This luxury 1 bed converted cottage with the bedroom overlooking wonderful rolling hills and countryside. has a lovely wrought iron double bed with sumptuous pocket-sprung mattress. The spacious open-plan living room, dining area and kitchen has been refurbished to a very high standard and is ideal for a romantic retreat. The bed is luxurious and if you come with children, we have cots and a sofa bed for extra sleeping.
The grounds have everything for a fun, romantic or relaxing break. Play tennis, boat on the pond, take the zip wire from the climbing frame; explore the bridal paths and walkways through orchards and strawberry fields to the fabulous local pubs.

Hamptons Farmhouse is located in the beautifully rural area between the villages of Plaxtol and West Peckham, close to Sevenoaks and Tonbridge in Kent, the Garden of England. Amazingly quiet and peaceful, set in 9 acres of land, all that can be seen is rolling countryside, yet we are just 32 miles from the centre of London with all its theatres, tourist attractions, shopping and cultural activities.
The four holiday lets include 'Stable Cottage', 'Willow Cottage' 'Dairy Cottage' and 'Little Apple Barn' all of which are beautiful conversions, finished to a very high standard and all benefit from the outstanding location and facilities of Hamptons Farmhouse.
On our 9 Acre site there is so much to do: past the cottages unfolds the beautiful gardens with duck pond on which you can paddle around on the row boat. Or play open air table tennis under the shelter of the barn; take afternoon tea on the lawns or if you feel more energetic play croquet or even tennis in the all weather courts.
The Hamptons Farmhouse site is very child-friendly, it is safe and secure (including the water areas) but is filled with adventure and excitement. The ‘Fort’ is a camouflaged climbing frame with swings, monkey bars, climbing wall and 40m zip wire. By the giant redwood tree, on which swings and trapeze hang, is the massive 17’ x 12’ super bouncy Jump King trampoline. The genuine gypsy caravan is a cosy place to chill out for children and adults alike. Secret dens, seven dwarf's woodland playhouse, climbing trees, treehouse in the woods, sandpits, toddler areas and playground and farmhouse animals add to the overall blissful experience.
For adults, there are so many areas of the gardens and land where you can sit and read; listen to birdsong or simply wander around. Local walks abound, one passes by the edge of our land and leads you through orchards to wonderful local pubs such as the Kentish Rifleman or 20 mins rural walk in the other direction to the Swan on the Green pub restaurant with its own microbrewery for those who like to try local ales. WiFi is super fast as we have a fibre line into the property. You should get speeds of 20-200Mbs.

You really don’t have to leave our site but Tunbridge Wells and Sevenoaks are 15 mins drive away, with Tonbridge closer still, and each have shopping, swimming pools and an abundance of restaurants.
Larkfield swimming leisure centre has wave machines water cannons water slides, whirlpool with plug plunge and a 25m pool for swimmers as well as animal themed toddler pools is 9 miles away.
Hop Farm Family Park, with Giant Jumping Pillows, Magic Castle, Funfair rides, Animal Village, Indoor Soft Play, Outdoor adventure play area and ‘4D’ cinema is just 7 miles away.
Kent Life is a 28 acre, premier heritage farm attraction that encompasses a wonderful farmyard with a family of friendly animals ranging from donkeys, horses and ferrets to piglets, goats and lambs, many of whom are reared on site. 13 miles.
Bewl Water is a fabulous outdoor centre and lake with aqua orb hydro balls, kids fishing , model boats, mini golf, cycling, sailing, regattas, dragon boat races, food and craft festivals and much more throughout the year.17 miles
Kent has 42 beaches of its own but the closest ones to Hamptons Farmhouse are in East Sussex at Hastings, Pevensey, Camber Sands, Bexhill and Eastbourne which are about an hour or so away depending on where you end up.36 miles
For those who like shopping there is Bluewater, one of the largest shopping arenas in Europe with over 330 stores and restaurants plus three leisure villages
Golfers have a huge local choice with 6 courses within 3 to 9 miles including Knowl Park and Kings Hill

Willow Barn is lovely and is decorated in a really charming country cottage way without being too cutesy. The bed is lovely and comfortable, lots of fluffy white towels, fresh flowers, and bright and airy. So much so we have booked for a further 4 weeks! The surrounding gardens are amazing and very child friendly and the more formal garden is beautiful. It has the most amazing willow trees and open barn that frames the beautiful Kent views. There is a lovely swing seat positioned just right for evening G&Ts and watching the sun plop behind the hills. A wonderful holiday location and the owners are delightful!

We, a Dutch family with two kids (7 and 10), spend a wonderful week in Willow Cottage. We received a very nice and warm welcome. Andy and Katie are great hosts and were really nice and helpfull. The cottage was very clean and very cosy. We even received a very surprising welcome package with nice foods and fruits.

The surroundings of Willow Cottage are really pretty. There are several hiking paths directly from the house. We enjoyed them. Our kids especially liked all the play areas Andy and Katie made for kids, there's so much to do.
We have made several trips to London, during our stay. We took the train from Borough Green station (ca. 10 min by car and plenty of car parking) and within 45 minutes we were in the middle of London at Victoria Station. With the travelcard (which we bought on the station in BG) we were able to use the busses as well as the subway. Our kids travelled for £1 each by train, the subs were free for them.
For those who plan to stay during Christmas and New Year's eve. We can really recommend the firework show in London! It was amazing!
I, my husband and our 2 year old daughter stayed at Willow cottage for 4 weeks whilst building work was done to our house before Christmas. The cottage was lovely and Andy and Katie very helpful. There were a few niggles with the heating system which we had to get used to (hence the 4 stars not 5) but these should all have been sorted out for any future guests. The grounds are lovely and perfect for an energetic toddler. There are very good laundry facilities in a separate building and ample parking. Andy spent a lot of time putting up Christmas lights both inside and out which made the whole site look and feel very festive and our daughter got excited about the 'pretty lights' every time we got back to our ' holiday house'. I would highly recommend Willow Cottage and indeed the whole site which was clean, well-maintained and welcoming to anyone looking to holiday here or, like us, looking for a home away from home.
Spotlessly clean and well equipped cottage.There are so many activities for children to do within the grounds,zip wire, trampoline tree houses, andlittle dens.There is also a tennis court .The owners are relaxed and approachable,and are there to answer any queries.We have already booked for next year
This is our second visit to Willow Cottage - and we have enjoyed it just as much as last year! It's lovely here - Andy and Katie have gone out of their way to make us feel welcome once again and come rain or shine we have enjoyed exploring the gardens, treehouses, swings, slides, zip wire, trampolines....the list is endless! The children love it here ("at Andy's house!") as do we - so nice - we thoroughly recommend it - and will be booking again for next year :-)
Our daughters love it here. We have had the privilege of experiencing this farm cottage in both the winter and the summer. Warm and cosy in the winter and airy and light in the summer. The setting and surrounds are fantastic, with great expanses, wonderful views and routes for walks, plenty of facilities for fun with a warm and inviting feel. We love it and would certainly be back in a flash. All amenities are available, quaint and clean inside and playful outside. We have no problem making recommendations for this beautiful retreat. My family and I stayed in Willow cottage for a week in May. We were delighted with the beautiful decor and breathtaking surroundings. The cottage is very well equipped with a dishwasher, microwave and all the luxuries you need. Our children also loved playing outside on the zip-line and in the wendy house. Our hosts Kate and Andy were also very welcoming, warm and helpful. We would not hesitate in recommending Willow cottage to guests.
