With its own front door, the self-contained 65-sq-metre (700-sq-ft) Garden Apartment consists of two double bedrooms (one with a UK king and one with UK double bed), a sitting room, kitchen and shower room. It has free fibre optic wi fi, stereo, tv, dvd player, i-pod dock, hairdryer and safe.

The fully equipped kitchen has a dishwasher, fridge, kettle, oven, microwave and espresso/filter coffee machine along with iron and ironing board.

The sitting room features a leather sofa bed that can accommodate two additional guests. It has a private outside space and direct access to the 200-sq-metre (2200-sq-ft) southwest facing garden that comes complete with sun terraces, pond and chickens!

About Nicholas Kynaston

Hello, my name's Nicholas, I love to travel (who doesn't?) and I am lucky enough to make my living out of it – by being a travel editor and writer and renting out two holiday apartments in the house I share with my Civil Partner Ben and our dog Barney.

I love gardening too and if you stay you'll probably see me weeding or maybe tending the chickens who live in an 'eglu' at the bottom of the garden.

I love London, so if you've got a question about the capital, don't hesitate to ask. I love foreign langages too, and can speak good Spanish, OK German (and partner Ben is Austrian, so we have that covered) and a bit of French.

Why Nicholas Kynaston chose London

The moment we saw the house, we fell in love with it. It is one of the oldest in area, having been built in 1790 as the vicarage for the nearby church of Saint Andrews. Stockwell is central but not touristy and it takes around 8 minutes on the tube to get to the main tourist sites. It's a multicultural neighbourhood that we are proud to live in. The trendy area of Brixton is just a five minute walk away as is the district of Clapham, a gourmet's paradise with over 20 restaurants lining the High Street.

What makes this apartment unique

If you are looking for a property that is cosy but stylish and want a 30 metre (100 ft) sub-tropcical garden with palm tees and bamboos to rest in after a hard day's sightseeing in London then this is the place for you. You'll get to meet our adorable dog Barney there, a 10 year old labradoodle who loves playing and see our two Cotswold Legbar chickens, Inka and Maya who live at the bottom of the garden. Hopefully they'll be the mood for laying eggs while you're there and we'll be able to give you some of their unique blue shelled eggs for breakfast!

A lovely garden apartment

The Griffin House garden apartment is a lovely and cozy place for travelers to stay in. Although we did not have the pleasure to meet Nicholas, Ben was extremely accommodating and very kind. Since we landed early in the morning we were allowed to check-in at 8am at no extra cost. They provided a small guidebook with information regarding the amenities and places to go within the neighborhood. We enjoyed our breakfast in the garden each morning, which the apartment provides direct access to. Across the street is a Costcutter market, which was very convenient. Although we did not take the subway, the station was less than a 10 minute walk. At the Stockwell station there are bicycle stations where you can rent bikes. We used that as our main source of transportation and it worked out best for us. I highly recommend the Griffin House for anyone. Thanks again!

Excellent city break.

Full marks for Griffin House. The owners (who live on the premises) are welcoming but relaxed, unfussy, and not intrusive. The ground floor flat is comfortably furnished, and with character (not the usual job-lot from Ikea). A quick hop into central London on the Victorian line and Brixton market is a ten-minute walk away. Our only regret was that because we visited in January we didn't get into the garden, which looked like a wonderful urban grove and was lit at night.

Comfortable, roomy, warm & true to photos

We enjoyed our stay at Griffin House, with generous hosts Ben & Nick. The garden would be a bonus in warmer times. Some noise in bedrooms from road & upstairs & as travellers we did miss a washer.

Better than expected

We were thrilled to arrive at this apartment after a very long travel day. Nic greeted us and had the house warm and cozy. They even had a Christmas tree which was a festive touch. It really made it feel like home.

Before we came Nic emailed me a very detailed explanation of all the ways to get to the apartment from Heathrow. It was our first time in London and I appreciated his thorough information. He also gave us great insight for the best ways to see the city. All his information was spot on and we had a fantastic week in the city. We appreciated coming back to our apartment after a full day of fun. There is a grocery store directly across the street so it was easy to have everything we wanted or needed.

The apartment has plenty of heaters and is well insulated. We turned them all off while out and about and then had them on lowest setting for maximum comfort. So no need to worry about comfort. There is a very nice garden out back but since it was December we didn't sit or eat out there but I would in warmer months. The kitchen is very nice and fully equipped. The bedrooms have nice sized beds with luscious comforters and spacious wardrobes. The living room is comfortable with a nice large television where we watched the NYE fireworks!

The tube is just a short walk and it is a 10 minute ride to the city. We also used Uber because after a long day I preferred to be dropped at the door. Ha ha. Also, a few days the tube was packed!

I give Griffin house and it's owners the highest recommendation. This was my FIRST experience with VRBO and I was so pleased it was better than I expected. Thank you Nic and Ben for creating this wonderful space.

I would really recommend a trip sometime in the Summer when London is a totally different city with lots of outdoor activities going on and when you will be able to relax at the end of the day in the Griffin House garden, which really comes into its own from Spring onwards.
