Perazica Do is tourist village, approximately 2km Northwest from Petrovac. It is located just by village Rezevici where the XIV century monastery of the same name is. It’s natural surrounding gives it right to claim the title of one of the most beautiful bay on Montenegrin coast, while monastery offers exquisite and famous olives and olive oil.

Villa is 160m2, with 4 bedrooms, big living room that is connected with dinning room (cca. 80m2), 2 bedrooms with 2 beds and 2 bedrooms with 3 beds. Additional sofa that can be transformed in bed for 2 is in the living room. The villa is located on the beach and offers 3 white stone outside terraces and private access to the beach. One of the terraces is actually belvedere of the bay because it’s located on further most land point in the sea.

There is stone barbecue and shower outside.

Air Conditioning and independent water supply. There are also available 1 phone line, TV satellite pay-program and Wi-Fi internet connection.

Only 30km from Tivat airport and 35km from Podgorica airport, both offering regular international flights to most major European cities. Cilipi airport near Dubrovnik (Croatia) is also available.

Market, shops, cafe's and cash machine, pharmacy, restaurants and grocery shops are 2km (5 mins by car) to Petrovac, 10km (10-15 minutes by car) to the Sveti Stefan and 15km (15-20 minutes by car) to the Budva. Virpazar – in the heart of Skadar Lake is 15km. Natural and Culturo-Historical Region of Kotor, UNESCO World Heritage Site, is just 27km.

Notes:
Close to the house (about 300m) there is one small shop for your daily needs. Furthermore, there is a small cosy seafood restaurant on the beach with nice staff, which offers a daily menu taking advantage of seasonal local produce and catches. For big shopping we advise you to visit food market in Petrovac, where you will also find well equipped grocery shop “Voli”. In Budva you will also find food market that is open every day. Petrovac and Budva have banks, medical centers and tourist information centers, as well as numerous coffee shops, bars and restaurants. The most vivacious night-life is found in Budva. Villa is located on the beach with 4 sets of private sunbeds. If you would like to change, there is a number of sand beaches within ten - fifteen minutes drive from Perazica Do: Petrovac, Sveti Stefan, Dobrni Pjesak and Kamenovo, Milocer, Przno, Budva. There is also 12km sandy beach near Ulcinj, where you can experience kite surfing.

C ‘est la maison où nous avons passez deux étés inoubliables…

J ai du mal à déterminer si je préfère la belle terrasse où nous prenions l’apéro tous les soirs comme sur le pont d un bateau de luxe, et les soirées passées vautrés dans les balancelles en écoutant le bruit des vagues ; ou bien la descente à la plage, nôtre plage …et aussi la nature incroyable qui vous entoure et la gentillesse des gens que vous rencontrez…

Romantic and private stay, truly amazing!!!

This amassing house is a perfect stay for couples, that want to enjoy the privacy. It is situated just on the seaside with the breathtaking panoramic position overlooking the whole bay. There are four spacious badrooms with two bathrooms and main living room. The house features a beautiful and romantic balcony... A week was not long enough at this amazing place ! I would definitely recommend Perazica do, it is a slice of paradise that you won't forget!!!!

Strandhaus aber keine Luxus Villa

Wir hatten das Haus heuer Ende August mit 10 Personen (5 Kinder)

für 1 Woche gemietet. Die Lage des Hauses ist geradezu perfekt oberhalb des Strands und der Ausblick von der Terrasse aufs Meer und Sonnenuntergang ist genial.

Leider gibt es aber auch einige Einschränkungen, die man vor dem Mieten des Hauses wissen sollte:

- das Haus ist nur zu Fuß über die Stiege die zum Strand führt erreichbar, die Zufahrt erfolgt über eine steile, holprige Straße zu einem Parkplatz vor der riesigen Hotelruine. Die Weiterfahrt über den Strand zum Ausladen ist eingeschränkt bis knapp vor die Stiege möglich.

- der Strand wird, angeblich erstmals seid heuer, mit Schirmen und Liegen bewirtschaftet, was bei uns gleich einmal zu Problemen führte, da wir für die Strandbenutzung bzw. den nicht benutzten Schirm Euro 10,-/Tag löhnen sollten.

Nach einiger Diskussionen & Telefonaten klärte sich die Situation und wir durften 3 der Haus-Liegen im hinteren Teil des Strands benutzen.

- eine weiterer Punkt, vor allem wenn man mit Kindern anreist, ist das gut 2 Meter tiefe und gut 10qm große und ungesicherte Loch neben der Terrasse, wo angelblich einmal ein Pool öä. hineingebaut werden soll. (ist auf keinem der Fotos erkennbar)

Abschließend ist zu erwähnen, dass die Dusche im Obergeschoss kaum benutzbar war, weil der Duschvorhang nicht befestigt war. Das untere Bad wurde ab dem 1. Tag von einer wahren Ungezieferplage befallen. Aber damit muss man wahrscheinlich im Süden rechnen...

Nicht so schön war auch, dass bei einem Unwetter am Ende der Woche eines der 3-Bett-Zimmer durch die undichte Decke geflutet wurde.

Die Sauberkeit im Haus ließ zu Wünschen übrig, außerdem sind auch noch die sehr "russischen" Elektroinstallationen im Haus zu erwähnen.

Fazit: Die Lage des Hauses wiegt Einiges auf, allerdings würde dem in die Jahre gekommenen Haus einige Reparatur- bzw. Pflege-Arbeiten sicherlich gut tun.

Aus den angegeben Gründen und den vor allem durch die anfangs heftigen Probleme mit den Strandliegen-Betreibern gibt's nur 3 Sterne.

PS.:

Die verlangte Vorauszahlung des Gesamtbetrags auf das serbische Konto der Hauseigentümerin bereitete uns zwar Bauchschmerzen,

hat dann aber doch problemlos geklappt.

I would like to address relevant issues mentioned in this post that might be useful to the future guests. There is a public parking at the entrance of the Perazica Do beach, only 100m from the beach villa. On the arrival/departure villa manager is present in order to ensure that all information and relevant answers are given as well as to provide help with the luggage. This is the first year that the beach has been privatized and our guests were able to use four sunbeds in front of the villa free of charge. The same conditions will be in place in the future. As our guest mentioned, we have dealt with initial issue they had in the fastest possible way. With respect to the insects in the villa, I have to disagree and to clearly state that villa is professionally cleaned before arrival and after departure of our guests. Nonetheless, food left outside of fridge or cabinets inevitably attracts insects in the villa surrounded by trees. In line with the previous paragraph, you can understand that heavy rains can cause problems and we have dealt with this issue as soon we were informed. Villa Milosevic is certainly on a unique and special place and it provides its guests with necessary peace and tranquility. We, as owners, are certainly there to ensure that our guests are happy and satisfied with the premises and their time spent there.
