbor allows us to watch the boats coming and going; donkeys, goats, and horses meandering; and cormorants, egrets, frigate birds and pelicans surveying the water for dinner. We also enjoy occasionally walking to our favorite haunts; Skinny Legs, Oasis, Aqua Bistro, and Indigo Grill. And we can pick up groceries or beer with a one-minute drive.

Coral Bayview, Very Relaxing June 10th - 17th
Jack picked my husband and I up from the ferry, shared lots of helpful information about the island, and welcomed us to the studio. Coral Bayview studio was clean, quiet, and relaxing. Julie prepared banana bread and fresh fruit for our first morning. Each day we enjoyed the view from the large deck. This was our first trip to St. John. Staying on the quiet side of the island was exactly what we wanted. The beaches on this side of the island were not crowded at all. We explored a new beach each day. Coral Bayside provided everything we needed to spend the day at the beach like beach towels, chairs umbrella, and cooler with ice pack. My husband and I look forward to returning real soon!
Coral Bay View -May 4-11
This was our first trip to St. John and we enjoyed every minute we were there! Jack and Julie were great hosts. Jack picked us up at the ferry and pointed out the best beaches and other points of interest. We had such a great time snorkeling , hiking and exploring the island. Having a Jeep to rent on the property was a big plus. I’m glad we chose to stay on the quiet side of the island...many of the beaches on that side had few people. We enjoyed going to Skinny Legs for great hamburgers and drinks as well as Aqua Bistro, both are minutes away. The best food we had was Julie’s room service! So tasty and thoughtfully prepared. She also provided us with homemade banana bread, fresh fruit and her kombucha on our arrival. The studio was very comfortable with a great view and large deck to sit out on. Seeing all the goats and donkeys was fun too. We hope to return soon and stay with Jack and Julie again!
Clean Studio, Not Very Relaxing
We spent 5 nights at Coral Bayside Studio. It was our first trip to St. John, and we were excited to be staying on the quieter side of the island. We loved the island, which makes it hard to write a less than excellent review for the property. But we were relieved to leave, which to me means it wasn't a 5-star time for us.
- Very clean
- The deck is large with expansive views of Coral Bay
- Very close to the grocery stores, and couple of restaurants in Coral Bay
- Despite there being 4 units in the house, it was very quiet
- They provide all the beach gear you could possibly want, which was really nice.
- The view shown in the photos is not accurate. While we are very aware, and sympathetic to the hurricane damage from a couple years ago (and now a drought) that this community has had to withstand, we also felt a little misled. The plants shown are not there, or a brown. The buildings in the photo taken from the deck were blown apart and the framing and debris are still sitting there, along with a large dirt parking lot where some broken down trucks were being repaired.
- Upon arrival there's a 30 minute debriefing by the property managers in the unit. They sit and go through an extensive rules list, which we have never experienced at another rental. There is also a published list of costs for lost or damaged items that were exorbitant (one hundred dollars+ for things like towels). It was also mentioned that we can't put anything on the bed, as it is white and they don't want any stains. We were told that care needed to be taken to not have any lotions or oils on your skin when you went to bed. We never have had such specific instructions from a rental property before, and it definitely made us really nervous about everything we did in the studio.
- We rented one of the Jeeps from the property. While it was a great deal, I wouldn't do it again. There isn't any protection for your lost vacation time/safety in the event of an accident, as there is no personal insurance, or other rental car you can have if yours breaks down. They are older cars, and some of the other
We really debated not leaving a review at all, as we have never left one that wasn't entirely positive. But in the end, we couldn't wait to move on to our next rental, when we left. We felt very scrutinized, and as if we were a burden while we were there. The island and Coral Bay are STUNNING, and we will absolutely come back again, but not to Coral Bayside Studio.
Emma’s review was the first we were made aware that she had any misgivings or issues with her stay. During her stay we checked in with her via text every couple days to see if she needed anything and was having a good time. Never did she mention that she was having any problems or issues with her stay.
As regards our photos. The island had been experiencing an extended drought prior to her stay, which caused several of the flowering plants on the property to not look their best. Unfortunately we cannot control the weather. Our water supply is limited solely from rain captured on our roof & we were unable to use our limited water supply to water the landscaping.
The hurricane damaged building Emma is referring to is still in the process of being removed. It hasn’t seemed to be an issue with any of our dozens of other guests that truly understand that we endured two Cat 5 hurricanes. The one truck that was being repaired in the lot across the street from our property was only being worked on for a day, and was a very temporary situation that is not ongoing.
Our welcome greeting only takes 10-15 min. and consist of showing guests how the WiFi, Bluetooth speaker, TV remote and SiriusXM music channels can be accessed as well as cautions about over exposure to the sun as well as some driving precautions.
We do request that guests use the provided luggage racks and not put their suitcases on the bed. We do also request that if guests have used any bronzing or tinting sunscreens that they please shower before getting into bed to avoid staining the bedding.
All of our rental cars carry full insurance with certificates in the glove box and as regards problems with her rental Jeep during her stay, she had NONE. And while our rental Jeeps are not brand new, they are professionally maintained and trouble free and are half the cost of newer Jeeps and are pictured in our photo gallery with the prices for anyone to view. If for some unforeseen reason, one of our rental Jeeps does ever have a problem, we DO have a replacement Jeep always at the ready that we could immediately provide.
I believe what Emma is referring to as feeling “very scrutinized” is that we do a guest check out at the end of every stay that takes about 5 minutes where we do a quick walk thru to make sure you didn’t leave any personal items behind. We contacted Emma and offered her a partial refund which she refused.
In conclusion, Emma’s review is very misleading. Please check out all of our other 5 star reviews, and we assure you that your stay with us will be magical & memorable.
Central Coral Bay location.
Jack met us at the ferry and Julie welcomed us to the studio. Everything was clean, well organized and ready for us. We rented a Jeep from them for the 10 days. It’s really needed if you want to explore. It reliably got us to some obscure places. (Check our little Lamesure beach).
We sampled one of Julie’s gourmet dinners and it was amazing.
There is a constant breeze that makes A/C unnecessary. Sit on the porch and enjoy the experience! After midnight it’s good to close the doors and block out the night noises.
There are several good Caribbean style restaurants in walking distance.
Check out was easy and Jack returned us to the ferry. Great hosts, great atmosphere. Just let it in!
The quiet side never disappoints...
This was our second trip to St. John and having Jack and Julie as hosts. It was good to see them, Kai, and the island post-Irma and Maria. Some things have changed and are new, but so many things haven't. Even though we enjoy Cruz Bay and ventured to that side a couple times, there is something to be said about Coral Bay and the quiet side of the island.
The stay starts off so conveniently with being picked up at the ferry dock (and of course the drop off when it's time to leave paradise). Having a rental as an option with the studio is such a bonus. A must have is Julie's mango coconut bread waiting for you at the studio. It's like no other bread you will consume! The studio is convenient and perfect for us. All of the amenities and offerings described and provided with this studio are exactly what you will need. Nothing has been overlooked!
We ventured out and explored more this trip. The east side of the island has so much to offer when it comes to the Bays and places to eat. Jack and Julie are a wealth of information when it comes to honest, local knowledge - ask them questions and their opinions. We took advantage of having Julie provide her talents and three dinners for us. She is a true pro and the food was phenomenal! Don't question it, just order room service. You will be glad you did! :)
Read the guestbook entries in the studio and all of the information in the binder that is provided. This is very helpful and beneficial as it provides first hand experiences and tips. Enjoy over coffee on the patio while watching the sun rise and listening to the animals.
We plan to come back again and to the studio. It's starting to become a home away from home, and we learn new things with each trip. Book the studio, enjoy what the island has to offer, and relax on this piece of paradise!
If you’re thinking of staying on the Coral Bay side of St. John ... book this place!
Coral bay view studio is just about perfect! Centrally located to all the great places to eat on the Coral Bay side of the Island like Skinny’s, Rhumb line, Pickles, Aqua Bistro, Isolo etc. If you want a true taste of life on St. John and do not want to feel like a tourist then the Coral Bay Area is for you. The studio apartment is quite roomy. The bed was extremely comfortable with nice linens, pillows and comforter which is so crucial when away from home! We were there in the beginning of March and didn’t need the AC. We slept with the cool ocean breeze as it came in through the large sliding glass doors. The porch is lovely. Very spacious with a beautiful view of Coral Bay. I watched the sun rise almost every morning with a book and cup of coffee. The studio comes equipped with everything you could need for your excursions on the trail and to the various quiet bays nearby. Beach chairs, coolers, beach towels, floats, snorkeling equipment, hiking backpack etc. Coffee and tea, microwave, toaster oven, fridge, etc. were also useful and we were glad to have them. Julie and Jack were extremely helpful. Jack gave us a great tour of the island when he came to pick us up from the ferry and Julie offered dinner as an option most nights. We ordered lobster one night through her catering business and everything was delicious and cooked perfectly! We rented a Jeep through them too which was so convenient. Jack is an official Jeep mechanic so that too gave peace of mind while driving the roads on St. John! I had mixed feelings with this review... happy to give a good review but also don’t want everyone finding out about this fantastic little place in Coral bay. Every day we spent in St John was pretty much perfect and we hope to be back next year!
