This 2 bedroom self-catering apartment is in an elevated position, with panoramic sea views extending from National Trust countryside to the glorious 3 mile Woolacombe Bay, Baggy Point and across the Bristol Channel to Lundy Island. The extensive surf washed golden sands of Putsborough Beach, North Devon, one of the finest Blue Flag beaches in Britain, is just 5 minutes walk away. The communal indoor pool is situated just 15 metres from the front door. Perfect for cosy winter breaks and holidays all year round. Watch the sun set over the ocean from your private balcony, accessed from the sitting room. You will have your own key to the indoor heated swimming pool which is just outside the front door. Pop over for a swim before breakfast! This apartment is very comfortable and well set out, with all its windows looking out towards the blue-flag Putsborough Sands Beach and the 3 miles wide stretch of Devon coastline known as Woolacombe Bay. We constantly upgrade to provide a delightful self-catering holiday location for our own family and guest's enjoyment. We have many returning guests who book from year to year because they love it so much! Free use of Wi-Fi Broadband....bring your IPhone, laptop or IPad. Welcome Pack provided including locally sourced sachets of tea, coffee and hot chocolate, biscuits and fresh milk, so put the kettle on as soon as you arrive, and relax!

We have a parking space just outside the apartment, plus additional parking in the top car park for a second car.

About Mrs Rachel Snaith

The Osborne family spent many holidays at this property when it was the Putsborough Sands Hotel. We always enjoyed family holidays at this beautiful beach and when we had the opportunity to purchase an apartment here (in 1989) we jumped at the chance.

Why Mrs Rachel Snaith chose North Devon

During the conversion from hotel to the present day apartments we were able to choose a prime position, with all six windows directly overlooking the beach. It is still very much a family apartment and although we let it out to holiday guests, we use it ourselves and constantly upgrade the equipment and furnishings. This year we have installed a brand new fridge/freezer and a new microwave.

What makes this apartment unique

Comfortable spacious accommodation in an exclusive and uniquely desirable cliff-top setting. Swim in the heated indoor pool which is situated just a few yards away in a separate, locked, building which is for residents of the apartments only. In summer enjoy the wonderful stretch of beach 5 minutes walk from the property. During winter the apartment is warm and cosy with night storage heaters in every room and an electric fire to give a warm glow on chilly evenings.

There are many walks which lead directly from the apartment and walking along the beach to Woolacombe is definitely a family favourite. If you are too tired to walk back you can always catch a taxi! We also enjoy sitting on the balcony and watching the surfers.........even in winter they are out in the surf and it's fascinating to watch them catching the waves.

The apartment is very accessible as our parking space is near the front door. There are just a couple of steps down and along a walkway and you enter the front door at ground level. As the building is set into the hillside you are then high up (3rd floor) when you look out of the apartment windows and the views are fabulous. The architect designed interior takes advantage of the setting from every aspect. Both bedrooms, sitting room and dining area all have windows which look out towards the panoramic sea views. We also have a laundry room where washing can be done and wet suits rinsed and hung up. Because we use the apartment ourselves we believe we have made it uniquely comfortable......and everything is to hand. Our housekeeper keeps the property immaculately clean and welcoming, so you can relax.

This year was our fourth year at 21 Clifton Court. We have always felt so fortunate to have our holiday in this excellent apartment.

The sea views from the balcony (and every window) are wonderful beyond belief-as are the breathtaking sunsets. The apartment is equipped with everything one needs and always immaculate. It has a superb kitchen, comfortable sofas, special paintings, games, puzzles, books, DVDs, maps and informative folders on places to visit in this beautiful area. Child friendly too!!

The swimming pool is an extra plus and the amazing beach only a five minute walk away. We love it all!

Finally, but most importantly, Rachel and her staff are always easy to contact, efficient and so helpful in every respect.

Blue-flag Putsborough beach is perfect for surfing, rock pooling and walking. Take the coastal cliff path all the way to Baggy Point and watch seals swim and cormorants nesting on the rocks below. A little further along the path you reach Croyde with its picturesque cottages, fabulous beach, coffee shops, pubs, surf shops and post office. In the opposite direction from the apartment (top path behind the apartment block), walk along the coast path to Woolacombe and come back along the beach, or walk it the other way round!

Woolacombe is an ideal centre for all kinds of adventure sports.........including surfing, kayaking, paragliding, coasteering, horse riding and much more. From Ilfracombe you can take a boat trip to Lundy Island, a coastal Wildlife Cruise or enjoy a day out on a deep-sea fishing boat. At Croyde saddle up and go horse riding on Putsborough Sands or across the sand dunes and bridle ways.

This 3 mile stretch of golden sand holds an 'England for Excellence Gold Award' and has been voted Best British Beach in the Mail on Sunday. It has won both Blue-flag and premier Seaside Beach Awards for its cleanliness, water quality and facilities. Surfers come from all over England to enjoy the great waves and clean water. Watch them from the balcony as they ride the waves, just below the apartment.

If you want a trip inland you can hire bikes from Braunton or Barnstaple and cycle the Tarka Trail all along the estuary to Instow. This carefully maintained path is open to walkers and cyclists, but is particularly popular with cyclists, as the path is an old railway line, so is totally flat and very easily cycled by both young and old alike.The Big Sheep, The Milky Way and Funder Zone will keep the children happy on wet days. For older children there is Mill Adventure Centre, Lets go Superbowl, quad biking and paint balling facilities.

The National Trust's property, Arlington Court, is 40 minutes drive away. This elegant Regency house has extensive grounds to explore, a carriage museum, livestock, a lakeside walk and many activities going on all year round.

If you enjoy 'Open Gardens'...visit Foamlea at Mortehoe. This beautiful garden is open from May to September via private appointment or a few days over the summer under the NGS. Details can be found in the apartment.

There are many pretty towns and villages within a walk or short drive of the apartment....Mortehoe, a beautiful stone village with tea rooms and pubs, is a welcome stopping place for walkers and cyclists. Ilfracombe, an ancient harbour town with its now famous Verity Statue and Damien Hurst Restaurant. Combe Martin, bordering the Exmoor National Park. Barnstaple, the main market town, main shopping centre and business centre in the North Devon region. The daily pannier market in the old market building is famous for its local food produce, fudge, arts and crafts etc. Clovelly, with its steep cobbled streets, built into a cleft in a 400 ft high cliff, is a pretty seaside village and is definitely worth a visit. The maritime atmosphere, stunning views and whitewashed cottages are both historic and very unusual.

Bicycles - An uncovered storage area for bicycles has been created behind the electricity substation in the middle car park. Racks are provided to which bicycles can be padlocked. Bikes are not permitted to be stored in the apartment, on the balcony or in the hallway, as this could cause a fire escape hazard. An alternative is to hire bicycles from either Braunton or Barnstaple on a daily basis.

Another wonderful fortnight

We start looking forward to our two-week stay in Flat 21 shortly after Easter. I defy anyone to find a cosier, cleaner, better equipped flat with such amazing views. We have tried, and that is why we come back here every year for the R and R that keeps us going through the year. Good weather or bad, flat-bound or doing one of the many picturesque walks to be had, we have yet to have a holiday we didn't enjoy.

Super apartment, magnificent views

So much to see just from the window at this apartment - you hardly need to go out!

The first day we saw 1) a young stoat doing acrobatics and playing with 2 magpies just below the window 2) a whole party of people being baptized in the sea, fully dressed 3) a major air/sea rescue practice involving 2 lifeboats, a coastguard cliff rescue team, the police and the coastguard helicopter.

When we did tear ourselves away, we walked on Baggy Point and Lobb Hill, and also went down the toll road to Crow Point and viewed interesting wading birds on Horsey Island.

This comfortable apartment is a great base for so many different adventures and activities.

Owner's Response: Thank you for your 5* Review. It sounds as if you had a fascinating time viewing goings on from the apartment. You really do get a panoramic view from every window and from the balcony, especially with the binoculars (provided). There are usually rabbits outside the kitchen window, so you were lucky to be able to watch a stoat playing with 2 amazing! I'm pleased to hear that the rescue scenario was just a practice, but it sounds as if it was fascinating to watch. We are always interested to hear of new walks and adventures, so we will have to add the Lobb Hill walk to the 'Ideas of Things to Do' book. We hope you will book a holiday at Clifton Court again in the near future, as you would be welcome back any time.

Lovely stay

Apartment was just as described everything you need was there,balcony view was the best and saw some beautiful sunsets.The weather was mixed but we spent many hours on the beach with our granddaughter.The apartment is a credit to the owners and to the cleaners/caretakers

Immaculate apartment, well equipped. The views are 'WOW'.

The apartment was to a very high standard, fully equipped with almost everything you could need, BUT, never mind all that, the views are to die for. Due to a non related injury, we had to spend most of the week in the apartment sitting on the balcony when we could, or with the balcony doors open and sitting in the living room watching the world go by. We never got bored.

Down sides, not the owners fault, but we did suffer a lot of sewage smells drifting up to the balcony.

We also had trouble getting my SUV out of the tight parking place allocated to us due to others that park behind and to one side.

Recommendations:- Ha Ha - cut a footpath from the front of the building direct to the beach, otherwise it is a long hard slog up the narrow road used by all the motorists.

Owner's Response: Dear Ken, Thank you for your 5* review. We were sorry to hear about your injury and pleased that the balcony views kept you entertained throughout your stay. It is a wonderful place to sit and watch the world go by! Thank you for your understanding about the smells that sometimes drift up from outside. I am told that is only an occasional problem and it is most unfortunate at you experienced it. I understand it's due to the nature of the drainage system and not to poor maintenance. The parking space for number 21, though conveniently close to the apartment, can be difficult to get in and out of if you have a larger car. There is a more spacious visitor parking area at the top of the car park and we would suggest perhaps dropping off guests and luggage at the lower parking area, and then parking in the car park at the top. A foot path would be amazing! but another option would be to buy a weekly season ticket for the Putsborough Beach car park, then you can come and go as you like and it's easy to take deck chairs, picnic etc with you instead of carrying them! We also like to walk along the National Trust footpath behind Clifton Court, towards Woolacombe, then turn off at the fairy steps to go down through the sand dunes to the beach; still steep, but very pretty and there are no cars. We hope you are now recovered from your unrelated injury and that you will consider booking with us again. You would be very welcome. Regards, The Osborne family

Note-cancellations:Cancellation and early termination
(1) If the Tenant terminates this contract before the arrival date and doesn’t name a replacement that accepts the same terms, they are responsible for paying the following penalty fees to cover costs (excluding cleaning), as long as a further rental is not possible:
- up to 49 days before rental period: 10 % of rental price
- up to 35 days before rental period: 30 % of rental price
- up to 21 days before rental period: 60 % of rental price
- up to 14 days before rental period: 90 % of rental price
- Less than 14 days before rental period: 100 % of rental price.
The Owner can thereafter let the property to someone else.
(2)If the Tenant terminates their stay before the departure date for any reason, they are still obliged to pay the full rental price.
Liability and responsibilities of the Tenant
(1)The rental property including the furniture and the other contents are to be treated with care. The Tenant is held responsible for the actions of other people, including any guests or visitors they might have, within the apartment. The Tenant is liable for any damaged goods, damage to the property or damage to anything else related to the property, whether caused by themselves or their accompanying guests or visitors.
(2)Faults that are found before or during the rental period are to be reported to the owner immediately.
Refundable Deposits: We ask that you leave the apartment as you found it, tidy and ready to clean. We expect the dishwasher to be emptied and rubbish to be taken up to the large bins in the top car park. We would also ask that if furniture is move you put it back where it was. Once our house keeper has been in to check the property your deposit will be refunded, usually within 5 days.

Manager's Cancellation Policy

  • 50% refund if canceled at least 14 days before arrival date.
  • 100% refund if canceled at least 30 days before arrival date.
