Comfortable Family Retreat In Kent, With All-Weather Pool And Near The Seaside

Bedrooms 6
Property type farmhouse
Minimum Stay 3 nights

About the property

6 bedrooms, 4 bathrooms farmhouse with fantastic indoor heated pool

Hop Farm is a charming farmhouse with all modern amenities, dated 1715 with use of a full-size heated indoor pool, 6 bedrooms, four bathrooms and parking for 10 cars.

Hop Farm is brilliantly situated in the back-of-beyond real farming country of East Kent, yet it is less than 2 hours from London by car, 1 hour by hi-speed train, within 30 minutes of the Channel Tunnel and Ferry ports, and 45 minutes from Ashford for Eurostar (Paris or Brussels 2 hours).

Hop Farm has a beautiful all-weather heated swimming pool for your exclusive use, Wi-Fi, barbecue and table tennis.

There are also up to six old bikes on request ( including a bicycle made for two!). Please bring your own cycle helmets.

Next to Hop Farm is our beautiful, private grass tennis court which we can share with you. Just ask when booking should you wish to use it. You will need to bring your own racquets, tennis balls and tennis shoes. Being grass, the court is closed October to May.

Hop Farm is surrounded by fields and lovely Kent orchards which are ideal for country walks, including a half-hour one through lovely orchards and fields to our local pub, The Rising Sun.

Interesting places to visit nearby include historic Sandwich (with several golf courses including the world-famous Royal St George's Golf Club) and Canterbury with its world-renowned Cathedral, city walls and designer shopping and the nearby vineyards for Kent wine.

There are many children's attractions very near, including Wingham Wildlife Park, the famous Howletts Zoo, Roman Richborough Castle and Ramsgate, Margate and Deal beaches. Dover Castle, the second-biggest fully-intact castle after Windsor, is always a hit with children.

Hop Farm offers accommodation for normally 12 persons. Extra guests up to a maximum of 16 are charged at a nominal rate of £40 per person per night for which they are provided with sleepover beds. Babies in arms are free of course.

About Vaughan Grylls

Vaughan is an artist and writer and retired head of the University for the Creative Arts where he serves as emeritus professor. Polly is the owner of a publishing company in London. Two grown-up offspring, one rescue cat, Jasper, who murders small animals. One often annoying but always charming Be the Beagle.

We divide our time between our house in London, our house in Kent, which is near Hop Farm and La Spinosa in Italy

( No: 429689) which we have rented out successfully as a holiday home - lots of reviews! - for several years.

Vaughan Grylls purchased this farmhouse in 2012

Why Vaughan Grylls chose Kent

A charming country house with its own, exclusive use swimming pool, near the sea, within striking distance of London and the continent yet completely away from it all and with plenty of room and great country walks for humans and dogs.

What makes this farmhouse unique

An astonishing, exclusive pool.

A little bit of paradise in East Kent

  • 5 of 5

I had booked Hop Farm as a venue for a family gathering to celebrate my 70th birthday. The party consisted of myself and my wife, 4 children and their partners, and 3 grandchildren (aged 4, 4, and 1). We arrived at Hop Farm on Friday evening to be met by Jenny (the housekeeper) who gave us a brief but very informative introduction to the house. We had previously communicated by e-mail our requirements for the bed configuration but on learning that the two small children that were coming might wish to sleep with their parents rather than in a separate bedroom, Jenny quickly organised child mattresses on the floors of the appropriate rooms. It soon became apparent that we were very welcome, and that everything would be done to make our stay a good one. And this proved to be the case.

The remainder of our party arrived over the next few hours and soon made themselves at home. The pool was immediately acclaimed by all as excellent, and the two 4 year olds were particularly impressed.

The house was at all times warm and comforting - this on a particularly cold early May weekend with a strong North Easterly wind, which in this part of Kent is quite bitter. All the rooms are of a good size. The dining area was large enough to accommodate all members of the party for our evening meals, while the kitchen area could cater for all as they arrived in shifts for breakfast. With 4 bathrooms (2 of which are en-suite) morning and evening showers were not a problem.

The kitchen is spectacularly well stocked with china, glass, utensils, and cutlery, and with two large fridge/freezers, all the food we had brought with us (along with large amounts of wine and beer) could be easily stored.

On the Saturday we went to Wingham Wildlife Park, which was enjoyed by all generations of the party. Apart from this trip we did not venture out much because of the weather, but this did not detract at all from the occasion, as there was plenty to keep all occupied within the confines of the grounds of the property.

All in all, a thoroughly wonderful time was had by all, and we are already considering plans for a return visit next year to celebrate my wife's 70th birthday.

A lovely welcoming house.

I felt at home as soon as I arrived. The house was perfect for a large family gathering. Our ages ranged from 1 to 70. Everything was there that was needed to make our stay a memorable one. Obviously the swimming pool was a huge hit. We played in the garden, rode the bikes and tried to ride the tandem!

The house was clean and well maintained. I would definitely recommend it.

Great Getaway

Great place to have a relaxing family getaway but would also be a great location for many large groups for various occassions. This was a third time of visiting in as many years.

Fantastic, spacious retreat with loads to do

  • 5 of 5

Our family party of 16 (11 adults) stayed at Hop Farm over the August Bank Holiday weekend. We couldn't have picked a better place in terms of accommodation and things to do on site - the swimming pool, table tennis tables, small field (for rounders) and the tennis court were all big winners for kids and adult alike. We spent one day at the beach in Broadstairs (about half hour drive) but really we could have spent all our time based at Hop Farm. My only regret from the weekend is that we didn't manage to fit in the pub walk!

The house is equipped with everything we needed, from kitchen equipment to plenty of towels, sports equipment and games. We found the beds comfortable and all the rooms are furnished to a good standard. The outdoor space includes BBQ and picnic benches that sat all of us comfortably round a communal table - an added bonus given the glorious weather we had over the weekend.

In terms of preparation, the correspondence from Vaughan, the owner, was prompt, helpful and friendly. And Jenny, who looks after the house, looked after us fantastically well - ensuring all bedrooms were set up for us just as we wished, and meeting us on site with a warm welcome and helpful introduction to the house.

We have every intention of returning to Hop Farm. Many thanks for a truly memorable family break!

Homely and welcoming perfect for families, friends and with added bonus of a fabulous swimming pool.

We spent four totally wonderful days at Hop Farm. I had booked it a year and a half ago and we had stayed over the New year and for my sons 30th birthday. 10 adults 2 children and two babies in cots plus our dog. We enjoyed a fabulous holiday and were excited at repeating the experience.

One of my sons lives abroad and had returned to England for a month and we wanted to go away altogether to enjoy some precious moments with one another.

Our second stay at Hop Farm was as wonderful as our first!

Our welcome by Jenny the housekeeper was warm and friendly and she proved to be very helpful and added the personal touch to our stay there.

The house itself is just right for a family, particularly one with the a dog! It's clean and tidy without being "precious " and the pool is fantastic!

We had planned days out but we enjoyed our time so much in the house and in the pool that we didn't venture too far afield. One short trip to the seaside for a dip and some fish and chips and of course "The Walk" through the orchards to the pub!

We took advantage of the barbecue and the Gardens and loved every minute of it.

There is no question that we all had a fantastic few days and hope, very much, to return!!

Thank you so much to Vaughn and Polly and Jenny also.

Both the homemade jam and the lemoncello very much appreciated!

All in all it was a huge success which has left us with truly amazing memories.
