4 bedroom beach house w/ separate cabin on Lake Champlain

Wonderfully located Lake Champlain Sandy Beachside Camp in Burlington. Rentals run from Saturday to Saturday.

Summer 2018 ($4200/week - Sat to Sat) - Cabin is an additional charge ($150/night or $800/week).

This very well located but private Cape Cod style rustic camp was built in 1935 and has been in our family since 1937. It has a 100 foot private beach and is a fun and relaxing place for a family vacation. Those that have had the opportunity to come stay before always want to come back. The house is very basic, nothing fancy, but offers comfort, conveniences and beach front fun.

Upstairs it has two big bedrooms(one sleeps up to 4 with a queen and two singles and the other room sleeps up to 4 as well and has a queen and a futon chair plus foam mattress). There is a half-bath upstairs. Downstairs has two bedrooms (with two twin beds each) and a full bath (plus living room, dining, kitchen and back room with extra fridge). It has a screened in porch that seats about 8 looking out over the water and beach. We have plenty of chairs for the outside as well as a picnic table, loungers and beach chairs.

The house has an outside shower (hot and cold water, great for a post-swim rinse off or kid showers), boat ramp, nice sandy beach and sandy bottomed swimming area. Its sandy for about 300 feet out and gets deep gradually (prime territory for little ones - the near shore water can get well over 80 degrees on sunny days). The width of the beach varies from short (or no beach if the lake level is very high from snow run off and spring rains) at the beginning of the summer to up to 100 feet by the end of summer. Amount of beach and water level depends on winter snowfall and spring rains.

There is great small mouth bass fishing but I can't tell you where (family secret). It has a wonderful view down the lake, of sailboats, the Burlington Ferry and to Juniper Island. Its a two mile boat ride to the Burlington Ferry docks or you can take the bike path about three miles. Great swimming and water-skiing in the bay. The bay is one and a half miles wide. Oh, and good views of the Burlington 4th of July fireworks.

It's on 2/3 of an acre with parking for five cars and boat trailer space.

There is also a small 1 bedroom/1 bath cabin on the property on the water next to the main house (see picture) available for an additional $150/night. This cozy spot is ideal for the couple that wants to be away from the fray in the big house some of the time. The cabin has a full bath and a small kitchen with a queen bed (full electricity, utensils, sink etc.) and is 260 square feet.

Dogs: If you wish to bring a dog we would like to hear about the animal's training and temperament. Please send a description of the breed. Only well-behaved dogs are allowed. The dog must be kept under leash or voice control at all times and off the furniture (no dripping dogs inside please). Only one dog is allowed. No dogs are allowed in the Cabin. The dog, if approved, costs $200/stay plus $200 refundable deposit. Unfortunately, we've had trouble with some dogs in the past but do love dogs and understand some owners want their pets to vacation as well.

Damage deposit: The refundable damage deposit is $500 (house only, due with your reservation).

A written lease agreement will be included online for e-signature acceptance.

Cancellation fee schedule:

Within 7 day grace period - only transaction fees; $250 for Day 8 from reservation until 91 days before the start of your rental; $500 61-90 days before your reserved start date, $1000 41-60 days before your reserved start date, half of the total rent plus security deposit 22-40 days before your reserved start date and full rent plus deposit for cancellations 21 days or less from your start date.

Arrival/Departure: Arrival is after 4pm on the start date of your rental. Departure is before 10am on the end date of your rental. This allows for cleaning time between renters.

Payment schedule: We require 1/2 payment up front to reserve the property and the remainder not later than 30 days before your scheduled start date.

A detached 1br/1ba private cabin is available separately (w/ house rental): $150/night or $800/week.

Cabin and house may be rented separately on a monthly basis for the winter (fall thru spring). Cabin and house will not be rented separately during the summer season. Please email for winter rental rates.

Great for all ages. Calm clean water with no undertow makes it especially nice for the little ones Sandy beach and shallow sandy bottom for as far as you can walk out into the lake. The house is also convenient to the bike path that takes you right into downtown Burlington. Beautiful views, relaxing times, and wonderful location.

What makes this house unique

Wonderful family friendly house to enjoy time together and fun on the beach. Try water skiing or tubing. Perhaps a little fishing. After a long day in the water having fun, fire up a lake side campfire on the beach and toast some s'mores!

Everything you need for a relaxing vacation

This is a sweet homey house right on the water and just down the street from the bike path. Even though there are houses on both sides, it is a very quiet and relaxing spot. We fluctuated between 8 and 12 people and there were many bedroom configurations available to make it work. We even had friends stop in for a visit who live in the area. The living room has lots of seating and both the indoor dining table and the outdoor tables are big enough for everyone to sit. One thing to note is that the water in August is low so you have to wade out a fair bit to get in up to your neck. We also went to North Beach which is a short bike ride away. Burlington has great vegetarian restaurants and a nice scene on pedestrian friendly Church St.

Comfortable house with amazing beach, water, and views from the living room, screen porch and yard.

We had a fantastic vacation at this house. The owner is very friendly and responds promptly to questions. The house was clean on arrival and very well stocked with puzzles, a few games, and everything you could possibly need in the kitchen (except for a toaster oven but we managed fine without it). The beachfront with a gradual entry, sandy bottom and the screen porch and the grassy back yard area with many places to sit and enjoy the sights and sounds of the water are what make this property most special. The house itself has a "cottage" feel with a relatively small (but functional) kitchen and some older camp-style features but we appreciated the recent updates in the bathrooms, the quality of the washing machine/dryer, and very clean/new bed linens and shower curtains. The owners do everything they can to make this place "feel like new" while still preserving the original style of the house. The surrounding area has a lot to offer too. The bike path provides hours of enjoyment (it was a bit limited by construction this year, but if all goes according to plan it will be fully accessible in 2018.) Downtown Burlington, Church Street Marketplace and the Waterfront area were all fun too. It's hard for us, a family of six, with two teenagers and two young children to find vacation places that appeal to everyone. This one did that and more. It exceeded our expectations and we are so grateful for the time that we had there.

Perfect place to stay!

We couldn't imagine staying anywhere else! This charming cottage has it all! Sandy beach, outdoor shower, and screened porch! Great location, close to bike path. Ride to Burlington and beyond.

A charming camp on the beautiful shores of LakeChamplain

Our family had the best family vacation! Burlington is always fun...great food, great shopping/activities and views of the lake and Adirondack Mountains which are beyond belief, beautiful! Most of all, we loved the quiet moments watching the stars and listening to the waves quietly roll in. Now we have special family memories.

This summer home is a piece of heaven which will not disappoint.

Kelly, the owner and Susi, the property manager were awesome to work with.

Can't wait for our next visit!

Old but new, and plenty to do...

Stayed here over a not so great weather week, though we had some glimpses of nice weather that made the stay even better. A couple of rainy days allowed us to explore Burlington and enjoy Church Street and the phenomenal place to eat in Burlington...Try Leunig's for Breakfast, Lunch or Dinner...or all three. Plenty of other food options and plenty of shopping to be had. Had a few great windy days, kids enjoyed playing in the waves. Plenty of games to be played and we got to witness the birth of few Monolpoly barons's and baronesses. Sand beach was very nice with a very gradual grade until you get deep. The house had all the amenities (strong wifi, linens, toiletries, etc) which was convenient. Grocery store 1 mile away made for easy shopping. Try Bessery's meat market right at the top of Staniford for great steaks for the grill. Bike path was close by, although part of it was being updated, there were detours that could get you out to the rest of the path. Fishing was pretty good, go along the inside left side of the point on the right (Appletree Point) for some great small mouths. Best when really calm. All in all great spot.

Appletree Point cottage in Burlington, VT.

We had a family of 10 for 2 days and then 9 for the rest of the week with 4 children ages 5,7,14 and 17. It was a great time in spite of the heat wave that hit Burlington at that time. Although the Lake Champlain water was high because of previous rains, all of us could easily get into the water with its fine sandy bottom. It was easy to launch our kayaks and canoe for several pleasant rides in the bay. We especially enjoyed the outside table for supper and the screened porch at all times. Many of us are cyclists and we enjoyed the proximity of the magnificent Burlington Bike Path and Colchester Causeway into Malletts Bay ( Island Line Trail). There were adequate cooking and dining utilities and a very good dishwasher as well as a handy updated washer and dryer. Many enjoyed the outdoor shower. The listing description was accurate. The photos reflected the rental's appearance. The property was clean and maintained as well as possible for an 80 year old facility. The owner was very responsive to our questions and concerns. We recommend the property. The proximity to Burlington's amenities is very good. A large supermarket is within a mile. North Beach with a beach, lifeguard, paddle board rentals, accessible parking and a snack bar are within 2 miles. There is good shore fishing access at the nearby Winooski River and Burlington fishing pier.
