A beautiful bright apartment that has been recently restored, in the area of Campo San Maurizio with a 10 minute walk to Piazza San Marco.
The apartment is on the 3° floor.. The primary floor consists of a master bedroom with private bath, a living room, live-in kitchen that opens onto a large terrace, single bedroom and bathroom with shower.
Upstairs there is an open loft-like space directly under the roof with a doublebed , and a single one, bathroom with bathtub and an altana (a venetian terrace) with spectacular 360° view..
There is air conditioning and all modern appliances. Cleaning before arriving and at departure is included in the price. For an extra cost, to be determined with owner, it is possible to have someone who will clean on a regular basis, help carry luggage, and/or prepare meals.

Position and view form terrace make this house like a jewel
The location was perfect, 5 minutes to St Marco but in a quiet part of the neighborhood (close to a supermarket, 15 min walk to Rialto market). The apartment is as described, very comfortable (great beds!), pleasant, clean, and with a beautiful view on the top terrace. We loved our month-long stay and hope to come back.
Overall very happy with our stay in Venice. Wish we were able to stay longer than 2 nights. Andrea sent detailed directions for arrival via vaporetto, and we were met off the boat by Sumit, who helped with our bags. The unit is exactly as pictured. It is very large, there were only two of us staying and we found ourselves frequently saying "Where are you?" because it is big enough to get lost in. We really enjoyed the rooftop deck (Altana) for watching the sunset and enjoying a glass of wine after dinner. The location is great, centrally located to all the major sites, but on a quiet canal away from the bustle of San Marco.
Andrea created a very detailed and invaluable guide to restaurants, shopping and sights of interest. The apartment is spacious and bright as advertised. Both of the outdoor spaces were delightful for morning coffee and relaxing after a long day of sightseeing. The kitchen had everything required for preparing a dinner with ingredients from the (yummy) local deli and market. The weather was a bit warm (mid September), but the air conditioner in the kit and master worked well. However if we had visited in July or August, the other two bedrooms would have been too warm since they did not have air conditioning. The apt. Was very clean, although the shower curtains needed washing or replacing. That said, I would stay again and would recommend highly.
This wonderful flat in the heart of Venice was exactly as stated in the listing with the added bonus of the rooftop space to relax and take in the views and sounds, from the breathtaking architecture, swifts flying high, the bells, beautiful voices singing, to the sunsets washed down with a glass or two of local wine.
From the flat it was easy to head out in any direction to walk around the city as well as hop on and off vaparettos to the islands or simply pop out for a short evening stroll to San Marco or down to the Osteria Al Squero or Cantinone Gia Schiavi over the academia bridge opposite a gondola repair yard - lovely.
Our communication with Andrea has been really friendly, very helpful and quick to respond throughout, including arranging for us to arrive earlierly and leave later, which was very much appreciated.
We would defiantly return again with space enough to bring a friend or two and share this special place further.

Four of us stayed at the flat in May for 2 nights. Andrea gave us instructions for travelling in from the airport, and had someone meet us at the canal stop to take us to the flat (a very short walk) and help us carry up our luggage. The property was centrally located, so perfect for us to walk to all the sites. It was also very comfortable for four people. Our friends slept well in the loft, although because they are tall and the ceiling in the loft is a bit low, they actually kept their luggage in the third bedroom on the main floor and used it as a dressing room - just fine! We loved the roof top terrace and had a truly Venice experience sitting outside one evening overlooking the city, sipping on wine, listening to the birds and the church bells, watching the colors of our surroundings deepen as the sun began to fall to the west ... just beautiful! We would highly recommend this property.
The property was advertised EXACTLY as described, if not even looking better than expected. There are 2 terraces, with the top one having an excellent view of the city and the bottom being a great place to relax with a cup of coffee (morning or night). We had 4 adults in the apartment and had so much space that it felt like we all had our own personal areas. And with 3 full bathrooms it's almost like everyone had their own personal one as well. You're less than 10 minute walk from everything, and with so much to see it's great to be in the center of it all.
Highly recommend staying here, and next time I'm in Venice with a few people you can guarantee I'll be looking this up.

City Tax- tax for the city of Venice
Starting August 24, 2011 and subsequent amendment October 1, 2012 tourists staying in the territory of the Municipality of Venice are required to pay a tax for the city. It is to be paid directly to the person in charge at the check-in and it is not included in the rate of the apartment. The tax will then be paid in full to the City of Venice. The amount is € 1.50 per person per night for a maximum of 5 nights. For children up to 10 years old is free of charge, and between 10 and 16 years old is at 50%.
The keys will be delivered by the check-in attendant, he will show you to the apartment and ask your id/passports for registration as required by the Italian law; will also ask you the tax for the city of Venice (only cash).
