Family of four (with two teens) stayed here for 10 days on a very sunny Spring Break last month. This is a functional, very open floor plan condo that worked really well for us... kitchen well stocked, beds comfortable, plenty of towels and linens. A stash of beach gear in the lanai closet...did the trick and saved us some money although the boogie boards and two snorkel sets have seen some love and may need to be updated soon.
Vista Waikoloa is one the first condo complexes built in the area, but I loved the location...walking distance to beach (closest condo besides pricey Kolea), shops, hotels, etc. The layout is nice and had one of the best and largest lanai's that looked over the golf course. We had friends staying down the road at a newer complex, and while it was very attractive and modern, it definitely wasn't as spacious and the lanai was very small. Condo was just as it was pictured. My kids did sleep with that slider door open to the living area...for some reason there is no ceiling fan in the second bedroom and with both doors shut it made it unbearably warm at night, but doors open it was fine. The master bedroom was very comfortable....I miss that bed! The warm salt water pool was enjoyable, only heated pool in Waikoloa I understand.
When you rent a VRBO it really matters who the owners are and how they manage their rental. Dennis is on top of his rentals and is one of the best communicators I have experienced in regards to an owner. If we visit the Big Island again I will definitely seek out one of his properties!
** A word on the noise/privacy... Dennis called and updated me on the roofing situation two weeks before our trip. They had finished our building but were still on the property finishing up. When we got there they were set up right outside our building, but they did not start til after 8, and honestly, we were gone all day doing fun stuff so whatever noise they made then I cannot say. Their mess was a bit of an eyesore, as was the maintenance trail that was set up passing the beautiful lanai but I am sure that is temporary and now, a month later, probably isn't even there. I will say, the golf course mowing would be the one negative. While we were there they mowed every morning between 6:30 and 7. Our last morning it was 4:45am, which we reported to Dennis, and he planned on talking to management as this was unacceptable to him as an owner.
Despite the mowing, I still recommend!!
This is our third time staying in this unit, and is hands down, the most amazing place to stay in Hawaii. It's comfortable, clean, and close to an incredible array of things to do. We would take a short walk down to the beach every evening with folding chairs provided in the unit and cocktails made courtesy of fresh fruit from Hawaii and a blender, also provided in the unit. What a way to enjoy a sunset! A variety of shops are a short walk away (everything from Tiffany Jewelry to Crazy Shirts and Hawaii souvenirs. We stayed with our folks this time, and the condo comfortably housed us all with the ability for us each to have a little bit of private space, if we wished. There is a pretty, little blue-tiled pool to do laps, and two jacuzzis in which to relax. There is also a nicely appointed workout room, if you are crazy enough to spend your time working out on your vacation. For those who like to grill, there is a huge outdoor ramada with seating and several gas barbecues to use that are clean and do a great job of grilling that fresh fish to go with your pineapple salsa. If that is not enough, it also sits on very well maintained golf course, for the golf enthusiast. In the morning you can sip your Kona coffee on the large lanai and listen to the tropical birds greet the day. The kitchen is well-appointed and we were able to save a great deal of money by hitting Costco in Kona and eating meals in at night. There is also a washer and dryer in the unit, so you really don't need too much in the way of clothing to pack. The owners are very quick to respond to any inquiries, and are very kind and hospitable. You will not find a better value on the big island!
We had the best time staying the vista Waikoloa condos, not to mention this was our second time renting this unit. The owner is very hospitable, kind, and made a point to check in with us to see if we were comfortable or needed anything.
The condo since we were here in 2013 has been remodeled with new granite, new floors,paint, and furniture. I really enjoyed waking up to the wrap around lanai and the lovely breeze coming through the screen door . The condo had everything we needed and even had some boogie boards, games, and books to read. The condo has washer and dryer that makes washing clothes easy. Lots of towels, beach towels, and linens
We cooked a lot at the bbq which is very nice after spending a day being in the pool , 2 hot tubs or the day at the beach.
Lots of shops close by and since we are big Basketball Warrior fans we found the Tropical Ale a fun place to watch games on large screen tv.and enjoy happy hour and great food.
I also enjoyed Lava Lava for happy hour and yummy appetizers from 3-5 right in front of the beach with hula, music, and beautiful sunset.
I could go on and on as we had such a great time we extended our vacation by three days!

Despite what the description on VRBO says, the condo is NOT in a quiet location. For instance:
1. A great deal of noise comes from the Tropics brew pub next door. For example:
• Delivery trucks with back-up beepers
• Garbage trucks
• Tropics employees’ break area clearly visible and audible through foliage 25 feet from condo decks – groups congregate here to smoke, talk, play rap music and laugh raucously at a picnic table and outdoor sofa they’ve set up on the property line. We could see and hear them and they could see and hear us.
• Patrons who congregate to smoke, talk, joke, and laugh loudly in the same area at the back of the Tropics.
• Cars in Tropics parking lot; very loud motorcycle.
2. The buildings in Vista Waikoloa are being re-roofed. Construction noise was a problem throughout our stay. For instance:
• Clanking and banging of metal, on the roof and when pieces were thrown on the debris pile below the condo.
• Hammering, drilling, etc on the roof.
• VERY noisy machine used to fabricate metal sheets – not just on Tuesdays and Thursdays, 10am – 2pm, as reported. In fact, one morning the machine racket began at 8:00am.
• Construction crew often engaged in loud, boisterous conversations.
3. Golf course maintenance is noisy.
• Regular mowing of fairways.
• Equipment from other fairways running back and forth in front of condo on its way to maintenance shop.
In addition, contrary to the VRBO advertisement, the condo is NOT private.
• Employees and patrons of the Tropics next door can clearly see the condo decks through the foliage.
• Men on the construction crew regularly used the stairwell to go up and down, carrying tools and large sheets of metal roofing. The stairwell is outside the condo's front door, so we lost privacy when leaving the door open for cross-breezes (as per owner's request to not run the air conditioner.) The construction crew also used the elevator.
Other problems we experienced include small pieces of very sharp metal roofing material on the decks. Although we swept the decks regularly, the metal bits were always a danger to cut feet (as per owner's request that we shouldn’t wear shoes in the condo.)
Overall, we were very distressed with the noise and lack of privacy. Of the many choices available, we specifically chose this particular condo because it was advertised it as “Quiet and Private.” Beware! Brew pub next door, golf course maintenance, and roof construction make this a bad choice!
We just spent a couple of weeks at Vista Waikoloa G-201 and loved everything about it. This condo has been nicely and professionally updated since built in 1990. It is beautifully decorated and the furniture is very comfortable, as are the beds. The kitchen is way more than fully equipped. Two sets of dishes and flatware, plus a bunch of glasses. A large set of quality cookware and all the utensils you could need. Pantry is stocked with spices and other basics as is the fridge. The counter tops are new granite and the 5 burner range, microwave, and dishwasher are new also. The large double door fridge is older, but works fine.
The views from the wrap around lanai are of the golf course and in the distance Mauna Kea. The snow level on the volcanoes was fairly low when we arrived. Pretty cool to be sitting on a beautiful beach under a palm tree and the backdrop behind you is a snow capped volcano! The lanai has a table with 4 comfortable chairs and 2 lounge chairs. It has a wet bar counter too with power outlet. There is an outdoor closet that is crammed to the ceiling with beach stuff. Beach chairs and mats, boogie boards, snorkels - fins - masks, an small ice chest, and a ton of little kids beach toys. There is a commercial ice maker full to the brim with ice in the club house.
The building features an elevator and stairs, so it is easily accessible. The grounds are gated, and include a heated saline pool, two spas, a fitness center, a BBQ area with 6 modern gas BBQ's, and an on-site business center. This is great location within the resort, the Hilton is almost across the street and the King and Queen's shops are located just down the road. But if you walk there don't take the road all the way. Again go out onto the golf course like for the restaurant, but turn right rather than left. Walk down to Waikoloa Beach Drive and turn left. This will cut off about 10 minutes walking time and save walking uphill some coming home.
