"BREAK AWAY Scarborough Beach".

This is not a party house. Our clean, well maintained, nicely furnished home with central air is available for academic rental. Preference to grad students.

On the first floor is a living room with expanded cable TV, and DVD and is comfortably furnished with a couch, love seat, chair, ottoman and rocker.

A dining room that can seat 8 and a remodeled eat in kitchen, which features denim blue cabinets with tile back splash, laminate floor, recessed and under cabinet lighting. Off the kitchen are a remodeled half-bath and large laundry area. A small 4th bedroom completes the first floor.

A picnic table is in the grass area.

Three spacious bedrooms with ceiling fans and wall mounted flat screen TV's are located on the second floor along with a remodeled full bath. A fourth small bedroom on the first floor located off the kitchen has a Queen bed, night stand and custom clothes storage.

The one car garage is not available to tenants, we have paved parking for four cars.

Tennis courts, basketball court and playground one block away.

Homeowner managed: This house is managed and rented by the homeowner, not a rental agency. All communication is direct with the homeowner.

High school sweethearts with 2 adult children and 3 grandchildren. We've had a long interest in real estate and traveling so we decided to combine both interests into one!

We have a terrific partnership, with Judy serving as reservation manager and Rich as our maintenance department.

To better understand what makes a rental property stand out, we have rented other properties while on our own vacations and use that knowledge to improve our guests vacation experience.

A diamond in rough, we were excited to get the house polished up as we could see the potential. Beginning with the purchase, we immediately made improvements and continue each year to remodel, repaint and re-decorate.

Our repeat guests often remark that they are excited to return to see what changes have been made.

Our plantings in the rear yard are growing to give us the privacy we desired. Our initial vision of the potential of the property has come to life.

What makes this house unique

What makes our home unique is how much we care. Maintaining the property and furnishings is no easy task in a vacation home, but it is the number one focus for us.

"This house is absolutely beautiful with all the comforts of home. we loved staying there. everything is spotless and beautifully decorated. All is updated with many extras. Lots of space, beach cart, outdoor shower and key pad for garage which we found very convenient.

Beautifully landscaped yard with gas grill and fire pit. Very nice to come back from the beach and sit ouside to relax.

When we come to RI again, we will stay here and I certainly recommend this home to anyone staying in Narragansett."

Great Beach Getaway

The house is wonderfully maintained with all the conveniences needed for a great vacation. Short walk to beach and close to restaurants and activities. Highly recommend going to Newport on a cloudy/rainy day.

Owner is very responsive and eager to see renters have a good time.

Proceed with Caution

I'm not one to typically leave reviews, but this unfortunate experience is worth sharing with others as they select their next vacation home.

The house is nicely maintained and while further from the beach than anticipated, we were fine with overall location. Our first encounter was on night 1 - my husband and I had just gotten our two kids to sleep and we're making 3 hamburgers. I highlight how many burgers because the entire grill caught fire. Thankfully my husband knew how to manage the situation and was able to get the fire out. When I followed up with the owners, I later received an email faulting us with the following "I think you might have had the heat too high on the grill. Hamburgers usually have a high fat content and that's what creates the flames." To be clear, we know perfectly well how to use a BBQ and 3 small burgers are not going to equate to a full fledge fire. The maintenance of the grill was not up to par, despite the requirements on renters to do as such. It was also shared that there was baking soda in the fridge, as I had asked about safety measures should it happen again. To confirm there was NO baking soda in the fridge or ever provided.

The final piece I'll highlight is departure - While we considered having done a good job in tidying up, prior to leaving - in addition to the deposit paid for cleaning fee, we were dinged a SECOND cleaning fee. The areas highlighted were:

-"Beds should be left as found". All beds were not only left as we found them but all blankets/quilts were neatly folded and replaced at the foot of each bed

-"Sink full of dirty dishes". This is a fair assessment but will note that the normal cycle on the dishwasher is over 2 HOURS! I put in a load as soon as we woke up on our last day and it still wasn't finished before the required 10am departure. Had their been a brush provided, I could have used the remaining hours of my vacation to wash them, but am I not paying a cleaning fee to take care of this?

-"Patio Furniture was in Disarray" I can't honestly speak to what this means, all chairs, umbrellas etc. were as we found them. If slight adjustments had to be made, so be it.

I was shocked that the few items highlighted above, none of which are heavy or excessive would result in a double fee for cleaning. Not only unfair but also a double standard, given the state of the BBQ upkeep as an example. We were unsatisfied with how this experience was to say the least!

Owner's Response: As conscientious vacation home owners we meet our cleaning service at the end of each guest's visit. It seems evident, based upon our other 5 star reviews, that occasionally we encounter a guest that has not taken the time to read and follow our departure instructions. We do not like to spoil a family vacation with an unexpected expense at the end of their stay and very carefully consider this action before we take it. Fortunately, the majority of our guests follow our departure instructions and understand the cleaning service provides limited services (which are outlined in the rental agreement) for the cleaning fee charge. Our home is 1900 square feet, not a single hotel room. Our departure instructions are listed in three places. The rental agreement , which the guest signs, the entry information, that the guest acknowledges receiving by email and is listed on our bulletin board in the kitchen entry hall. Our rental agreement is clear that extra cleaning demands can result in additional fees. We must compensate our cleaning service for the extra time and no advance notice, to adjust their schedule. We did add a new, quiet premium dishwasher that does have a long cycle time. By the last day of a seven night stay, guests should be aware of the length of time needed to complete a load of dishes. In this case, had the load of dishes from the prior evening been run the same night, the remaining sink full of dishes could have been run the morning of departure. We do not provide a "brush" for washing dishes. We do provide a fresh Handi-wipe in our starter kit, that will last the week. We also provide Brillo pads and dish washing liquid as well as laundry detergent, dishwasher detergent and trash bags for our guests. When a guest arrives, the bed quilt is on the bed as shown on our web site photos and should be replaced on the bed at departure, per the departure instructions. There were multiple small oversights added to the cleaning demands to the point we were unable to overlook them and correct without additional fees. This guest acknowledges in the review that our home is well maintained. Our location is accurate on the map on the web page. Our other 5 star reviews speak for themselves.

Beautiful home, just as described!

This is truly a beautiful home that I could easily just move into. The decor is beautiful, everything is clean and you can tell it is well cared for. The beds are comfortable, everything is sparkling clean! the kitchen is well stocked with everything you need, pots, pans, spices, dish towels and loved all the plastic glassware for the patio. The beach is within walking distance, although my son would actually run back to house from the beach and the owners even provide a cooler and beach cart. The drink fridge in the garage is an added bonus. Our family really enjoyed this lovely home and our vacation at Narragansett! We would definitely return!

Wonderful Vacation

The property is in excellent condition with a wonderful backyard. The owner provided lots of extras that other rentals don't offer such as a grill, propane lobster cooker, and a generously stocked kitchen (foil, trash bags, saran wrap, etc). The property was conveniently located to two different state beaches. I would definitely return.

Charming, clean, close to beaches & convienient

The house is very well kept and very clean. It has everything you need for a relaxing family vacation - close to beaches (Scarborough & Roger Wheeler State Beaches) and outdoor patio with a nice backyard. We drove 5 minutes down the road to the Roger Wheeler Beach each day where the surf is gentle for little kids. Each room has a tv, which was great for each family member. The house is located in a very nice neighborhood with a community playground and is convienient to the grocery store and other shops. We prepared dinners at home each night and the house is well equiped with kitchen necessities - pots, pans, utensils, etc. We would definately recommend this property.

Absolutely Perfect!

Our stay at this home was wonderful! The home was well-equipped, clean, comfortable and beautifully decorated! We loved the spacious outdoor shower, our evening walks to the beach, and watching the olympics in the cozy living room!

Historic Newport is 20 to 25 minutes away. Stroll the cobblestone wharfs, tour the 'mansions' along Bellevue Avenue. Browse shops, tour the Newport harbor by boat.

In the fishing port of Galilee, five minutes away you can buy fresh local lobsters right from area fisherman and cook up a feast for dinner!

Adventureland for the kids is located within 2 miles!Go Karts, bumper boats, mini-golf and batting cages.

Movie theatres and bowling alleys nearby for those occasionally rainy days.

The house is 1/2 mile to Scarborough State Beach where you can ride the rolling surf. Also, less than 2 miles away is Roger Wheeler State Beach (Sand Hill Cove) where the waves are gentler for the timid or toddlers. Roger Wheeler has a playground for the little ones. Narragansett Town Beach is within a 5 minute drive, where you can watch or join the surfers or walk along the sea wall.

Other Activities: playground including tennis and basketball courts one street over.
