The Lawns, No. 5 Colmer House
Located deep in the heart of the South Hams, you will find The Lawns, No.5 Colmer House. An English Tourist Board 5-star rated luxury holiday apartment, and part of the Colmer Estate, it is set in 28 acres of private grounds, with an extensive range of year round indoor and outdoor leisure facilities.
Colmer House is an 18th Century Georgian building, sympathetically renovated and restored to its former glory in the mid-1990s and converted into a number of privately owned luxury apartments. The Lawns has very recently been refurbished to the highest standards offering comfort and practicality.
The Lawns is the centre right apartment at the front of the Manor House, with a south facing aspect and wonderful views from its windows across the grounds to the lake. The lounge doors lead directly to a large paved patio, surrounded by a balustrade wall which looks out over the immaculate lawns. The patio is private, sheltered and is furnished with a table, chairs and gas barbecue.
A private entrance leads directly to a spacious open-plan lounge and dining area with fitted kitchen. Tastefully decorated, the lounge features a cream 3 piece leather suite, brown leather dining chairs and table, TV, video and DVD player. The kitchen is fully equipped with electric cooker, microwave, large fridge/freezer, dishwasher and washing machine/tumble-drier.
Stairs lead to a large open landing, 2 bedrooms and a bathroom. Brightly furnished throughout , the master bedroom has a large double bed, generous wardrobes and a comfortable arm-chair to relax in. The large second bedroom has 2 single beds and the bathroom features a bath, power-shower, toilet and hand basin, all equipped to a very high standard.
The apartment has wireless broadband internet for those of you that bring your laptops with you.
We regret, The Lawns is a non-smoking property and no pets are permitted.
The Colmer Estate
The excellent facilities of the Colmer estate are all free of charge and exclusively for the use of the Colmer Guests. These include swimming pools, a tennis court, fishing lake, fitness suite, croquet lawn and boules.
The outdoor kidney-shaped swimming pool is heated from the May Spring Bank Holiday through the summer months, and the Indoor pool is heated all the year round. The fitness suite is equipped with rowing, walking and cycling machines, a sit up frame and a bench press with weights.
28 acres of private grounds include a mixture of grass lawns, woodland, wild flower meadows, a walled garden equipped with children’s play equipment and boules pitch. Coarse fishing is available on the private lake, which is stocked with large Carp and Golden Rudd. You can always find plenty of walks to try, or a secluded spot where you can picnic, quietly read or just doze. The estate is home to a variety of wildlife - badgers, foxes, rabbits, deer, and game birds such as woodcocks and pheasants. And of course the moorhens and resident mallards on the lake!
Discounted temporary membership is available at the nearby Dartmouth Golf and County Club on Green Fees and all their leisure facilities. Other courses in the area include Bigbury - Thurstone and Wrangton. Horse riding is also available nearby.
It is superbly positioned for ease of access to Kingsbridge, Salcombe,Dartmouth,Totnes and Plymouth, and is surrounded by picturesque villages and unspoilt country side. Dartmoor and Torbay are also within easy reach. The nearest beaches are at Bigbury, Bantham, Thurlestone and Hope Cove. The coast is perfect for sailing, windsurfing, body boarding and other water sports, while also providing safe sandy beaches for families

Great location ... everything we wanted to visit was within 30 minutes. Patio area was a real sun trap. Peaceful and beautiful surroundings and lovely to have an indoor pool (which i used every day).
Beautiful place and very relaxing stay
Wow, I have never been to South Hams before, or indeed stayed at such a lovely place ( both the Lawns and the Colmer estate). So if I am honest was a little hesitant at what we would find. But I need not have worried, The Colmer estate is beautiful ( even when the weather is against you)..The indoor pool is heated to a perfect temperature and even when you get out to get changed you don't get the usual chill, it was immaculate and we spent each morning there.
The tennis courts were great fun, and the views, walks and streams all over the estate were great and beautiful to see so much wildlife.I would definitely though recommend wellingtons if there has been some rain :-).
which then brings me to where we stayed. - Wow! This place was beautiful everything had been thought of, from the welcome package all the way through the apartment.
The place is clean, beautifully decorated, light airy has everything you could need- you relax the moment you enter the building. A quick overview -
Overall the place was extremely clean, had all the cutlery, crockery, glassware you could want. A washing machine, oven and microwave all immaculate.
The kitchen itself is very roomy and you could easily sit at the dining table whilst someone still pottering in the kitchen.
The sofas are comfy and the lots of room in the front room, and if you get the chance to open the patio doors ( we managed on 2 days) a very lovely sun trap.
The bathroom was clean, and everything worked. The hot water was exactly that hot.with a great pressure and the towels left, were proper sized towels, and all soft and fluffy..
The bedrooms, were very tastefully decorated with loads of storage/wardrobe space for hanging things up.
The 2nd bedroom had some children books which we made use of as Dr Seuss is a new favourite.lol.
And most importantly the beds were comfortable and there were enough pillows plus spares so you could have as many or as few as you wished.
All in all a fantastic relaxing break - just what we needed. As I said the weather was against us most of the time, but that did not deter a fantastic break and would highly recommend it.
Will be back
Hi Andrina and family Thank you so much for just taking the time to submit such a wonderful review for us but also the condition you left The Lawns in was just outstanding my housekeeper called me to tell me that she has never ever in over 15 yrs gone back to prepare for the next guest's to find even all the bed linen you had taken off every single room you had left just immaculate thank you so much if only all our guest's were as respecful. I know you said you like to leave a property as you found it but this was just much appreciated. I truly do wish you had had better weather as the whole estate is just stunning and as you know the views from the apartment are just breath taking.
The patio is just as you said is a real sun trap as the apartment is south facing and does receive sun light from early morning to early evening. Sounds like your little girl loved our heated indoor pool and roaming in the grounds. The outdoor pool will be heated and and ready from 1st of May up to the end of September.
It would be such a pleasure to see you as our guest's again in the near future.
With kindest regards Lorraine and Barry
Spacious, immaculate and lovely view from patio
With a large private patio and grand steps leading down to the beautiful lake, The Lawns evokes a country house escapists dream. The accommodation was beautiful, nicely furnished, spacious yet cosy. The welcome pack and Devon tea eased us into our comfort zone which lasted throughout our stay.
A splash in the heated indoor pool put us in the mood for the short drive to Kingsbridge for a wander around the artisan shops then the scenic harbour, pubs and restaurants.
Another day we visited Bigbury Bay with its serene river, pristine sands and iconic Burgh Island.
The stunning art-deco Burgh Island hotel has featured in quite a few film and TV mysteries and as we wandered around snapping our posh selfies we expected to bump into Agatha Christie’s Hercule Poirot at any moment!
The weather was rather chilly so no long beach and countryside rambles this time but we plan to return in the summer with the kids to really enjoy Colmer’s outdoor pool, adventure playground, tennis courts, woods, river and fishing lake.
Good afternoon John and Annie,

Very nice accommodation in great location. Excellent facilities for all ages; indoor pool major plus
Delightful accommodation and very clean. Good quality furnishings and good facilities, wi-fi etc. Personal touch of ‘Devon Tea’ awaiting our arrival was very welcoming. Fabulous location - excellent for walks in the grounds, local fishing, short journey to the beach and much more. Major plus of having indoor heated pool. Ideal stay for all age groups. The owners are very accommodating and aim to please. Would thoroughly recommend this holiday cottage.
We had an amazing time here. The property is very well furnished and the décor is lovely. I would thoroughly recommend it. The facilities on sire were perfect for our family. We will be back!
Good morning Heather for your kind comments we are so pleased you enjoyed your winter break with us and enjoyed the quality time you wished with your family. It would be a pleasure to see you again in the spring

Tranquil, idilic and the most beautiful spot! We absolutely love coming here and will keep coming.
The Lawns was immensely clean and warm. The owners had kindly left the Christmas decorations up for us which were tasteful and fitting with the apartment and its beautiful setting. The apartment was lovely and warm as soon as we arrived with gave a welcomed welcome after a wet and very cold journey.
It's not our first time and we find something else we love about the apartment and location every time we come. The owners clearly take pride in their accommodation. Always highly recommended and look forward to next time!
We are looking forward to seeing you again for your summer holiday this year and so glad we managed to accommodate you for late July.
Your older boys will be so pleased that we have now had the tennis courts surface re-laid. (this will test their skills as the ball will be running much faster)

Our favourites places
We thought we should list a few of our favourites places, just give you an idea where to start. There is so much to do, sometimes you're just spoilt for choice. But we think you can't go wrong with these ideas.
The beach at Bigbury
Check tides in the local directory and plan your outing to fit in with high/low tides. When the tide is high there is still a lot of sand, but as it ebbs there are many exciting rockpools and vast expanses of superb sand. You also get to come back from Burgh Island on the sea tractor!
The beach at Mill Bay
Opposite Salcombe, via East Portlemouth. There is a National Trust carpark, a good beach shop, and for the energetic a 30 minute walk across the fields takes you to the Gara Rock Hotel, where the views are stunning and the refreshments well worthwhile. Clowns entertain on Sunday afternoons and if you walk back via the coast (45 minutes) you won’t be disappointed. Alternatively have lunch at the Millbrook Inn South Pool then catch the little ferry over to Salcombe for a browse. Don’t miss the local pubs, chocolate factory and museum beneath the Tourist Information Centre in Salcombe.
The beach at South Sands
Next to Salcombe. Park at the hotel or at the National Trust carpark at Sharpitor Gardens where there is a superb picnic spot with a fantastic view, gardens reminiscent of the Mediterranean, and an interesting museum where children will spend some time doing the quiz and looking for Fred the friendly ghost in the children’s area through the secret door. You could hire canoes etc at south Sands or catch the ferry boat to Salcombe, walking back along the coast lane – once again stunning views.
The Round Robin trip
By boat, ferry, steam train and open-top double decker bus. You can pick this up at Totnes or Dartmouth – we find Totnew more convenient. You can take all day over this, stopping off en route, or nip around in about two hours. There is also a steam train from Buckfastleigh to Totnes with a vintage bus connection.
Combined with Buckfast Abbey (of Francis Drake fame) or Cotehele, a National Trust property suitable for dreaming swashbuckling youngsters.
The Aquarium in Plymouth
Not to be missed – ideal for a rainy day – very new and allegedly the best in the country. Close to the Mayflower Experience in the picturesque Barbican.
For young buccaneers. You can park up there or if you are more energetic you could park the car in the National Trust carpark at Stoke, walk along the coastal path or track (shorter/easier at 25 minutes), visit the castle then take the ferry into Dartmouth.
The Visitor’s Centre at Princetown
Followed by a trip over Dartmoor (beautiful place) and antique shopping in Ashburton or white water rafting and other adventures at the Dart Country Park.
From Dartmouth, Plymouth or Salcombe - that’s if you like cooking mackerel, as they are inclined to catch rather a lot!
Woodlands Theme Park and Pennywell
are perfect whole days out for children, but personally we would do our very best to avoid Trago Mills (with or without children) unless you have greater stamina than us and are all shopaholics who like ferreting for a good bargain, even when on holiday!!
Just a few more...
We love to visit Coleton Fishacre (NT), the Dartington Arts Centre, the Reel Cinema in Kingsbridge, the Eden Project together with Lanhydrock (about one hour drive, but leave early to there by 10 am, otherwise arrive at 2pm) – and of course all the fantastic coastline walks.
Finally, pamper your tastebuds
You should not be disappointed if you eat at the Ship at Ugborough, the New Inn at Moreleigh, the old Church House at Harbertonfor, the Tower Inn at Slapton, the Port Light twixt Soar Mill and Hope Coves, Pig Finca in Kingsbridge, the Ship and Dolphin at Newton Ferrers and Noss Mayo – and last but by far the least, the Oyster Shack at Easton, on the way to Bigbury – or you could just eat in as Jasmine Chinese Restaurant in Kingsbridge offer a free delivery service too, which can save the day if all else fails. But no doubt you will find favourites of your own – the opportunities appear to be endless. Alternatively you could just go fishing, put your feet up, play the odd game of tennis, take a dip in the pool, read a good book, listen to the birds or some light music and relax in the garden.
