About the property

Villa by the pebble beach has breathtaking sea view from each terrace

Our spacious house has a pool, and three apartments, each with a separate entrance, and ideal for family vacation.On a ground floor there is the first apartment of 35 sq m. It has a bedroom with king-size bed, living area, kitchen and bathroom. Apartment has an access to the yard of 200 sq m with pool area.

Second apartment of 60 sq m on the first floor has two bedrooms, one with king-size bed, and another with two beds. It has big equipped kitchen, living area and bathroom. Apartment also has two terraces of 40 sq m with sitting area for ten people. It also has a sea view from the living room, as well as from both terraces which makes it a perfect setting for group or family dining.

Apartment on the second floor has 2 bedrooms, with king size and twin beds, respectively, and each is with a sea view terrace.There is also a bathroom, kitchen with balcony and exit on the terrace. Apartment has area of 50 sq m, plus terraces of 20 sq m.Villa also has big yard with sunchairs and sunbeds.

We are only 70 meters from the beach with crystal clear water, same as from the supermarket and restaurant.


Razanj,a village only 800 meters from our bay, is almost perfectly positioned. It's secluded, and off the usual tourists paths. In the same time it's only short drive from no less than three UNESCO World Heritage sites: Diocletian's Palace in Split, medieval city centre of Trogir and Saint James cathedral in Šibenik. You can also visit another UNESCO's jewel, ancient Greek Stari Grad Plain on island Hvar. Furthermore, easily reachable are two national parks, Kornati and Krka.

In the village you can find restaurants, pizzeria, small green, fish and fruit market, café bar.The residents of Razanj live off the sea and local fresh produce.Here you can experience the flavours and savours of fish and green markets, buying fresh daily produce, just like you are local. Cafés and restaurants are at your fingertips and only 700 metres from the Razanj Villa. There is a very popular seafood restaurant called Ladja, settled in the centre of Razanj, serving the daily catch bought directly from the local fishermen. Village is ideal to reach by walking near sea.


From our bay Mezaroca boat to nearby Rogoznica sails every hour,and it takes 10-15 minutes to reach this picturesque small town. There you can explore few dozens of excellent fish restaurants, pizzerias, ice cream parlours, aquarium, and markets. It's a perfect spot to enjoy summer evenings.


Daily trips to nearby national parks Krka and Kornati are available from our bay and from Razanj. Just as well, you can visit secluded bays and beaches, and other local natural and historical attractions.The Kornati national park is the densest island group in the Adriatic, with small fields, hidden oases of large-crowned pines and olives, quiet and sheltered bays, ideal for escaping the noise and stress of daily life. The cultural traces of the past, scattered all over the rocks of this now so peaceful stone desert, are proof of permanent and restless life in this region.

The Krka national park, a string of spectacular waterfalls and canyons can be toured from the water, by road or on foot. It is possible to take an organised boat trip and see Skradinski Buk from Skradin, together with the boat trips to islet of Visovac with medieval Franciscan monastery, or Roški Slap cascades upstream from Skradinski Buk.From nearby Split there are ferries and speed boats to the Central Dalmatian islands, including Hvar, with another UNESCO's jewel, Stari Grad Plain, or Hvar town with beautiful medieval and renaissance architecture, including the oldest public theatre in Europe. This island is also known for its spectacular night life and sense of global jet-setting. There are also daily trips to islands Brač, with one of the most beautiful beaches on the Mediterranean Zlatni Rat, or history-filled island Vis, with nearby Blue Cave on islet Bisevo. Split with its unique palace built as a retirement home for the Ancient Roman Emperor Diocletian is just a short drive away, as well as medieval gems Sibenik and Trogir.


Razanj and Mezaroca bay vicinity can also be explored by bike. We will provide assistance in bicycle rent, and suggest you the most attractive routes. The whole area is well covered with cycling trails, where you can enjoy countryside, sea views, fresh air and scent of lavender as you ascend the Movar hill toward the old fortress, or watch dolphins playing in the warm Adriatic waters. After a day of cycling, treat yourself with a massage right there in our apartments.


In Rogoznica, a must see tourist destination is Marina Frapa. Next to the marine is unique natural phenomena, salt water lake Zmajevo Oko (Dragon's Eye), named after the local legend about the dragons living there.Not much farther is Primosten, small town built on a small island connected with the mainland. There you will find exquisite seafood restaurants, some of the finest wines in Croatia, vibrant nightlife with one of the biggest Croatian discotheques Aurora, and permanent exhibition of beautiful yachts in the town's harbour. Primosten is only 7 kilometres from Razanj, or 2 nautical miles by boat. We can organise a car or boat hire for you.


According to an ancient Greek legend, Rogoznica area was home of dragon called Murin. He had the power of giving life and death, and protecting this area from wars, hunger and diseases.To make him content, the local residents would every year offer the dragon the most beautiful virgin as his wife, and not a single one survived the wedding night.One year, a brave young man called Aristoles, famous for his winged white horse, fell in love with the most beautiful girl in the village Lucija, who was promised as an offering to the dragon. In a fierce fight Aristoles wounded the dragon with a spear through his chest, and raged Murin took his own eyes out. One of dragon's eyes plunged to the ground and formed the lake of Zmajevo Oko.Today, it is said that if lovers swim in the lake together their love will last forever.


Razanj Villa is a perfect location for a family getaway out of beaten tourist paths, away from hustle and bustle. The local attractions are waiting for you to explore it, and we can organise a car hire for you.As mentioned above, Razanj is positioned near three sites from the UNESCO's World Heritage List, Split, Sibenik and Trogir. Trogir was founded in the 3rd century BC by ancient Greek colonists. Later it was under rule of the Roman Empire, but its glory days came in the 13th century and lasted all the way through the Venetian rule. Today, Trogir is one of the best preserved medieval and renaissance urban structures in Europe, and as such recognized by the UNESCO. Its historical core is an endless labyrinth of cobbled streets and alleys, surrounded by rich decorated palaces, sometime more than a thousand years old. Nowadays, Trogir is one of the most popular tourist destinations in Croatia, with many traditional taverns (locally known as "konoba") offering home-made cuisine based on a daily catch of fresh fish from the nearby waters. Beyond Trogir, we can offer you daily excursions by traditional wooden boats to the north-eastern side of the Drvenik Veli island, and nearby Krnjasi islets chain.Between islands Krknjas Mali and Veli Drvenik you can enjoy in unspoiled nature of a lagoon rich with marine life.However, if you really want to treat yourself with something special, then taste some of Dalmatian gastronomic specialities. After all, its cuisine is part of the Mediterranean diet, listed on UNESCO's World Intangible Heritage list. On our excursion you will enjoy in a fresh fish grilled on an olive and grapes' wood.Also, all the fruit and vegetables served were grown on organic production farms.You will also taste homemade wine of some of the finest local grapes' sorts.Residents of Split usually say for its city that it's the craziest, but also the most beautiful in the world.As the second largest city in Croatia, Split is a modern, vibrant city with a magnificent history. It goes all the way to ancient Greeks' times. However, the city's history corner stone is the Roman Emperor Diocletian who built his massive palace 17 centuries ago, right where Split's city centre today lies.After reigning Roman Empire for 21 years, he retired to the place only few kilometres from the village where he was born, in the neighbourhood of Salona, capital of the Roman province Dalmatia.Since Diocletian's days, Split developed around the Palace, going through rules of many empires and kingdoms. City's centre is filled with layers of architectural and historical styles, and is still a living structure.Even within the walls of the Diocletian's Palace people still live, bringing life into this unique monument where you will find the oldest cathedral in the world inside what once was Diocletian's mausoleum, and baptistery inside the Roman Jupiter's temple.Wherever you go, you will find dozens of restaurants, bars, shops, streets bursting in life.Old fish and green markets will bring you mood, sounds, flavours and colours of ancient, but still vivid daily life.On the other hand, only few kilometres away in Split hinterland you will find numerous old villages where people still live according to traditions.And above all that, Split also offers excellent beaches,and green oasis on Marjan hill, where forest park gives cycling, hiking, jogging, swimming, climbing opportunities. Our family is in tourism business for more than 30 years. I started to help my parents with guests when I was just a child. Today, I am married and proud mother of two daughters and all four of us, along my parents, are at the service for our dear guests. Improvements in our house and business never stop, each year we renovate our apartments, or make addition aiming to satisfy anyone spending their vacation in our apartments.

Starting this year, beside accommodation we will also start preparing healthy homemade Dalmatian style meals for our dear guests. We grow most of the ingredients in our organic garden, adding them to those obtained from our farming and fishing friends. In our house you will enjoy organic meat, fish and vegetables prepared by traditional recipes. You can also try our homemade yogurt, and cow or goat milk. It's our pleasure to offer you homemade cookies and cakes made with high-quality ingredients.

From a pier just a few meters from our house you can go by boat to Rogoznica (it is a daily regular boat line). Your vacation will be even more complete with boat trips to popular Krka and Kornati national parks, or to explore nearby natural beaches and lighthouses. Trips are available on a daily basis. The owners are really friendly and helpful. The property is spacious with excellent views, especially from the terrace. The place is clean, beatiful pool and clean see. The location is quiet and very close to the sea. All in all, we had a great time there and definitely recommend for a visit.

Exraordinary value for money

We (three families, 10 people) were very happy and satisfied with our stay. The Villa's standard was very good, apartments, terraces and the pool are kept clean by the host. Refrigerators, TVs etc were new and fully functional. The hostess was available over sms for any incident and also helped us make reservations for tours and taxis. The village is very calm and relaxed with a long shore with stone beaches just within a stones throw, downhill from the Villa.

Cannot recommend this place enough.

Center of village Razanj is 500 meters from us. There is fish restaurants and pizzeria, food market. Local fisherman are selling daily fresh fish on small green market. You can also buy local fruit and vegetables on it

There is boat which goes every hour from sea (80 meters from villa)

to Rogoznica, town known as place with best fish restaurants in area. Distance is 3 NM and nice boat tour takes 15 minutes. We can manage boat tours to National parks Krka and Kornati and also to daily trips. We are 45 km to center of town Split, Diocletian pallace. Center of town Trogir, which is also UNESCO protected as Diocletian pallace, is 30 km from us.

Our area Razanj is covered by cycling paths and our guests enjoy in antouched beauty in Razanj area.
