If you want to stay in a breathtakingly beautiful place in New York's Southern Tier come stay here. We have 70 acres on a hilltop, down gravel roads in one of the most beautiful parts of the East. You cannot see another house from the property - just lovely views into the valley and across onto other hilltops. The quiet is a presence that you can feel and gives you a deep sense of relaxation. The seventy acres is a combination of woods, hay fields, yard, and meadows with a spring fed pond that is wonderful to sit by and offers fantastic views across the valley. There is a dock for swimming, fish/aquatic fowl to watch, and a mini-wetlands at one end with cattails and lilies. You frequently see groundhogs, deer, hawks, and occasionally, hear coyotes in the distance.

The farm house is from the 1870s with two living rooms, tile kitchen with a modern antique gas stove, rear facing entry room with picture window for wildlife observation, enclosed front sunroom, bath, and 4 bedrooms on the second floor. It has a southern exposure for great light, plenty of tall windows to catch the breezes, and the cool hill top to keep you comfortable all through the summer. At night the stars are glorious and you rarely see a man made light.

*Special Update--to give you an idea of the appeal of the farm--of the 15 weeks rented in 2014 10 were to repeat renters (one family's 5th time) and five were new. For 2015 one of the 5 new renters is already a repeat while 5 of the repeat renters have already booked again.

I'm retired working 25 hours a week at a fitness center which is a surprise as I started my career at one also. I spent 25 years in department and specialty store retailing as a merchant.

I have two lovely daughters who at 38 and 35 still love the farm.

I live in Philadelphia and only wish Greenwood could be as isolated as it is but less than 300 miles away.

But I am very happy that 8 years ago I realized the farm was too special and beautiful not to share with others so my too infrequent trips could be balanced with others pleasure.

I do hope that you will try it also.

Why Mike Elliot chose Finger Lakes

I wanted a place that was not now, and would not any time soon, become a vacation mecca. With Pittsburgh at 250 miles, Cleveland 275, and DC, Philadelphia, and NYC at 300 Greenwood was perfect. But what struck me was the ad description--organic garden, fruit trees, spring fed pond, updated 1870's farm house, and 70 acres of fields and woods.

Another important reason was my Dad (99 now) grew up in the depression and remembers how people in the country in Minnesota got by a bit easier than those in the cities. He wanted a country farm so together we bought one.

But those are all secondary to my first visit. I drove down lovely gravel roads (who knew New York State even had any) wondering if I was in the right place. After two miles and no houses for what seemed like forever, I came upon this vision of country loveliness at the farm. The owner had not arrived yet so I sat down at the picnic table. There was beauty all around me and deep peace. The sound was so profound that I could hear it! Well after that I had to buy it--it took almost a year to convince everyone but when my wife say a bear run across the road on her first visit she turned to me and said 'we have to buy this place'--so that was that.

What makes this house unique

Interesting instructions/advice from HomeAway on what to say --'the little touches that made me choose this property'. There are so many--the grassy path through wild flowers leading to the pond--the rolls of hay in the fields from the harvest, the fact that there was a seasonal road coming up the hill with a beautiful curve, the 1920s combination wood and gas stove, the swing on the old apple tree (Northern Spy--good for pies and native to the region). The sun porch, the barn with its huge hand hewn beams and granary, and the fruit trees in the yard. The laundry line from the door to the top of the tree and the woodshed cobbled together with old windows and logs with their bark still on.

September 2013 will always be remembered by us a fantastic stay in a wonderful old farmhouse.

Growing up both my husband and I spent summers at our families farms -- my husband spent his summers on a dairy farm with cows and Belgium horses in Bergen, New York. My farm experience was vegetables and grapes in Columbus, New Jersey. We both remember fields of crops and neat old stoves (like at Mike Elliot's house) where our relatives baked bread and fantastic stews.

We love to drive around on our vacations and Steuben County provided a plethora of unique topography. We drove to Hammondsport to the Bully Hill winery for shopping and lunch. On the way back in the town of Howard we saw a Wind Farm with at least 15 to 20 wind turbines on the hills. In Jasper we saw Amish farms. If you get Canisteo (pronounced CAN IS TEA O) you have to have a meal in Big Papa's restaurant on Greenwood Street. It's nothing to look at from the outside, but inside the atmosphere is pure country friendly (by the way) it's across the street from the "Worlds Largest Living Sign."

You can't visit Steuben County without at least spending a day at the World Famous Corning Glass Works. We walked and watched and walked some more to see the displays of cut, blown and manufactured classware including fiber optic cable. A piece of fiber optic cable the thickness of a human hair carries the same information that a seven foot diameter copper cable did just a few years ago.

For a unique shopping experience you have to stop at Johnny's Variety Store on Jackson Hill Road in Greenwood, Johnny, the owner, is 78 years young and grows his own garlic. For your shopping pleasure he sells knick knacks, toys, t-shirts, American Indian dolls -- you name it-- he has it.

Mike's farm house was so very comfortable with bedding and linens provided. We straightened up before we left, but we didn't have to spend our last morning cleaning which was a really nice touch. Thanks Mike.

Yes Mike, we'd like to return.

Great host and great property

Our family of 4 spend 2 nights with our two goldendoodle dogs and we thoroughly enjoyed. The house is very clean and comfortable. The kitchen is stocked with everything you possibly need if you cook. Our dogs run crazy around the several huge fields around the house and swim in the pond. The street is right in front of the house and we walk on it with dogs and never seen a car passing by. We visited some nearby towns and happened upon the Senior Exhibition by the ceramics students at Alfred University, it was very good and a lot of people attended. Breakfast at the collegiate restaurant at Alfred was good too. Mike is a very nice guy and genuinely want you to enjoy your stay. We will definitely come back if we are visiting the area again.

Fantastic getaway.

We loved our stay. We are return visitors and we will be back again. The property is beautiful, and so peaceful: with the exception of a flashing light on a hydro/phone tower on the other side of the valley, we could see literally no trace of another person or house from the farm. The house is lovely, well-appointed, and fully supplied with everything we could need, down to basic groceries and kitchen implements. The pond was great for swimming. The nearby towns and trails were fun diversions. All told, it was a wonderfully relaxing and peaceful getaway. The only "people" who had a better time than we did were our two dogs, who are furious with us for dragging them back to the city. All of us are impatient to come back. We just love this place.

Gorgeous rolling land, charming thoughtful house

We are home now in New York City, missing the clean air, the natural AC and the vistas that the property commands at its, give or take, 2,800 ft. elevation.

The farmhouse and the land -- expansive fields, filled with wild

flowers, butterflies and birds -- and the sky views that the terrain affords

-- are fabulous. The pond, larger than my large apartment, is so healthy, boasting fish, tadpoles, frogs and dragonflies; the water, warm on top, cool below, was as delightful to swim as it was to contemplate.

Happy Baby and Tired Dogs

We had a wonderful first vacation with our 7-month old baby and two energetic dogs. The house was perfect for family living and the quiet surroundings meant the baby slept through the night! We enjoyed trekking up to the pond so the dogs could swim and the baby could dabble her toes among the tadpoles. We rigged up a little tent using a bedsheet and some clothespins, and the baby napped in the shade next to the pond while we read books. Our dogs loved the yard, fields, woods, and pond. Our lab was very obedient and stayed close by, but our bloodhound did take off after a deer through the woods... he returned after much frantic searching. The kitchen was well stocked with pots, pans, and dishes, and the bathrooms were full of clean towels and things. We hope to return for another vacation soon.

We have been staying at this farmhouse almost every summer since 2007. Quite simply, we love it. The house itself is roomy, charming, and very clean. The kitchen is well stocked with kitchen equipment. The owner is constantly doing updates and improvements. He and his local caretaker are always quick to respond and are very helpful.

But really, it is the property that makes this a dream vacation. If like us, you enjoy quiet, solitude, and an outdoor experience without the hassle of camping, this is the place for you. The quiet is so intense it it tangible. Our kids have spent hours playing and swimming in the pond. We all enjoy hiking the 70 acres surrounding the house. Life slows down as soon as we arrive and it is glorious. We spend our days hiking, watching the kids swim and fish, cooking and eating way too much food, exploring the property, looking for fossils, playing croquet, just sitting in the yard and reading our books, and then we get up the next day and repeat it all.

We will be at the farm again in a few weeks. It is part of our family history now. Our kids already talk about how when they grow up they want to bring their kids to the farm for vacation too.

Well what do you want to do? The farm itself offers wonderful relaxation if you just want to read, relax, write, and talk. Walking around the property or venturing further along the dirt roads gives plenty of exercise and scenic views of farms and nature. It is a great place for bike riding with your choice of flat or steep and there are plenty of spots for canoeing in the region. Within 10 miles the Amish have developed a thriving community and you have an opportunity to visit 6 wood shops to buy furniture, numerous sawmills (if you do your own projects), a quilt maker, a cheese dairy, or to shop in one of their farm stores and buy handmade home accessories, baked goods, and mechanical toys you have not seen since childhood.
