This luxury 1 1/2 bed converted dairy overlooks the gardens, games fields and the ancient Wellingtonia (Giant Redwood) as well as the courtyard. The cottage has been refurbished to very high standards. The main bedroom has a wooden double bed with sumptuous pocket-sprung mattress. The 'hay-loft' bedroom space with a further two mattresses is fabulous and looks down onto the main double bed. With its own 'secret spaces' this is a big hit with kids and adults alike that don't mind climbing up. The granite topped kitchen has everything you need and the TV has an integral DVD.
The grounds have everything for a fun, romantic or relaxing break. Play tennis, boat on the pond, take the zip wire from the climbing frame; have a camp fire; play in the tree-house; explore the bridal paths and walkways through orchards and strawberry fields to the fabulous local pubs.
Dairy Cottage is a perfect base to explore the South East of England or simply enjoy all the facilities we have here.
Hamptons Farmhouse is located in the beautifully rural area between the villages of Plaxtol and West Peckham, close to Sevenoaks and Tonbridge in Kent, the Garden of England. Amazingly quiet and peaceful, set in 9 acres of land, all that can be seen is rolling countryside, yet we are just 32 miles from the centre of London with all its theatres, tourist attractions, shopping and cultural activities.
The four holiday lets include 'Stable Cottage', 'Willow Cottage' 'Dairy Cottage' and 'Little Apple Barn' all of which are beautiful conversions, finished to a very high standard and all benefit from the outstanding location and facilities of Hamptons Farmhouse.
On our 9 Acre site there is so much to do: past the cottages unfolds the beautiful gardens with duck pond on which you can paddle around on the row boat. Or play open air table tennis under the shelter of the barn; take afternoon tea on the lawns or if you feel more energetic play croquet or even tennis in the all weather courts.
The Hamptons Farmhouse site is very child-friendly, it is safe and secure (including the water areas) but is filled with adventure and excitement. The ‘Fort’ is a camouflaged climbing frame with swings, monkey bars, climbing wall and 40m zip wire. By the giant redwood tree, on which swings and trapeze hang, is the massive 17’ x 12’ super bouncy Jump King trampoline. The genuine gypsy caravan is a cosy place to chill out for children and adults alike. Secret dens, seven dwarf's woodland playhouse, climbing trees, treehouse in the woods, sandpits, toddler areas and playground and farmhouse animals add to the overall blissful experience.
For adults, there are so many areas of the gardens and land where you can sit and read; listen to birdsong or simply wander around. Local walks abound, one passes by the edge of our land and leads you through orchards to wonderful local pubs such as the Kentish Rifleman or 20 mins rural walk in the other direction to the Swan on the Green pub restaurant with its own microbrewery for those who like to try local ales. WiFi is super fast as we have a fibre line into the property. You should get speeds of 20-200Mbs.
The four holiday homes, Stable Cottage, Willow Cottage, Dairy Cottage and the Little Apple Barn at Hamptons Farmhouse are the perfect retreat from the hustle and bustle of our busy lives but an easy journey to London just over an hour away and only 35 mins from Sevenoaks to Charring Cross. From there the London Eye, Theatre land, Covent Garden, Leicester Sq and West End and other tourist attractions are in easy striking distance for an evening or day out.
We have our hands full with five children including twins!

We know what kids and parents like. The beautiful grounds are filled with activities and things to do and explore, or places to rest and relax. With 9 acres of land we can spread out. Tree house in the woods. Gypsy caravan with a camp fire. Trampoline and zip-wire. Sand pit, slides and swings (we have 13 at the last count). Animals to pet. Croquet lawn. BBQ. Table tennis. Ponds with boats. To answer the question: why this property: the answer is because it has everything you need to enjoy being here. WiFi is superfast Fibre with 20-200MBps

You really don’t have to leave our site but Tunbridge Wells and Sevenoaks are 15 mins drive away, with Tonbridge closer still, and each have shopping, swimming pools and an abundance of restaurants.
Larkfield swimming leisure centre has wave machines water cannons water slides, whirlpool with plug plunge and a 25m pool for swimmers as well as animal themed toddler pools is 9 miles away.
Hop Farm Family Park, with Giant Jumping Pillows, Magic Castle, Funfair rides, Animal Village, Indoor Soft Play, Outdoor adventure play area and ‘4D’ cinema is just 7 miles away.
Kent Life is a 28 acre, premier heritage farm attraction that encompasses a wonderful farmyard with a family of friendly animals ranging from donkeys, horses and ferrets to piglets, goats and lambs, many of whom are reared on site. 13 miles.
Bewl Water is a fabulous outdoor centre and lake with aqua orb hydro balls, kids fishing , model boats, mini golf, cycling, sailing, regattas, dragon boat races, food and craft festivals and much more throughout the year.17 miles
Kent has 42 beaches of its own but the closest ones to Hamptons Farmhouse are in East Sussex at Hastings, Pevensey, Camber Sands, Bexhill and Eastbourne which are about an hour or so away depending on where you end up.36 miles
For those who like shopping there is Bluewater, one of the largest shopping arenas in Europe with over 330 stores and restaurants plus three leisure villages
Golfers have a huge local choice with 6 courses within 3 to 9 miles including Knowl Park and Kings Hill
We are just 1 hour away from the Channel Tunnel
Having read through some of the other postings for this property, I was trying to come up with something a little different to say. Its actually quite difficult as other reviewers have covered all; bases so well in highlighting what is a superb property and location. Must admit as a couple without kids, looking for a week in the UK, we were slightly put off at first by the 'child friendliness' of the advertising for this place. Actually during our week in June only one of the four cottages had children (and the family had driven all the way from Munich). If it is just a bit of peace and relaxation you are after, don't lets the kid facilities put you off. Such is the size of the property grounds there is room for all without being intrusive on any of the neighbours. As a number of reviewers have said, the cottages are suitable for all ages, family size etc. To get out and about you do need a car. That said there are also some nice walks that can be had from the site. A really informative welcome pack/guide is left in the room giving lots of ideas. Ordinance survey maps are also provided. The nearest pub to walk to is the Kentish Rifleman, approx. 25 mins back down the lane. Alternatively, the walk via the fields/footpaths is much nicer. Book if you are going to the pub - it can be busy. Two mins up the road from the property is a lavender farm. Perfect for picking up some tubs of lavender ice cream to enjoy back in the garden. We did benefit from some particularly good English weather during our week. Long nights were also a bonus. The property would be snug and warm on a winters day . The property met all our needs as a base for a relaxing stay. Enjoyable days out and plenty of time sat around in the gardens with a glass of wine and a book. Dairy Cottage is surrounded by beautiful countryside and is very peaceful . Perfect if you are a National Trust Member as there are so many places to visit nearby. The cottage itself was beautiful and the added little touches on arrival of flowers, fruit, coffee etc. were very much appreciated. Dairy Cottage has amazing facilities for children - the outdoor play area is near and safe for the children to explore but is not intrusive for guests staying without children. Our grandson adored the chickens and ducks that were merrily wandering the area as well as the ponies in the top field. All in all it was a perfect holiday stay. The owners of the property were very helpful and friendly. We shall be returning for a future stay.
Das Cottage war für uns zu 5 ideal, wir haben uns sehr wohl gefühlt, dank super Service, stilvoller Einrichtung und phantastischem Gelände, das für uns alle tolle Spiel- und Erholungsmöglichkeiten bot. In der Nähe mochten wir auch sehr die Lavendelfarm sowie "The Kentish Rifleman" mit guter Küche! Unsere Tagesausflüge nach London haben wir sehr genossen, die Lage ist dafür äußerst günstig: Obwohl man so schön auf dem Lande "residiert", ist man schnell und einfach inmitten dieser faszinierenden Weltstadt. Wir kommen sicher wieder und empfehlen jedem, hierherzukommen!
Katie and Andy were the perfect hosts. The cottage is beautiful and had everything we needed including a lovely little gift box of goodies to save us going straight to the shops.
Our 2 yr old had a fabulous time playing on all the excellent equiptment in the grounds as well as exploring the grounds finding the animals. I would highly recommend dairy cottage.
Diary Cottage is ‘everything it says on the tin’ and so much more! We as a family needed a break into the lovely Kent Countryside over the summer and Andy and Katie’s guest retreat proved to be the perfect holiday destination – made that bit more special because of their warm hospitality.
With two young and very active boys, we needed to ensure that they were catered for first. The breathtakingly beautiful surroundings (for us adults) was also a hive of fun for the boys with a fantastic zip wire, loads of trampolines, pond with boat and other summer games. We stayed for a week and found the family preferred to stay on the grounds and have fun rather than travel in the car.
That said, we also found the Cottages well located for movie and dinner trips to Tonbridge and numerous lovely pubs in the area – many within easy walking distance. And after all the bases were covered, my wife and I had ample opportunity to enjoy the finer delights on offer – often spending hours in the sunny gazebo, drinking a cold drink while keeping one eye on the family and reading a good novel. Or relaxing in the very upmarket and well decorated cottage with everything ‘on tap’. In a sentence: Diary Cottage is sunny inside, set in a warmly welcoming farm courtyard with a hay loft treasure for two young boys. We will be back next year.

There is lots for kids on site - swings, sandpits, toys, play areas - and it is really safe. Our two are aged 4 and 2. Katie and Andy were very kind, welcoming and helpful.
The house is really well situated for exploring the High Weald and Kent Downs. We loved Bodiam Castle and Standen and just generally being in some great countryside.
The cottage we stayed in was clean and well furnished. The only word of caution is regarding the second bedroom which is in the eaves up a ladder - ok for our 4 year old but not for the younger one. We knew this before arriving. It was not a problem though and our boy loved going up the ladder pretending to be a fireman!!
