Age Restrictions:

In order to ensure our guests enjoy a stay free from disturbance, at Poised Concierge operated apartments, non-corporate bookings may not be accepted from any paying guests under the age of 25. Proof of identification and date of birth may be requested on arrival and if not presented on request, we reserve the right to cancel the booking.

ID Check for Security

For security reasons, the person named on the booking agreement and booking confirmation is required to provide the credit / debit card used for the initial payment and a photo ID such as a passport, driving license or national ID card- before the keys can be handed over. Any person other than the tenant collecting the keys must be nominated by the tenant at least 24hrs prior to arrival, naming that person. A proof of identity must be presented by the named person.


During Your Stay!

Guests are expected to comply with any regulations for use of the apartment. If any guest breaches any of these conditions or the regulations, we reserve the right to charge or request a guest vacate their apartment immediately without refund. Please treat the apartment as if it was your own home.

Smoking: We follow a no smoking policy in all premises and in all the apartments. Smokers who ignore this restriction can be fined up to £ 500 to cover the cost of an outside steam cleaning company to clean the entire apartment. Plus any income lost due to the apartment becoming unavailable for occupation by a new guest booking.

Pets: Pets are not allowed in any apartment or apartment building.

Nuisance: Guests are required to behave in a responsible manner, respect the apartment and their fellow guests and keep noise to a minimum between the hours of 11pm and 8am. This includes causing any sort of nuisance or disruption to fellow guests or using threatening or abusive behaviour towards a member of staff on the phone, in writing or in person. Guests are not permitted to use the apartment for any illegal or immoral purposes. An additional charge will be made if the Management team is called out in response to a nuisance complaint.

Visitors: Guests are responsible for their visitors.

Cleaning: The day your cleaning is scheduled will be advised on arrival. Please notify us 48hrs before should you wish to reschedule the cleaning time.

Damage: Guests are required to keep the apartment, furniture, fittings and effects in the same condition as on arrival. Inventories and condition reports can be provided at the start and end of the stay, if required, at an additional cost. You are required to notify us of any damage, loss or broken items or matters requiring general maintenance. Any damage to the apartment will be charged in full. In the event that these are discovered after departure we will notify you or the booker within 7 days of departure with full details and where possible photographic evidence.

Cleanliness: We expect the apartments to be left in a reasonable state of cleanliness and order on departure. Out of respect for following guests, beds are not to be slept in without linen. We provide adequate bed linen for all our booking guests. An additional charge will be made for extra cleaning or specialist cleaning to return the apartment to a fit state for occupation. Additional charges may include compensation for loss of revenue in addition to cleaning and repairs.

Before your departure, please ensure to leave the apartment in the following condition:

Tidy - any items used or moved to be placed back to where they were found originally.

Dishes are cleared of left over food

Oven, microwave and hobs cleaned.

Fridge emptied.

All rubbish removed from apartment and placed securely in the bin bags inside the apartment.

NB. Please be aware that if the above is not adhered to an additional £20 per above item will be charged to your security deposit. Equally if the apartment is left generally unclean, beyond what is reasonable a suitable amount will be taken from your deposit.

Maintenance the apartments

Please do not to flush anything other than toilet paper down the toilets.

Please do not to pour fat/oil or large amounts of food waste down drains.

No shoes or ski boots are to be worn on any furnitures in the apartments.

Superb flat with all you need for stay in London.

We had a great stay over 9 days this summer, visiting family. This is a fantastic place for a small family. Clean towels, little hamper with tea and milk on arrival, washing machine, fridge, hair dryer, fast internet. The lady even put the sofa bed out for us as we were arriving late. Easy access into central London, loads of buses. Close to shops and parks. Would stay again.

Islington has a varied mix of architectural styles. Some of its most historic include flat-fronted Georgian and early Victorian terraces – Colebrook Row is one of the most picturesque Georgian rows and consequently one of the most sought after addresses in London. The area suffered badly from the Blitz when bombs destroyed many properties. Gaps were filled with classic 1950s-60s flats. The area also has some great examples of contemporary buildings such as the Kings Place waterside development.
