6 bedrooms, 4 bathrooms farmhouse with fantastic indoor heated pool
Hop Farm is a charming farmhouse with all modern amenities, dated 1715 with use of a full-size heated indoor pool, 6 bedrooms, four bathrooms and parking for 10 cars.
Hop Farm is brilliantly situated in the back-of-beyond real farming country of East Kent, yet it is less than 2 hours from London by car, 1 hour by hi-speed train, within 30 minutes of the Channel Tunnel and Ferry ports, and 45 minutes from Ashford for Eurostar (Paris or Brussels 2 hours).
Hop Farm has a beautiful all-weather heated swimming pool for your exclusive use, Wi-Fi, barbecue, with seating up to 16, and two table tennis tables.
There is also a 5-a-side football pitch and up to six old bikes on request ( including a bicycle made for two!). Please bring your own cycle helmets.
Next to Hop Farm is our beautiful, private grass tennis court which we can share with you. Just ask when booking should you wish to use it. You will need to bring your own racquets, tennis balls and tennis shoes. Being grass, the court is closed October to May.
Hop Farm is surrounded by fields and lovely Kent orchards which are ideal for country walks, including a half-hour one through lovely orchards and fields to our local pub, The Rising Sun.
Interesting places to visit nearby include historic Sandwich (with several golf courses including the world-famous Royal St George's Golf Club) and Canterbury with its world-renowned Cathedral, city walls and designer shopping and the nearby vineyards for Kent wine.
There are many children's attractions very near, including Wingham Wildlife Park, the famous Howletts Zoo, Roman Richborough Castle and Ramsgate, Margate and Deal beaches. Dover Castle, the second-biggest fully-intact castle after Windsor, is always a hit with children.
Hop Farm offers accommodation for normally 12 persons. Extra guests up to a maximum of 16 are charged at a nominal rate of £40 per person per night for which they are provided with sleepover beds. Babies in arms are free of course.

Two grown-up offspring, one rescue cat, Jasper, who murders small animals. One often annoying but always charming Be the Beagle. Why Vaughan Grylls chose Dover District
A charming country house with its own, exclusive use swimming pool, near the sea, within striking distance of London and the continent yet completely away from it all and with plenty of room and great country walks for humans and dogs.

A great weekend for our family of 11
This was the second visit for the three generations of our family and we had a wonderful time. The weather was extremely cold on Saturday and snowy/wet and windy on Sunday but Hop Farm remained cosy throughout. For such a large, old property we found this remarkable.
We all made very good use of the pool and enjoyed playing games in front of the log burner in the Sitting Room.
This year we walked through the orchards to the Rising Sun for lunch on Saturday - they coped very well with a party of 11 with little notice and we were pleased to find that the ground was firm even in December. We recommend it!
Many thanks to Vaughan, Polly and Jenny for welcoming us again.
Absolutely great you all enjoyed your pre-Christmas break, Susan! Come yet again - 10% discount!
A great family away weekend for a family celebration
The property is everything you would want and everyone loved the pool. The rooms are very adaptable for various family units and the kitchen equipped for the larger parties. The host is on site and can sort problems immediately. We had none. Good base to explore Kent and the joining instructions are comprehensive. We will return
Perfect family retreat, especially when the weather is unreliable.
Excellent time had by all. Thank you.
Lovely property with everything you need. Pool was great for the kids and lovely and warm. Great for
Warm welcome to this lovely place. Large dining area and lounge allowed us all to sit and chat together. Everything you need in the kitchen and a wonderful pool really warm and great fun for the children and adults . Would love to go back in the summer. Took a beautiful but muddy walk to the Rising sun pub and made use of the tandem. Great time!
The house was amazing - even better than we expected from the photos. The location of the house is stunning and the house is very well appointed, with an incredible heated pool. Jenny lives next door and is on hand for any needs. Its a great set up all round and two families (4 adults and 7 kids) had the best time. Would definitely rent again.
Fantastic family holiday home
We had a wonderful weekend at this property. Our party ranged from 9 months to late 60s and we all had a fab time. The pictures don’t do this property justice. All the rooms were a lot bigger than we had expected and we were able to have the rooms as twins or doubles to our specification. The kitchen was large and well equipped, the living room was homely but with enough seating for everyone and it was great to be able to sit everyone around the dining room table. The icing on the cake was the pool. It was a very good size and warm the children loved it and went in twice a day. There was a a large safe outside area but unfortunately the weather prevented us from using it. Finally I’d like to add that the owners were very good at communicating with us via email and phone as was the house keeper. An excellent holiday accommodation I would highly recommend.
Hop Farm sits in a remote country lane within half a mile of the hamlet of Westmarsh, 3 miles from the lovely village of Ash with church, pub, school, two mini-supermarkets ( the smaller with a free cash dispenser) and a chemist and six miles from the sea. The Marlowe Theatre in Canterbury has a national reputation. The Whitstable Royal Oyster Restaurant is ideal for informal, yet special occasions. The medieval cinque port of Sandwich is a gem. If you are interested in contemporary art, Margate's new Turner Contemporary is well worth a look. There are many attractions very suitable for children and nearby. Here is a selection: Wingham Wildlife Park, Howletts Open Air Zoo, Hythe-Dymchurch Historic Railway, Dover Castle, Richborough Roman Fort.
