All and all, an excellent location at The Homestead Resort in Glen Arbor on the Beautiful Lake Michigan Beach of Sleeping Bear Sand Dune Bay! Truly, A Best Location ... A Best View.

Our stay was exceptional! The view was great, the condo was super clean and neat. The beds were so comfortable and the linen clean and fresh! The appliances and all housewares were there and clean. We couldn't have wanted more. Can't wait to go back.

Beautiful location but unit needs work

We spent 3 nights in this unit because of the Homestead location, directly facing the beach and Lake Michigan. The condo is fine if you spend most of your time away. We did not have the best weather so we spent more time inside than I would have liked. Sandy, the host, was very responsive during the reservations. The very first thing we noticed upon arriving, unfortunately, was the smell of stale smoke. Either a former owner was a smoker and the unit has not been able to shake it, or the cleaning crew or another tenant had smoked. So our first impression was that the unit was not very clean and there were some things that weren't. There is a comfortable sofa in the living room, but an old vinyl recliner that sits low and should be replaced or removed because it is awkwardly placed between the sofa and the TV. The owner should update the old, small TV. Flat screens are relatively cheap these days and for the bad weather days it would have been nice to have had a better TV. We did not realize there was no full kitchen. There is a one piece kitchenette unit that was fine, but there is no dishwasher and the owner requires all dishes be washed and put away by the guest. I don't mind doing that but I would rather trust that the dishes in the cabinet had been sanitized in a dishwasher than washed by hand by someone who might not have done a great job. There was no information on the location of the microwave which I did not discover until the last day, in a closet next to the kitchenette. There was a cotton rug in the bathroom that did not look clean. I would also recommend putting the toilet brush and plunger out of view and in the cabinet. Not something you really want to look at every time you use the bathroom. Beds were comfortable but I would recommend laundering all the comforters and blankets which did not look clean either. This might help with the smoke issue. All in all our stay was ok but the unit does not live up to the photos.

Owner's Response: I have read your comments following your three day weekend spent Inside the Condo. Please, my comments: 1) CONDO OVERALL: In May/2016, this condo was totally re-painted, wood trim refinished, and new high-end wall-to-wall carpeting was installed. It looked great, and Smelled like New! 2) RECLINER: The "vinyl recliner" is actually a "Leather Recliner" which was selected by, and secured from, Professional Leelanau Interior Decorators for its size and designated location within the condo. 3) TELEVISION: The Condo Pictures featured on VRBO include the existing Television. An upgrade to a Big Screen TV was considered. However, based on the results of guest surveys, 95% of guests did not care about, or want, a Big Screen TV while on a family vacation in the Glen Arbor, Leelanau, Sleeping Bear Dune areas. For sure, ALL guests did not want their children watching a big screen TV while on a family vacation. They want their families what this condo has: "a best" location on the sandy Lake Michigan Beach in the Heart of the Sleeping Bear Dunes, the beautiful Lake and sweeping River views, and miles of biking, hiking, beach trails. Thus, the idea of replacing the existing TV was placed in abeyance. 4) LINENS: Please know All linens and bedding are professionally cleaned in Traverse City. No complaints of odors or anything else. Thus, your comments were surprising. 5) DISHWASHER: VRBO's Kitchen Information for this condo does not include a dishwasher. Thus, guests who read the condo information on VRBO know there is no dishwasher. Note: All 24 Condos in Tall Timber were constructed with no dishwashers. 6) ODORS: I do not know the odors you reference in this No Smoking Condo, but an open door/window would have allowed for fresh Lake Michigan air to "breeze-thru" and refresh. The air surrounding the condo is healthy, oxygen-filled air (no pollution, contaminations), and past guests have commented the air quality was so good they didn't need their allergy meds. Lastly, if you had only shared these concerns and expectations with me beforehand, I would have been able to clarify, address and/or resolve same while you were still "in residence" for those three days. I have a local support team available to assist with, and respond to, guest concerns and/or condo problems. I was then, and am now, only a phone call away. You had my phone number.

Lovely Stay!

We stayed at Sandy's Tall Timbers condo for a week in July and found it to be a truly

nice vacation spot. It is all as described in VRBO. The deck directly overlooks the

Crystal River, and just beyond it, a dune and Lake Michigan, so you have a terrific

view. It's a very pleasant condo, the kitchen well-supplied and plenty of towels in

the bathroom/bedrooms! For us the view, the closeness to the river and lake (so

we could take dips every day), the bright, pleasant appearance of the condo,

and the location--right near Sleeping Bear Dunes and some excellent hikes--

were exactly what we wanted for a quiet, peaceful stay. We would certainly come

here again, and I very much hope we can do this!

Perfeck Weekend !

Tall Timbers is incredible, Great views of Lake Michigan, the dunes & the Manitou Islands. The sound and the view of the river right below the deck was very relaxing and was perfect for flyfishing. Just a short walk to the beach to relax and have a picnic lunch. Sandy went out of her way to make our stay perfect

It took 10 years of vacations before we rented this Condo: the very best for our family. Excellent Location, Very Clean Condo, Comfortable Beds/Sleeping and Quality Linens, Easy to use Kitchen, Easy ingress/egress from condo and building, Safe and secure feeling, and we admired the condo's decor that blended so befittingly with the building's unique architecture. But, it was the sweeping views from the deck, awesome sunsets, long sandy beach, kayaking and canoeing, hiking and biking, Lake Michigan, Crystal River and beauty of the Sleeping Bear Sand Dune Lakeshore and environs that melted our hearts even though we had A/C to keep us cool that very hot Summer Week. It was the best vacation our family had in years. Recommend the local Tuesday Morning Farmer's Market and the hot Cherry-Nut Muffins at the Cherry Republic for Breakfast. The Heritage Trail is such a special bike trail. The BlueBird in Leland has the best whitefish eve we had the Whitefish ala Bluebird)r. Loved the Manitou Ferry to South Manitou Island and hiking the island beauty and ship wrecks of ago.. And, we met a wonderful group of "tennis buffs" at the courts in Glen Arbor. We had a very active, healthy vacation. The very best. (we reserved for next year). Actually, too, the condo was better than described and the owner was very helpful and informative.

Wonderful Vacation!!!

We just returned from a week stay at this wonderful condo! We had a great vacation. The condo was very clean and comfortable with everything we needed and more. The pictures and descriptions accurately represented it--no, it was actually even nicer than we expected! The owner was on property during our stay and was very friendly and helpful--thank you for all the great tips, Sandy! Her two adorable little dogs were so sweet, friendly and well-behaved. We enjoyed using the kayaks and there is just so much to see and do in the area. Just beautiful! We will definitely stay at this lovely 'home away from home', again--miss it already!!
