To all our friends and future guests,

We were very lucky our two houses sustained little damage in the recent hurricane Earl. Better yet, there was no loss of life on the island or even in Belize! We did have the palapa on the beach at Villa Mandevilla get knocked down but the roof is still together and we should have it re-erected soon. Our other house Villa Incommuncada has a pier, and we lost about 10 planks from the pier which was amazing considering about 1/2 the piers in town were lost completely. Electrical and water service to the entire island including our houses has now been restored. German and the boys are busy fixing the pier at Incommunicada the the palapa at Mandevilla. Most of the damage from Earl was to the piers from high waves, and unfortunately we do have friends and neighbors that have lost their piers. We will be doing what we can to help them rebuild. Most restaurants, bars, stores and such are now open for business as usual. All in all, our houses Villa Incommunicada and Villa Mandevilla, will be mostly back to normal by this weekend and again we feel very fortunate to have been so lucky. Again most of the damage was to piers, and some that lost a pier have already started the process of rebuilding.

Relax on the expansive decks of this British colonial style luxury home situated with 75 feet of beautiful white sand private beachfront overlooking the Caribbean Sea with the best views of Hol Chan Marine National Sanctuary and Shark Ray Alley on the island. From the roof deck you have a spectacular view of Caye Caulker and the Mayan Ruin of Marco Gonzales about a mile south of the villa. We have a shady Palapa on 1/2 of the roof for those who like it in the shade. On the other 1/2 of the roof is the Owner's Penthouse Suite finished with the most luxurious finishes available. This fantastic villa is close enough to town to easily enjoy all of the restaurants and activities offered in San Pedro, but far enough away from the noise to relax and enjoy the pure tranquility of the ocean. Located 3.7 miles south of town, our home is nestled among private homes in a quiet, exclusive neighborhood. Enjoy a leisurely walk along the beach, a dip in the private pool, world-class bone and permit fishing right off the beach or take a swim/snorkel off the pier.

There is easy access to and from town either by bicycle, golf cart, or taxi. All dive and tour boats will pick you up at our new pier on the beach. See our tour website for more information on tours right from our house on our boats.

The roof deck provides the perfect place to watch the sunrise over the Caribbean, or unwind after a hard day of play and watch the amazing sunsets over the unobstructed views. Pull up a deck chair and watch the osprey that nest in the tree behind the house. We provide only the best linens and towels for our guests.

THE ENTIRE VILLA can be rented (6 Bedrooms, 5 Baths, 3 Living Areas and 3 Kitchens)

Suites one and two can be combined by a locking interior stairway. The main villa rented together (excluding rooftop penthouse) can sleep up to 16 with 5 bedrooms, 4 baths, 2 kitchens and 2 living areas. We have a 1-1/2' thick solid hand made mahogany dining table on the 2nd floor 3 bdrm Suite to accommodate your dinner parties. We welcome families, couples, singles, children of all ages and of course wedding parties.


The Owners Penthouse- Add the owners Luxury penthouse only if you have rented the entire Villa and the Villa can sleep 18 with 6 Bedrooms, 5 baths, 3 kitchens and 3 living areas

Suite 1 first floor (Can be Rented Separately from 8/15 to 11/15)

The first floor is a 2-bedroom air conditioned 2-bath suite with a gourmet kitchen, and large living area that opens to a private, expansive, covered veranda with picturesque views of the ocean. The Master Suite’s double french doors also open to the private deck with stunning ocean views. The Master Suite has a large bath with custom tile and custom Mexican hand painted double sinks, a large shower, king hand carved mahogony bed and a walk in closet. Bedroom 2 has a custom crafted king size poster pineapple bed and a walk- in closet with Ocean and lagoon/sunset views. An additional 2 guests can sleep in the living area on the new pull out sofa. This suite can sleep up to 6.

Suite 2 second floor

The second floor is a 3-bedroom, air conditioned, 2-bath suite with a gourmet kitchen, and large living area that opens to a private, expansive partially covered veranda. The living room has picturesque views of the ocean. The Master Suite’s double french doors also open to the private deck with stunning ocean views. The 2nd floor Master suite has a hand crafted four post pineapple poster king bed. The Master Suite has a large bath with custom tile and custom Mexican hand painted double sinks, a large shower, and a walk-in closet. Bedroom 2 has a queen bed and a walk-in closet and Ocean front and lagoon/sunset views. Bedroom 3 has double mattress on bottom twin mattress top bunk bed, and a single bed opposite the bunk, a pantry closet and can sleep up to 4 with lagoon/sunset views. Open the doors and windows and sleep to the gentle ocean breeze, or if it’s too hot, turn on the air conditioning. An additional 2 guests can sleep in the living area on the new leather pull out sofa. This suite sleeps up to 10

Suite 3 Owners Penthouse (Complete March 15, 2011) The third floor is a very private 1 Bedroom Penthouse with Private roof veranda (with Lagoon views), Private Kitchen and Bath with large shower. 1 Flat screen TV’s with DVD and Cable in the bedroom and in the living room. Granite and Travertine finishes throughout. Natural interior palapa like finish roof sets a very elegantly rustic exotic atmosphere. We are an active family that loves the outdoors. After traveling and diving extensively in Mexico, we fell in love with the people and places in Belize on a diving trip in 2003. We looked at land here in Belize on our first trip and purchased the property that the house sits on in 2004. We enjoy the house here very much and are pleased that we can share this unique experience with our guests.

Why Cubed3 chose San Pedro

We fell in love with the people and places in Belize a diving trip in 2004. We designed the house in 2005 and 2006 and were able to begin construction on the house in 2006. Our dream became reality in early November of 2007 with the completion of Villa Incommunicada. We are now adding a very private penthouse area that will add one more bedroom, 1 bath, 1 living area and a very nice veranda on the roof. This will help us cater to the many weddings that we host at the villa.

What makes this villa unique

We are south of town in a quiet residential area with few condos. The house is located as close as you can get to Hol Chan marine sanctuary with a great view of the sanctuary. We are also very close to the famed Shark Ray alley and the nearest Island of Caye Caulker. There is also no bridge with tolls to get the house like there are when you stay north of the Cut. This makes access to San Pedro and all it has to offer hassle and toll free.

Be wary

We had an amazing time in Belize, but not because of this property. I give it 2 stars only because German was definitely the highlight of the trip. German was great at arranging excursions and overall great resource for whatever we needed. This was a family trip with our adult children and their spouses, so it was great that everyone had their own room and space, but the interior property is pretty rundown. Ambergis Caye is an amazing destination and recommend highly, but not this property.

The place was in need of lots of repair, the refrigerator broke down while we there, it needs to be replaced, the bathroom fixtures were so rusted corroded that one sink barely worked. The sheets in all the rooms were thread-bare. The furniture was dirty and in desperate need of updating. I would expect for the rate a night it would be a little better kept up.

It has been over three months and we still have not received our deposit back after numerous emails and a phone call to the owner. He quit communicating with us about 10 days before our trip and have never heard from him since after repeated attempts.

Owner's Response: We take all complaints about our house very seriously. The reviewer has not contacted me to date to let me know that there was any problem with their stay. They also did not let German know that they were upset with anything during their stay when we would have had an opportunity to fix it. We certainly could have gotten them new sheets if they had asked from the many spare sets we have at the house. We constantly replace our sheets, bedding and towels, and I take down new sheets and bedding every time I travel to Belize which is about once every 6 weeks. This stay was on the 18th of May and the review wasn’t submitted until September. We have since purchased locally made furniture for the upstairs under the palapa and by the pool. The refrigerator has also been fixed. I do admit that we had problems with this refrigerator for the next stay and we had it fixed immediately once again if they had brought this to our attention we would have fixed it during their stay. We have repainted the interior of the house in September during our slow season. Out furniture including our beds were just replaced last year.

The property was what made the vacation!

We had an amazing time at this property! We took two families for a total of 10 people and can not believe how much room and privacy each family had. German the caretaker took us on all of our adventures and they were adventures! The pool was tended every morning as well as the beach and sand volleyball area! The pier was fantastic for morning coffee, starfish hunting and eel watching! I was so nervous to do VRBO for the first time and I can only hope future rentals turn out as fantastic as this one! Thanks so much!

Excellect vacation!

My family of 13 stayed at Villa Incommunicada for 6 nights. We had an absolutely fabulous time. The only downside of the villa was that there wasn't a beach area for the kids to swim, but the dock was incredible just to sit out and enjoy the amazing view. As said in previous reviews, pictures of the Villa really need to be updated. There wasn't any kind of sectional on the lower area by the pool or outside on the rooftop balcony. My family was really looking fwd to all sitting out there together, but there were only a few random chairs around the pool and absolutely nothing on the rooftop. Inside furniture was very worn and needs to be replaced but overally we had a great time. We rented 3 golf carts and just so that everyone knows, it is pretty far from town and takes 30 min to drive golf carts from the water taxi to the house. German was always very nice and willing to help as well as the other guys that cleaned up around the property. We didnt have them cook due to our kids being very picky, but Germans wife's cooking smelled amazing. Blue water grill is definitely a must! We went there for dinner 2 nights.

Wonderful location

This house was in a lovely location. It was spacious and had great living spaces for our four-family vacation allowing each of us the opportunity to chill alone, or in smaller groups, when we needed the privacy.

The reason I only gave it a "3 star" review was because of some of the misleading photos. For example, it's not as private as you would think - there's another house just next door which was at times noisy. Fortunately they were quiet after about 10. Also there are no couches on the rooftop area - only two small chairs and table. We would have loved to be able to go up there and enjoy that area more. Also, there were quite a few maintenance issues, some of which were addressed by the caretaker. I'm sure that by addressing some of these issues and being honest about what is and is not with the house, you could easily turn this location into a 5 star one.

We loved the deck and use of the kayaks. The pool was very nice. I was disappointed about the lack of a beach but understand you can't change what isn't there. We were able to swim off the dock which made up for the lack of a beach somewhat.

The island is nice but it takes a while to get over to Belize City so plan accordingly for it to take over an hour unless you fly. The snorkeling was the best I've ever experienced. I would also recommend asking the owner for the great informational packet early so you can take advantage of what the caretaker can offer versus booking tours separately.

Awesome time.

Four couples easily stayed in this fantastic house. Though we shared our spaces we could have easily stayed to ourselves without crossing paths. The caretaker did a great job of meeting us at the airport and made sure we were comfortable with the house and how it operated. He also took us on a snorkeling trip to the reef, then to shark and ray alley. This was definitely a must-do. Wish we could have stayed longer.

Birthday Trip

10 of us spent 8 days in Belize at this wonderful house. We had plenty of room to spread out and the house itself was new and beautiful. We all had a wonderful time. Pat was extremely east to deal with, even moving our date a couple of days after we had already booked. German and Maggie took such great care of us. When we arrived the house was completely full of all groceries we had asked for. The first night Maggie provided us with an awesome meal. We went with German on 3 excursions and they were all top notch. We will never forget eating fresh caught conch ceviche, fresh fish, and lobster on the beach. Thank you guys very much for your hospitality and we hope to be back very soon!!
