Gorgeous converted barn with wonderful, sweeping views of uninterrupted undulating countryside with the village of Plaxtol in the distance. This one bedroom conversion has high vaulted ceilings and oak beams complimented by the underfloor heated slate floor and granite worktops. It is flooded with light from the huge windows with far reaching views. In the summer just open them up and breath in the fresh air, sitting comfortably on one of the sofas with a drink in your hand.
The large living, dining and kitchen area is all open plan with a feeling of space, light and freedom.
The double bedroom leads onto the shower and toilet - all with underfloor heating. Additional beds are in the form of luxury fold up beds which are provided as necessary for up to two other guests. In addition a cot can be provided for a baby/toddler.
Hamptons Farmhouse is located in the beautifully rural area between the villages of Plaxtol and West Peckham, close to Sevenoaks and Tonbridge in Kent, the Garden of England. Amazingly quiet and peaceful, set in 9 acres of land, all that can be seen is rolling countryside, yet we are just 32 miles from the centre of London with all its theatres, tourist attractions, shopping and cultural activities.
The four holiday lets include 'Stable Cottage', 'Willow Cottage' 'Dairy Cottage' and 'Little Apple Barn' all of which are beautiful conversions, finished to a very high standard and all benefit from the outstanding location and facilities of Hamptons Farmhouse.
On our 9 Acre site there is so much to do: past the cottages unfolds the beautiful gardens with duck pond on which you can paddle around on the row boat. Or play open air table tennis under the shelter of the barn; take afternoon tea on the lawns or if you feel more energetic play croquet or even tennis in the all weather courts.
The Hamptons Farmhouse site is very child-friendly, it is safe and secure (including the water areas) but is filled with adventure and excitement. The ‘Fort’ is a camouflaged climbing frame with swings, monkey bars, climbing wall and 40m zip wire. By the giant redwood tree, on which swings and trapeze hang, is the massive 17’ x 12’ super bouncy Jump King trampoline. The genuine gypsy caravan is a cosy place to chill out for children and adults alike. Secret dens, seven dwarf's woodland playhouse, climbing trees, treehouse in the woods, sandpits, toddler areas and playground and farmhouse animals add to the overall blissful experience.
For adults, there are so many areas of the gardens and land where you can sit and read; listen to birdsong or simply wander around. Local walks abound, one passes by the edge of our land and leads you through orchards to wonderful local pubs such as the Kentish Rifleman or 20 mins rural walk in the other direction to the Swan on the Green pub restaurant with its own microbrewery for those who like to try local ales. WiFi is super fast as we have a fibre line into the property. You should get speeds of 20-200Mbs.
The four holiday homes, Stable Cottage, Willow Cottage, Dairy Cottage and the Little Apple Barn at Hamptons Farmhouse are the perfect retreat from the hustle and bustle of our busy lives but an easy journey to London just over an hour away and only 35 mins from Sevenoaks to Charring Cross. From there the London Eye, Theatre land, Covent Garden, Leicester Sq and West End and other tourist attractions are in easy striking distance for an evening or day out.
We have our hands full with five children including twins!

My wife and I would always recommend it as a place to stay and relax.
Our holiday at Hamptons farmhouse was very lovely. It is easily one of the most beautiful places we have ever been. We stayed in Little Apple Barn for 1 week, and in Stable Cottage the week after that. Both cottages are very clean and beautifully furnished. Especially Little Apple Barn is spacious. The gardens, with lots of things to do for children of all ages are beautiful. We loved having animals right at our doorstep (and the occasional visit of a chicken inside the house), the mighty trees, lovely ponds and wonderful sunsets. The place is a perfect spot for day tips to the beach, castles, villages and London. Whitstable, Broadstairs, Dungeness, London, Leeds Castle are very nice. And there is much more to explore. Katie, Andy and their children are very friendly and make you feel really welcome. A true home away from home that we will visit again.
This was our second visit to Little Apple Barn after a fantastic stay in Mar 2015. The cottage is lovely, a genuinely perfect set up. Our 4 year old loved all the animals and facilities, including the treehouse, trampoline and zip line. We all loved walks in the woods to the local pubs and having fresh laid eggs for breakfast.
Wouldn't hesitate to recommend.
Thanks Andy, Katie and family for having us again!
Superb views amazing surroundings ,hosts very friendly and helpful especially as I am a solo traveller.I am bringing my family down in the summer and there will be plenty for my grandson.eg zip wire, trampoline, tennis court, tree houses, boat (with adult supervision) .They also have animals.
My two daughters and I stayed in Little Apple Barn for a week during March. The decor is very stylish and the stunning skylights and high ceilings give the cottage a light airy feeling. The cottage is fully equipped with everything you need and the view from the lounge is breathtaking.
There are also lots of fun activites for the children such as zip lining, trampoline and jungle gyms. LIttle Apple Barn makes for the perfect holiday experience.
I would not hesitate in giving Little Apple Barn a five star rating. Andy and Kate Tanswell are friendly and helpful and have tastefully furnished the cottage.
We are coming to the end of a long stay at Little Apple Barn, it has been a lovely, quiet experience amongst the beautiful countryside of Kent. Great walks, quaint pubs for lunch and an abundance of activities for children of all ages. Andrew and Kate are very welcoming and extremely helpful and thoroughly pleasant people. We would not hesitate in recommending this hideaway to anyone.
We have a detailed Information Pack on local attractions, activities, outings etc which we can make available through DropBox. We are very happy to send this to you in advance of you booking.
