The Farm Cottage is self contained with charming porches, centrally located to a multitude of things to do and offers an unequaled experience of the best of country living with all the creature comforts including a pool!

Check in is 4 PM and Check out is 11 AM. Whenever possible extensions on either end are offered at no extra charge. Early check in and late departure are conditional upon other bookings.

Looking for the perfect family vacation? Want to getaway from the hustle and bustle: girls' weekend, special anniversary? Come and enjoy wineries, 4 Star restaurants, historic sites, hiking, tubing on a river or simply reading a good book.

The farm sits a half mile off the road and encompassses 154 acres, but with the nearby farms and forests and you are surrounded by more thatn 600 hundred acres. You may see turkeys, deer, horses galloping behind the hounds, an awesome view of the Milky Way or an extraordinary sunrise.

Enjoy the excitment of nearby attractions, then return to a bit of paradise at the end of the day.

Family Adventure!: Camp out, roast marshmallows, explore the fields and woods, identify constellations stay on the deck and spot deer or turkey. It will be unforgettable. The greatest challenge will be getting everyone back in the car when it is time to leave.

Depending on the season, you can sled, hike, swim, fish, collect leaves or nuts, or a build a dam in the creek.

Nearby, you can hike Old Rag, swim in a mountain pool, ski at Wintergreen or Massanutten, or explore the Luray Caverns.

Perhaps an old fashioned Christmas holiday would be just the ticket.

How about museums? You will find them in Culpeper, Orange and Fredericksburg.

Wineries and 4 star restaurants abound in Culpeper, Madison, Rapahhannock and Orange Counties.

You will need at least two full days just to scratch the surface on these excursions. We can assist with links for times, directions and contact info.

The view was amazing!

We spent 3 nights here with another family in November and the view/trees were amazing. We pretty much spent our whole time in the living/dining room playing games and looking out the windows. The kids enjoyed all of the land to explore and we did manage to make s'mores in the fire pit. It was a cold weekend. It was a short drive to Culpeper where we tried out the moonshine distillery and a brewery.

Great views and only 10 minutes to town

Great relaxing location, and just 10 minutes or so into town to grab whatever you need or to go out for dinner.

Enjoyed our stay and would book again if were back in the area.

Perfect Setting, Perfect views, Perfect Hostess

We needed a pet and child friendly rental as a home base for our family for our son's Culpeper Labor Day wedding. The Cottage in Reva was the perfect choice! Plenty of room for the six of us, everything we needed was there for us in the house, and the views from the decks are outstanding. We made good use of the pool and the fire pit and hosted a BBQ on the deck for the bride ad groom's immediate family (a great success!).

This is a secluded, quiet, peaceful setting near the highway (US29) and very convenient to Culpeper, Charlottesville, and the surrounding historic countryside and mountains. Great Virginia wineries are in the area. A charming, friendly location - we'll be back soon for the next family gathering.

Beautiful spot to relax and enjoy the quiet

Our family of 5 was looking for a spot that was a little remote, yet an easy drive to get to several attractions and we found exactly that! The home itself was plenty of room for us to feel comfortable. We enjoyed wondering the farm, fishing in the pond, watching sunsets and playing in the pool.

We were within a 30 minute - 1 hour drive of plenty of activities - visiting Luray Caverns (amazing!!), driving the Skyline in Shenadoah Nat'l Park, touring several Civil War battlefields/sites, etc. Culpeper is a quaint little town about 15 minutes away with plenty of restaurants and shopping. We were able to take day trips and then eat dinner back at the cottage easily.

The owner is very friendly and helpful. If you have any questions, she's easy to get in touch with as her home is right on the property as well!

If you want a quiet, peaceful place to unwind, yet still have nearby activities - this is a great spot to go!

Views, relaxation, comfort

This was our second stay. Our boys love going and start cheering and jumping up and down when we say we are going to the "farm". Zann is a terrific host. She is warm, welcoming and generous with her time and space. This is a go-to getaway for us with amazing views and plenty of space to stretch our legs and relax. The place is fully equipped and easy and comfortable to spend time with one or two families. Nice, spacious place.

Wonderful and quiet stay

The property is beautiful and quite peaceful. We were looking for a place to relax before attending a family funeral. The farmhouse was perfect for my husband, 4 adult children and two grandchildren. We talked and roasted marshmallows over the fire pit one night. The children loved the outdoors and we explored the property which is beautiful. Our hostess was very accommodating and we would love to stay at the farmhouse again.
