Welcome to Edgewater 302 PadreIslandParadise - All the Comforts of Home! You will find our condo to be beautiful, comfortable, well maintained and very clean! We currently have great 2 person rates available during the time frame of Nov 27th, 2017-Dec 20th, 2017 with a 4 night minimum stay, see the details below. During LOW SEASON we offer 5-7 night stays for 2 or 4 people (special 2 person weekly rate is available). During HIGH SEASON SUMMER (June-Sept), we offer weekly (6 or 7 night) Saturday to Saturday stays for up to 4 people. Edgewater Condominiums is located beachfront on beautiful South Padre Island. This condo is our well-loved second home and is maintained with care. We spend a lot of time here ourselves and like the place to be nice so we do a lot of cleaning and maintenance to keep the place in great shape. We also have a few special people that we work closely with who live on the island that help us keep the property in top notch condition when we are not here. Our condo is a special place to relax, enjoy the beach, and create special memories with your loved ones. We've been sharing it for over a decade with like-minded people! Please join us for a stay. MAXIMUM OCCUPANCY IS 4 PEOPLE (includes adults, infants & children). Maximum occupancy includes who can enter our unit and also who can enter the Edgewater property grounds. Our condo is not suitable for large groups or family reunions. Spring Break student rental is prohibited. We are happy to answer any questions you may have. 2018 AVAILABLE SUMMER WEEKS! We offer Saturday to Saturday stays during summer with a 6 or 7 night minimum stay. We require check in or check out on Saturday and/or a fit with our calendar. It's a great set up for an easy and fun family beach vacation! The best rate is for 7 nights. Maximum Occupancy is 4 People - please note, this includes who can enter our unit & enter the Edgewater grounds. Wrist band policy during July. Add $97 cleaning & 17% tax. Avail weeks:

-MAXIMUM OCCUPANCY IS 4 PEOPLE (Includes adults & children of all ages). We have strict rules about occupancy at all times. Only those listed on the rental agreement are permitted inside the unit or on the grounds of the complex during your stay. Our condo is not suitable for large groups or family reunions. Our complex does not rent to College Spring Breakers. You must be 25 years or older to rent our condo.

SPECIAL 2-Person RATE Always Available in April, May, Sept, Oct, Nov, & Dec (Note, holidays are higher):

The 2 person 2BR-2BA weekly rate is $874/week. Nightly rate is higher. 5 night minimum stay is required. In May & September we ask that you check in or out on a Saturday. Add $77 cleaning & 14.5% tax. You can add up to 2 additional individuals to the lease for an additional $175 week plus tax. Please ask for the 2 person-1BR-1BA weekly rate (second BR locked off) if you would like that.

EASY RENTAL PROCESS: Please contact us and we will send you an email with the information you need to book. We require a quick phone call with you to discuss the details, take the names of those who will be staying so they can be added to the lease, and to obtain a credit card number for the deposit and final payment. We do not have an additional damage deposit or any other fees, however we do require a credit card number on file in lieu of a damage deposit. After we talk we will email you the lease for immediate eSignature. The down payment to reserve the condo is 50% of the total due. The balance due (other 50%) is charged to your card on file 30 days before your scheduled arrival. Both the down payment to reserve and eSigned lease are needed to confirm your reservation. We take payment only by credit card (Visa, MC, Discover, or AMEX). We are in communication with you at every step of the process. You can always reach us by email, phone or text with any questions.

ABOUT AVAILABILITY: We offer mostly weekly stays year round (low season 5-7 nights). During high season summer we offer weekly Saturday to Saturday stays (a 6 or 7 night stay is required with check-in or check-out on a Saturday). We can generally book a stay for more than 7 nights if you check in or check out on a Saturday. Our best rates are for 7 nights or more. Please inquire and we can let you know what is possible.

CANCELLATION POLICY: If reservation is cancelled:

-90 or more nights prior to check-in date 50% of the reservation deposit will be refunded.

-between 89 and 31 nights prior to check-in date 100% of the reservation deposit is forfeited.

-30 nights or less prior to check-in date, and/or no shows, 100% of the total rental amount is due (100% cancellation penalty including all room nights, cleaning & tax).

-Our cancellation policy is strict so we highly recommend you get travel insurance to protect you in case it becomes necessary for you to cancel at the last minute due to any reason. -Check out travel guard (gold plan ) for trip cancellation & trip interruption insurance.

ABOUT ADVANCED BOOKING: We don’t generally book anything more than 11 months in advance because we don’t know until then what our own schedule will be. Aside from our own schedule we like to give priority to our returning guests for a similar period of time. If you check with us 11 months in advance of the time you want to book we usually know what availability will be and our VRBO calendar should reflect this.

OUR HURRICANE POLICY:

No refunds shall be given unless the Mayor of South Padre Island issues a voluntary or mandatory evacuation. We want our guests to be safe and ask them to leave the condo/island in the event of a hurricane. Should such an order be issued any unused portion of rent will be refunded in addition to the deposit if applicable.

Our condo is located directly on the beach. You are just steps away so it's easy to enjoy the surf and spend time down by the water's edge. Our deck is the perfect place for that morning cup of coffee, afternoon glass of wine or just a great place to relax with a good book. We have beautiful sunrises from our beach side deck and beautiful sunsets from our bay side deck! Our condo is a great set up for an easy and special family beach vacation!

What makes this condo unique

Our condo is located directly on the beach. Walk 100 feet and put your toes in the ocean! We have an AMAZING view of the ocean from our deck, living room and master bedroom! With easy access to and from the beach it makes for the perfect beach vacation especially if you have kids.

Thank you again for the beautiful home you share with so many of us who visit SPI. This was our second visit to this condo and it was BETTER than we rememember. It the the multitude of small things that make this place amazing. I love the little notes all around. It seemed like as a question entered my head I would look and there was the answer!



We came again with our daugher and granddaugher. Our granddaughter is now almost 7. As we sat on the beach, she gazed across the water and said, "YaYa...I love the beach!" She had so much fun in the pool, in the sand, in the water, hunting crabs, visitiing Sea Turtle, Inc. and the Marine Lab Touching tanks (next to Pirates Landing.)



We hope to visit again next summer as our daughter plans to get married on the beach. :) Our grand daugher would be such a cute flower girl.



We explored some new restaurants with our favorites:

*Dirty Al's - LOTS of fried food, huge shrimp. This time we tried the New Orleans boiled...YUM!

*Daddy's Cajun - Nothing fancy on decor. Tasty cajun style. The crawfish, sausage, shrimp boil was spicy!

*The Big Donkey - Super good Mexican (and we thought we had good Mexican @ home!) Blackened Snapper IXTAPA :)

*Gabriella's - FANTASTIC. Went twice. 1st time pizza, nachos, entrees. 2nd - apps & dessert



Activities - Sand castle lessons - great fun for 1st grade and up. Sea Turtle Inc and turtle release. Dolphin Research Center and tour fireworks cruise.



This has been a fantastic week. This condo feels like home. Kudos to Peter & Jodi . Thank you.

We'll Be Back!!

This was our 4th year to stay at this property. We will definitely continue our summer tradition of staying here. It's clean, well-maintained, the owner's are so nice, it's safe for our kids to come and go from the beach (which by the way is a easy walk too), and kitchen well equipped. My husband and older daughter continued their 3rd year of having a guided fishing trip, annual trip to see turtles, of course, daily visits to beach!! Our favorites spots to eat are Yummies for breakfast, arriving we stopped in at Captain Roy's and dinner at Cafe on Beach!! We are cooks so we don't eat out much when we come:) Look forward to coming back next summer!! Thank you!!

Excellent accommodations and very welcoming, great property management as well

We had a wonderful stay at Edgewater 302. The condo is beautifully decorated with contemporary furnishings as well as being furnished with new modern appliances. There is plenty of room to spread out and relax and the generous balcony provides another space to relax. The pool and grounds of the property are very nicely kept and the on-site security is professional and attentive to everyone's peace and quiet. The owners are fantastic and very attentive to whatever you may need.

There are tons of great dining choices nearby as well as shops and it is far enough away from the big condo complexes to provide a more family/adults friendly vacation experience; and not a spring break party zone :-) The beach was beautiful and accessed by way of a rubber mat lined path that was very easy to Traverse with gear.

I would definitely recommend this residence to anyone looking for a relaxing and quiet stay at a super nice South Padre Island beachfront condo.

Beautiful property on the beach with all the extras

The condo is beautiful and updated. The view is great and the property very well kept. Peter and Jodi were fabulous to work with from inquiring about the rental to departure. They go above and beyond with what is provided within the condo. Towels, games, toys, chairs, and all the kitchen tools were greatly appreciated. Our family had a great time and would definitely stay here again! Thank you for the memories and letting us use your home!

Fabulous beach condo!

This is our second stay at Jodi and Peter's condo and it was terrific just like the first time! The condo is very clean, comfortable, and located close to everything! We were able to walk to dinner, rent bikes and a golf cart, and most importantly, a quick walk to the beach! The view of the beach from the condo is great! Jodi and Peter have thought of everything, beach toys, boogie boards, and an umbrella. Plus, they are great to work with. We had a fabulous time and hope to be back next year!
