Villa Kulala is a luxurious four bedroom property on the east coast of Antigua. Sleeping eight people comfortably, the house is in a unique setting at the entrance to Dian Bay and is exposed to constant cooling trade-winds.
The property is very private, sitting at the end of a promontory known as Dumm’s Point. Long Bay, one of the best of Antigua’s 365 beaches, is only a short walk away.
Kulala sits above a 40 foot cliff and has spectacular views South across Dian Bay. The view encompasses a national park with Devil’s Bridge. There is private access to the sea from the property.
The villa has been designed as a series of interconnected buildings linked by paths and gardens planted with a wide variety of tropical plants. Throughout there is a Balinese theme, whether picked up by the columns specially hand-carved in Bali, the colour scheme, or the Indonesian furniture.
The living and dining areas have been designed to be as open as possible and to take advantage of the breeze. The sitting room leads onto a large pergola-covered terrace with a view across the bay on one side and an inner courtyard with a Balinese style garden on the other.
The swimming pool has an infinity edge which melts into the bay beyond.
There are four bedrooms: bedrooms one and two have king-size four poster beds from Bali, bedroom three has twin beds and bedroom four a king-size double bed. The 4 bedrooms all have unique four poster airconditioned beds which allow for the guests to sleep in cooled comfort whilst still keeping the window louvers open and each has an en-suite bathroom. The master bedroom has a rain shower and bathtub. All the other bedrooms have walk-through changing rooms with hanging space and a shower. Each bathroom has a different set of hand carved stone washbasins. Please note that there are no interconnecting bedrooms, therefore the villa might not be suitable for younger children.
The kitchen is very well equipped and includes a Viking gas range cooker, dishwasher and refrigerator/freezer and Chalon worktable and storage cupboards.

James and Amanda live in London, but spend as much time as they can in Antigua. One of these days they hope to be able to spend weeks at a time, especially in winter, enjoying island life.
Amanda Neal purchased this villa in 2003
We always wanted to build a house in the sun, and when we saw the land at Dumm's Point we knew we had found the perfect location to do just that. The villa has been designed to take advantage of the cooling Trade Winds and the wonderful views, you can see the sea from every room in the house.
Everytime we arrive at the villa we are entranced by the views. Looking out at Dian Bay with its fantastic colours, sitting on the terrace with a drink in hand watching the pelicans swoop in front of us, the Trade Winds keeping us cool and the sound of the waves below us, we cannot believe how lucky we are to own this little piece of paradise If you are looking for peace and quiet then this is the place for you.
Three more summer weeks at Kulala, feels like home - the most beautiful home. This time we rented an inflatable boat ( small one, 15 hp engine) and travelled every day from Willikies' fishermen's pier to Green Island, we strongly recommend everyone to do it, it is pure heaven with its white beaches. One the way back we would buy fresh red snapper or parrot fish from Mitch or Tommy, right on the small pier around 7 pm - wonderful dinners and amazing night skies with the Perseids' shooting stars in mid-August. We feel so lucky, we're quite sure we'll spend another grey winter in Milan dreaming of Kulala.
Thank you Amanda from the bottom of our hearts.
Our holiday in Antigua could not have been better. The beautiful sea, sand and sun together with the the picturesque island, friendly people and to top it up, the amazing villa Kulala, made our 10 day holiday perfect. The location and design of the Villa is nothing short of perfect. It is walking distance from Long Bay which in our humble opinion is the best beach on the island (and we explored quite a few). The design of the Villa meant that our adult children and their partners were able to have their own privacy while the center of the villa was always convenient and enjoyable to spend time together. Of course the swimming pool and the private path to the sea, enabled enjoyable swimming and snorkeling in privacy.
To use Arnie's famous words, "We will be back!"
Thank you, The Kellermanns
This is one exceptional house on a beautiful island. We had never visited Antigua before and loved being able to stay at Villa Kulala and enjoy its incredible views, beautiful pool and comfortable house and be able to explore all that Antigua offers. The beach right down the road from the house was exceptional for snorkeling and swimming and we loved going to Shirley Heights, Half Moon bay, Devil's Bridge, English Harbor and even as far as Jolly Harbor. But, every day we were always so happy to return to the beauty and comfort of Villa Kulala. The privacy of each bedroom, the comfortable air-conditioned beds, well-appointed bathrooms, and easy layout of the villa made this a wonderful vacation.
Loved having Jonti come to cook scrumptious dinners for us a couple nights and also enjoyed the services of Shanti who came to the house to give us fantastic massages. We will hopefully return again because this is one of those places that stays with you after you leave. Many thanks to Amanda for helping make this a great vacation!
For anyone who is on the fence, mulling over the decision to book Villa Kulala- get off and do it! As first time visitors to Antigua, we were all beyond impressed with what the island had to offer. The scenery was exceptional; from the beautiful white sand beaches to the crystal clear water. We were able to experience several of the must places to visit in Antigua; Shirley Heights, Nelsons Dockyard, and Devil’s Bridge were a few of the spots we enjoyed.
For all the island had to offer, Villa Kulala was the highlight of our vacation. The villa was a perfect fit for our family of 8 adults, as the layout offered an amazing living experience. Each bedroom was ideally located far enough from the main living areas, giving more than enough privacy. The centre of the villa featured the amazing kitchen that was well equipped to handle our cooking needs. The indoor/outdoor dining area adjacent to the kitchen was a perfect location for enjoying an evening supper, or unwinding with a late night game of cards.
The villa was exceptional, and the location made it that much more spectacular. Situated at the end of an exclusive peninsula, the property was literally surrounded by amazing views. Enjoying breakfast on the terrace was something special. The snorkel gear certainly got some use- we definitely took advantage of the private access down to the water. As the week went on we certainly became more adventurous as to how far we could swim out.
Going through the other reviews, it doesn’t surprise me to read all the glowing remarks about Villa Kulala. Like others have expressed, It too was the perfect fit for our memory filled vacation.
Pack light as you will only need bathing suits, flip flops and sunscreen. Villa Kuala is the real deal if you want total relaxation and rejuvenation. Our party of 8 only went out to one restaurant in seven days thanks to Jennifer, who cooks four star meals and offers a hilarious side-helping go of local gossip. Tanya, the made, keeps everything ship shape every day. But the setting and the place are the real stars. The view, pool, the beds, the furniture... everything works. And the pleasant trade winds never stop, so it is a bit of mystery why we needed (but really appreciated!) our own air conditioned beds. Book this place now.
Eight days at Villa Kulala is not enough time. From the first steps past the infinity pool, and taking in the expansive view of the Atlantic, we were immediately thrilled with our choice of venue for our family gathering. Having the entire point to ourselves, we enjoyed the privacy of this unique property. Villa Kulala has the advantage of having no other properties within view- even across the bay to the uninhabited Devil’s Bridge point. The open floor plan allowed for terrific space for us to gather and the arrangement of the separate bedrooms provided exceptional privacy. The steady breeze from the ocean kept us cool and bug free. The Vila is beautifully furnished, and well kept. There were several days were we never left the property enjoying the pool, the path to the ocean, and evening competitions on the snooker (pool) table. Tanya was thorough in her daily cleaning rounds, and Jonti from Mange Tout provided us with a fabulous first night meal of salmon cakes, homemade ravioli and a delicious pineapple cake. We hope to return soon. Thanks Amanda -you’ve done a wonderful job designing and maintaining this property.
Villa Kulala is best described as a pice of paradise here on earth. We have rented many top villas throughout the Caribbean and all of us agreed that Villa Kulala is the best. The layout and design of the villa is perfect, giving everyone privacy but also plenty of places to spend time together. The large open air dining table is the best place not only for meals but also for games. The air conditioned beds are a real treat and we slept in complete comfort. All of the furniture and outdoor lounge chairs are very comfortable as well. The pool was spectacular and always kept clean. The villa maid, Tanya, did a wonderful job, it was so nice to come back to made beds, clean bathrooms, and laundry freshly done and folded. One of our favorite things about the villa is the view, you simply cannot get enough of it. It is stunning and one of our favorite things to do was simply stare out at the view. We had gorgeous sunrises and even the sunsets were beautiful with all of the colors in the sky. We dream of that view and of returning one day.
