PRIVATE STRUCTURE. In the splendid setting of the Umbrian hills stands this charming, cosy and comfortable house, San Giorgio. It offers a breathtaking view, stretching as far as the eye can see in its picturesque colours, a classic that can be found in many areas of the Umbrian countryside. A charming and romantic home, furnished simply but tastefully and with fine details that enhance its uniqueness. It is surrounded by a pleasant, well-kept park with numerous flowering plants and trees, characteristic of the area. In the park is the private swimming pool set in a panoramic site with a spacious sunbathing area and a gazebo. The residence is located in Todi, in the province of Perugia. In this region so rich in fascination guests can spend a holiday dedicated to culture and art, wine and food. The geographical location of the house offers the opportunity of visiting beautiful tourist spots like Perugia and Lake Trasimeno, well-known towns like Montepulciano and Cortona as well as the art cities of Rome and Florence.
The house has three floors. The entrance on the ground floor leads into a hallway with the main staircase in the centre leading up to the first floor and down to the lower floor. To the left of the hall is a double bedroom with divisible bed and en-suite bathroom with shower and, to the right, a study communicating with an attractive portico overlooking the garden. On the first floor is a double bedroom with en-suite bathroom with shower and whirlpool tub. The lower floor has a spacious lounge with French doors giving access to the garden, a dining room, a kitchen with direct access to the porch, a laundry room and a double bedroom and bathroom.
The park of the property is well-kept and full of garden plants and various types of flowers and trees. Particularly fascinating is the olive grove which is just a short distance from the house, a cool and characteristic spot. There are numerous areas of natural shade where guests can sit and relax with a good book. The panorama seen from some areas of the park is excellent. This green area is characterized by tranquillity, silence and peace.
The swimming pool, sited in a panoramic position, is only 50 m from the house and is on a lower level in respect to it. Rectangular in shape, it is lined in PVC, with chlorine purification and measures 4 x 8 m with a constant depth of 1,50 m. Access to the water is by ladder. The solarium area is paved in terracotta and gravel and is equipped with sunbeds, deckchairs, umbrellas, tables and an outdoor cold-water shower. The area surrounding the pool is equipped with a lighting system.

We loved the house and garden and especially the comfortable outside seating areas and pool.
The rooms were large and clean and the bed comfortable. We slept very well . Our specific request for privacy was respected.
The garden was very large, well planted and well kept and the views from both inside the house and outside were beautiful.
The only minor niggle was that we needed to return to the supermarket on the first night as there were no cleaning things at all, ie washing up liquid, dishwasher tabs, washing powder, wiping cloths or pan scrubs, kitchen roll, cling film etc. All other Italian villas we've rented over the last 20 years have had a supply but it wasn't a big deal to buy everything.
We would definitely return to the villa and recommend it to anyone looking for a peaceful holiday within easy reach of Todi.
The home was very nice........except for several things. First the road to the home is not a "little" difficult but VERY difficult. It is single lane, steep, and only deep gravel. There are very few pull offs for when you meet another car and one of the cars has to back up which is very tricky on this steep, unfamiliar, gravely road especially if it is night, foggy, or raining. It is not lighted. Just on the road alone, I would never recommend this home nor want to return. It is dangerous.
Also, specifically check the allowance for heating. We arrived early Oct and the house was very chilly. We were informed that you could not turn on the heat until the end of Oct (local regulations) and then only for 8 hrs a day. This house would be very chilly if no heat was on. Fortunately, it warmed up while we were there.
The owner spoke limited English so communication often had to be done by her calling the management company and the management company calling us. Arriving in the area from the Rome Airport, the owner had no information for us on nearby restaurants and the basics were not available in the house.....even a roll of toilet paper. She was not able to give us directions and just pointed at a general direction.
Lastly, the oven did not work and we found out it had not been working since July (this was early Oct). The owner did not inform us nor did the management company. We were there for two weeks and did get tired of hamburgers on the stove top and soup reheated. We had planned to cook in 4-5 nights a week and eat out the other two nights, but ended eating out much more since we could not use the oven. We asked for reimbursement since we were not notified ahead of time and received only a small amount considering that there were two of us with guests part of the time. The management company (Emma's Villas) was not fair in settling this and should have known about this issue. I would not recommend booking any property that has management associated with Emma's Villas.
I would recommended using the area around Todi for a base in exploring Umbria, just not where we were. Stay away from the Assisi area. It is much too commercial and there is too much heavy traffic. Orvieto, Montefalco, Trevi are all charming.
Getting to the villa from the main road was a little difficult but the owner helped us out and, once we arrived at the villa, we found the drive was certainly worth it! A very well maintained and appointed villa set in pleasant grounds with wonderful views of the Umbrian countryside. Walk 30 minutes to Todi and drive 10 minutes to the main highway to explore the hilltop towns and major cities. The owner was extremely courteous, friendly and helpful and we would certainly return here.
The property is located only 7 minutes from Todi and 45 minutes from Perugia. There are many possible tourist itineraries, depending on the guests’ tastes and needs. Thanks to the excellent geographical position of the house, guests can visit the most beautiful places in Tuscany and Umbria quickly and in various ways, thanks to the good transport network in the area. The nearest railway station is Ponterio, just 11 minutes away. For those who enjoy hiking and contact with nature, the Tiber River Park is just 40 minutes from the house. Small towns of considerable charm such as Cortona and Montepulciano can be reached in about an hour, as can the town of Vasari, Arezzo. A couple of hours by car will take you to Florence, the “cradle” of the Renaissance.
