Spectacular views from 90% of this penthouse which boasts 5000 sq.ft. of living space, indoor and covered out door living. Decorated in true Caribbean décor, featuring 4 bedrooms, each with a private bath, as well as one additional bath and shower on the roof top with 1200 sq ft solarium 40 foot infinity lap pool wet bar, refrigeration, sun deck with patio furniture and palapa for shade. And yes, the pool is within the unit and exclusive for guests of our penthouse.
Georgeous sunsets, wrap around balconies where you will enjoy the tropical breezes with hammocks for your relaxation, and outdoor dining. Property privately sleeps 4 couples privately up to a total of 11 guests. There are 2 King suites with ocean views and 2 Queen suites. The queen suites each have futons so each suite can sleep 3 guests comfortably. One of the ocean front king suites has a small undersized twin to sleep a small child if needed. All beds are equip with high quality linens. Full kitchen for those that love to cook, living room, dining area inside and outside. Adorning the walls of this condo are 5 stunning murals painted by a local artist reflecting the colors of the Caribbean.
We have our own staff, to cater to the needs of our guests and have several other services available with locals we have obtained a variety of services from for years. House keeping is included and we are also affiliated with a local dive operator and dive shop, Padi certified dive master who will take you out to the reefs for you scuba, snorkel and fishing trips or just a day on the sea. Their boats will pick you up on the dock located just in front of the property.
Cozumel Island is a unique vacation spot, blending the best of Mexico and the Caribbean. Famous for its coral reefs, there are plenty of water sports such as diving, kite surfing, snorkeling, deep-sea fishing, kayaking and more. Horseback riding on the beach or in the jungle is also an option as is swimming with the dolphins at Dolphin Discovery Cozumel located in Chankanaab National Marine Park located just a mile away on the southwest side of the island. A golf outing or visit to the Mayan Ruins is but a twenty minute ride from 'Palati Mou'. Paradise, San Francisco and Playa Maya water parks are right next door about a 2 minute walk on the beach if you are looking for action during the day and sports like parasailing and jet skis.
The island offers zip lining and sky diving and kit boarding.
From the center of town a 6 mile drive and a 30 minute boat ride will put you on the mainland where you can experience mainland Mexico.
If shopping is what you love, Cozumel's retail variety offers everything from artisan-made jewelry, pottery, and leather goods to clothing and duty-free imported items such as perfume, china, crystal and electronics.
We are located in the South of the island where all of the famous reefs are located so your dive and snorkel trips are just a short distance from our dock. We are about 6 miles from the town center. If you care to go back and fourth to town, we recommend that you rent a vehicle at Thrifty car rental which will cost less than taking cabs in and out.
Outside on the grounds of the property you will have access to a private beach with chairs and palms for shade and two condo community pools, one at the beach and one right next door to our building on the ground floor.

Stumbled on this property while visiting the island and new it would be the perfect fit for travelers as a vacation rental property as there is something on the island for everyone.

Chose this vacation rental property and this island in Mexico because of what is available on the island. Water sports, of course the diving, Cozumel is known for the reef that extends around the island, the many beaches the island has to offer, shopping, golf and it's beauty...unlike many islands, there is something here for everyone. Comfortable with the locals and the island is known for being safe and religious.
When visiting the island it's hard to pull yourself from the property. The home has it's own private pool on the roof-top. Even though there are two community pools, you don't have to leave the home to go for a swim. The views of the sea are spectacular from 90% of the penthouse, watching the cruise ships pass in the morning on their way to town while swinging in a hammock, then off in the evening sunset on their way to their next destination. Another bonus is being able to go out the front door and walk the beach for miles Many beaches beautiful beaches all around the island and found to be peaceful. This location is perfect, developed great friends among travelers here.

I have vacationed to "Palati Mou in Cozumel Mexico three times and have yet to be disapointed. The entire process is one of ease and it all begins with the owners.
These owners have a great relationship with a variety of vendors on the island which is extremely helpful when setting up activities such as the boat that will pick you up in front of the property for diving, snorkeling or fishing. My favorite is the mariachi band that you can hire to serenade your private party on "Palatis" roof-top solarium.
The entire property is kept in pristine condition and the service of the house manager Reyna is exemplary.
The Decor is tasteful as it sports multiple murals, which I have since discovered were painted by a local artist.
The views are astonishing as each room has its own outlook on the beautiful scenery. The beaches are beautiful and fun to explore, and the island is surrounded by reef, some the best in the world for diving and snorkeling. Kiteboarding is also a sport of the island for the more adventurous due to the changing winds.
I highly recommend renting a car to explore the island, it is easy to get around even without my navigation system!
My favorite restaurants are those located downtown near the town square which are recommended by the owners.
This past trip I took my mom for her 60th birthday. She enjoyed the hospitality of the Mexican people, immaculate surroundings of the penthouse along with lounging around the private lap pool on the roof-top. She wandered around the grounds of the property and walked the beach in the wee hours of the morning while the rest of us slept in.
The island is perfect if you want all kinds of activities and adventure and this property is perfect if you choose to rest and relax, it is so comfortable that you don't even need to venture out!
Palati Mou is an ideal destination as it allows you to experience the best of Cozumel in complete comfort and style. I highly recommend it and plan to return again soon!

What a wonderful memory and what a wonderful villa! We surprised our family by deciding to celebrate our 35th wedding anniversary and inviting our family and friends to help us celebrate this special occasion. We searched for quite a while to find the right location that could accomodate our group and we are so happy that we selected this villa and Cozumel, Mexico for our trip. We could not have chosen a more beautiful place . Reyna, our housekeeper was fantastic, the villa was clean and immaculately maintained. We had all the comforts of home and thoroughly enjoyed our week in beautiful Cozumel. We were advised to rent a car (which we may not have done) and we are so glad we did. We got to see many parts of the island that we would have never seen by taxi. All the recommendations were excellent regarding restaurants (there is a 3-ring binder notebook in the kitchen with great recommendations) and other fun things to do. We did snorkeling, hit the town for shopping and even took some of the group (golfers) to Cozumell Coutry Club for a round of golf. Our children and their friends ranged in ages from 33 to 21including our grandson of 1-1/2 years and our stay was fantastic for all. Everyone had such a great time and these memories will last a lifetime. Our trip was made even more pleasant and enjoyable by the wonderful staff and owners. We hope to return again to paradise better known as "Cozumel by the Sea"!

Adventuring around Cozumel in July with teens and young adults was a blast but also tiring. It was so nice to come back to this oasis of comfort and beauty after our days on the beach, snorkling, scubaing and exploring in town and around the island. The AC was cool, the views were amazing the beds were perfect, the kitchen had everything, the TV had tons of English choices, and the wifi worked! 3 pools and a beautiful beach were in walking distance. We LOVED it!
I was fortunate to enojy a wonderful vacation here with three wonderful friends...leaving our families behind for a week were so impressed not only with Shirl and the amazing condo but also the beauty of the island and wonderful people we found there!
The photos honestly do not do it justice...the living room was huge and banked on two walls with glass doors and super views. If you leave the doors open the breezes that come thru are wonderful.
The kitchen was super well equipted and ready for whatever we needed. Three places to eat, at the island, dining rom or outdoor dining table. All the bedrooms were large with great spaces, wonderful windows and all but one a private balcony and each with its own bath.
the penthouse deck was awesome! the pool on the roof was lovely with amazing views...totally peaceful and the best place for morning coffee and conversations!
Two pools in the gated complex were clean and refreshing and well taken care of. The beach just a few steeps away, beauitful waterr, clean beach with chairs and palapas for afternoon shade.
The housekeeper was verry sweet and cooked for us a wonderful meal (you have to make arrangements with her, give her enought advance notice)
Easy to get around the island, I would totaly reccoomend and hope to return with our families!
My husband and I arrived on our 17th wedding anniversary September 26th. The penthouse is very well outfitted and has a nice view from anywhere in the unit. Ginny had made an anniversary dinner which was nice and her flan is the best! We wanted to relax and unplug which is pretty much what we did. The weather was great except the last day when a storm blew up, knocked out the power but did give us a rainbow and the best sunset for the week.
We had stayed next door five years ago and I told my hubby then that I wanted to stay at the Residencias reef the next time we visited. Shiryl was great with questions and responding to issues. Unless you need bottom floor I think this unit is the bet for the private pool that we used daily..
The only reason we could not give an excellent rating was the hotel next door is renovating and the noise lasted until 10pm at night! Concrete falling down a chute from 3 stories up bounces of the walls and sounds like mass destruction for hours on end. We do realize this was not an issue that the owner could control and with that being said we would recommend this beautiful condo once construction is completed.
I can't say enough about this place. We arrived Saturday 7/11 and stayed until 7/18. On our first day in we just relaxed that evening because it took us a whole day just to travel, we did however have to go grocery shopping. The grocery store was cool, it had flat escalators that went to the second story store and I've never seen anything like it Just like Walmart and I think the prices were cheaper than New York. We flew into Cancun (because it was cheaper) and had to take a taxi to Riveria Maya to catch the ferry to find a rental car to take it to the house. We won't make that mistake again. Pay to fly into Cozumel. So Sunday was our first real day to play. The kids (5 of them) went next door and played at the Paradise Beach Club. Because it was a Sunday they didn't charge an entrance fee ($15ea to play on water toys & $3ea to use pool/chairs) so that was great. They were however required to purchase food of $10ea from the restaurant. Which is required on a regular day anyway. So the total to go to the beach club would have been $28ea. The water was merky/sludgy but they had a great time anyway. The water in front of the condo was similar but next door at the Secret's hotel the water was clear. I think it depends on the time of year. Locals were saying this isn't the best time of year due to the seaweed. On Monday we just vegged at the house and finally met Genny the housekeeper. Super nice but quiet since we didn't know Spanish very well. Loved the private rooftop pool. That was a blessing. Kids had rooftop pool parties at night and it was great because their wasn't someone at the hotel saying the pool is closed for that midnight swim. Oh and we traveled to town (About 6miles-20min from house) to this place we found on YouTube. It is directly across from the airport (3 old planes and a statue) there is a bike path for the greatest snorkling ever. Tuesday, we went to Chankanaab for dolphin swimming. That was an amazing experience (cost approx $139ea). They spent over an hour with us and did a fin and foot push ride. Great snorkling there too. Wednesday we went with Carlos (recommended by Shirl for snorkling/diving) for a snorkel trip. Wow the reefs are amazing at the South end of the island. Thursday 3 of us went on a dive trip with Carlos, that was even more amazing. Friday we spent vegging again and Saturday we had to leave. The house is amazing. All bedrooms had baths and 3 had great views. The house was great for 9.
We love this place! Especially since we are avid scuba divers. The location is close to the best dive spots and with the dock out front by the beach, our daily boat pickups were so easy. Hauling our gear up 3 flights of stairs was a little challenging but all the other amenities easily made up for it. We loved diving there so much we ended up doing 24 dives in 6 days (did I say we were avid divers?). Daily house cleaning from the housekeeper Genny was very nice. The bedrooms were very comfortable with very nice bathrooms. The views from the main floor and roof top areas were spectacular. The roof top pool was a little chilly but this was to be expected being we were stayed in December. The area is quite and peaceful. Being fairly isolated for any stores or restaurants and 7 miles south of the city, you really need to rent a car for your stay. We would definitely come back again!

Island water sports include scuba diving, snorkeling, kite surfing and more, walk the beach, enjoy hundreds of shops and restaurants, golf, nightclubs, ferry to mainland easily accessible, 30 minutes to Playa Del Carmen by boat where you can enjoy more shops restaurants, history and ruins.
