Welcome to Casa 317 a 2/2 condo located on the 3rd floor at the Casa de Emdeko complex just 1.5 miles from downtown Kailua Kona. The perfect place to enjoy Hawaiian sunsets, tropical settings, and lanai views which look to the ocean front pool, cabana dining area, as well as the shimmering Pacific Ocean. A refreshing ocean breeze during the daytime and the cooling mountain breeze of the night make the use of the unit's air conditioners unnecessary most of the year. Known for the friendliness of it's visitors, the complex is located well off Ali'i drive where there is no automobile traffic or noise to interrupt the peaceful ambience. Fully furnished down to the beach towels! Elevators, Free Parking, Central & A/C. This is a non-smoking, no pets property.

About Kona Coast Vacations - SL

Aloha and welcome to the Big Island. We are thankful to Hawaii and its peoples for allowing us to work and play on this great island.

Kona Coast Vacations manages over 170 condos, homes and estates along the leeward (dry and sunny) side of the Big Island ( this island is named Hawaii, same name as the State). We are located right in Kailua Kona which is about 10 minutes south of the KOA (Kona) international airport. Most people include Kailua Kona, Keauhou, Kahaluu, and Holualoa, under the umbrella of the name Kona. We also have team members living near the resort area ( about 25 minutes north of the airport) which include Mauna Kea, Mauna Lani, Hali'i Kai, Waikoloa Beach Resort (near the coast), Waikoloa Village (up mountain, about 15 minutes from the coast), etc.

Our team of inspectors check the property before your arrival, after you depart, and we inspect the cleaners. If something is amiss, please let us know immediately on arrival and we will address your concerns ASAP. We are open seven days a week to assist guests and owners. We offer a concierge service, we have maps and recommendations on our web site and are here to answer your questions.

Kona Coast Vacations has been rated excellent by Trip Advisor in 2013 and 2014, and it appears Trip Advisor only offers ratings now, and we are sitting at 4.5/5.0 based on all the reviews since 2009. Stayed here with spouse and 9-year old daughter in Dec 2016. The condo and building were just as expected from the web description. Condo was very spacious and kitchen well equipped. Loved the torch-lit BBQ area and pools. View from the balcony was great - saw humpbacks off-shore on our first morning! The spare keys were missing when we arrived, but this was quickly taken care of by the managers. The interior decor is typically of these 1970s era condos, and hence is starting to look dated, but it was comfortable and clean. Wifi was good.

This was our 2nd visit to #317, 2 years in a row and it was just as great the 2nd time around. The place was clean and had most items we needed to enjoy a fun packed week! We hope to be back again next year! Mahalo! 2 small notes: - there was no shampoo/conditioner like it said there would be - coffee maker is not very good, makes very weak coffee- even on "strong brew" which was too bad because we bought expensive Kona coffe and it was ruined each time we tried to brew it

We have stayed at Casa at least 4 times. Had an equally wonderful stay this time! I personally loved the 3rd floor ocean side (left facing complex). Who would not love falling asleep and waking up to the sound of the waves? Complex is older but very well maintained, grounds are gorgeous, pools and bbq area are wonderful. Thinking of returning next year with friends. LOVE THIS PLACE.

The condo was very clean and was usually very quiet, being so close to town. The pools and facility were always very clean and well maintained. The condo itself needs a facelift, there were no beach towels and too many glasses and lots and pans, but lacked other items you may need. We had 3 different salt and pepper shakers, one had a little salt left in it. Some additional spices, oil, steak knives, also need some family games. We had to wax the sliding door so it would function. There are other places for less that keep things modern and have a washer and dryer in the condo, the towels never hang dry with all of the humidity. Lots of stairs to reach the barbecue if you are on the end and on the top floor.

There are mixed feelings on leaving items in the properties such as oil, condiments, spices, etc. It is unfortunate in these times that we cannot trust that the food items have not been tampered with or they have not been exposed to extreme temperatures. Therefore, due to liability we cannot leave food items in the properties. We will review the cutlery situation asap, sometimes guests take items down to the shared BBQ area and they do not return to the condo they rented. The covered BBQ area in Casa has tables and chairs with the idea that you take your items to the area and eat there as well. The great part of being ocean front is the view, the negative is the humidity. Mahalo
