PRIVATE STRUCTURE. A stone parlour, where art and nature unite to form a perfect partnership: Cortona is a magical place with a timeless charm that envelops the visitor with its vibrant atmosphere, suspended between the history and legend of its origins, surprising him each time, with the reddish sunsets over the beautiful landscape that its height can offer and with the numerous works of art and Renaissance buildings, squeezed in among the mighty town walls which barely seem able to contain them all: a veritable outdoor museum which generously allows itself to be explored. In this unique context, just one kilometre from the borgo, stands Principessa, a typical Tuscan farmhouse, clad in stone and characterized by the great care given to the interior details that lend warmth and intimacy to the rooms with exposed stone walls where the wooden ceilings and terracotta floors alternate harmoniously with the decorated majolica tiles in the bathrooms and in the rustic, well-equipped, built-in kitchen. The bedrooms are comfortable, with simple upholstery and furniture and with wrought iron beds and romantic canopies. The hillside location overlooks stupendous scenery, with the enchanting landscape stretching from the garden across the tableland of the Chiana, which spreads out below through geometric expanses of olive groves and straggly green brush. A holiday in this special home, immersed in friendly countryside, is an opportunity to discover the rich artistic and cultural heritage of central Italy. Within easy reach along the scenic roads are all the most important towns of Tuscany - Montepulciano, Pienza, Montalcino and those of the Chianti territory - as well as those of green Umbria, close to Cortona, such as Perugia, Gubbio, Assisi and many others: it will be an unforgettable experience, especially if accompanied by the delicious pleasures of good traditional Tuscan food and wine.

Interior

The property takes full advantage of the hilly terrain, developing along multi-level terraces. The house is on 3 levels, with a private entrance on the lower floor. The ground floor, with the main entrance, consists of a living area with lounge and dining area, connected to the kitchen (which has direct access to the pergola through a French window) and to a small hallway with a double bedroom, a single bedroom and a bathroom with shower. A wooden staircase leads up to the first floor, consisting of a double bedroom (with two additional single beds) with ensuite bathroom with shower. The lower floor, accessible only from the outside, faces the terrace to the side of the main entrance, in front of the pool area. It has two separate entrances through French windows: the first leads into an open-plan living room and kitchenette and from there to a double bedroom (with additional single bed) and to a bathroom with shower; the second opens onto a further double bedroom with ensuite bathroom with shower. In the stone annex, about 60 m from the house, is the laundry room.

Park

The entire property, completely fenced-in and protected by a hedge along the perimeter bordered by dry-stone walls from the driveway, occupies an area of approximately 1.5 hectares. The park around the house is a varied and thriving garden - large well-kept lawn areas with olive trees, cypresses, firs and other native plants. Along the driveway that leads from the gate to the parking area in front of the house, are borders of lavender and other Mediterranean shrubs. A row of hydrangeas frames a low stone wall that bounds the outdoor lounge area in front of the house: a pergola with table and chairs for outdoor dining and a relaxation area with armchairs, coffee table and umbrella. A few metres away from this area is a brick barbecue, next to the annex with the laundry.

Swimming Pool

Open from the last Saturday in April to the first Saturday in October, the pool is set in a beautiful panoramic position, in a stupendous corner of the property with a breathtaking view over the Val di Chiana. It is situated on terracing lower than the house, in a discreet location, and is reached along a path that leads to the solarium area, bounded on three sides by an enclosure in stone (inner side) and wood (outer sides). The rectangular pool has a stone border, PVC lining and a ladder for access to the water; it measures 6 x 3 m with a depth varying from 1.20 m to 2 m. It has chlorine purification and an outdoor cold-water shower. The solarium area, paved in stone, is equipped with umbrella, sunbeds and deckchairs and stretches out over a large lawn area with gazebo.

The additional terms are: “The PRICES listed are WEEKLY and do not include: *3,00% Emma Villas commissions (Agency commission + costs for opening file + personal customer assistance service); *tourism tax where applicable (by the Italian Law).

A beautiful solitude

We loved the location, the sensational views, the peace and quiet, the pool and the location of the pool, the ability to walk to Cortona and the opportunity to "live in Italy".

We were lucky to have a very helpful caretaker, Younes, who made a very positive difference to our stay.

The Location is an ideal starting point for who wish to have nice daily trip and sightseeing all over South Tuscany and Umbria as well: being the city of Cortona located not far either from the motorway A1 ( exit Valdichiana) and from the freeway Siena-Perugia. Very well known sites like Siena, Montepulciano, Pienza, Montalcino, Perugia, Assisi and so on can be reached in less than hour driving as well as the hidden and maybe most beautiful corners of this 2 regions. Big cities like Florence or Rome can be easily reached also by train ( and we suggest to use it in high season to avoid traffic roads) being Cortona served by 2 train railways stations. Above all we are quite sure that you will fall in love with the ancient atmosphere of this beautiful town. All shops and facilities in the big village of Camucia, nice restaurants, bars, cafes, shops in Cortona. Supermarket are open also on Sunday morning. From the property the village of Cortona can be reached with a nice walk (1300m).
