The property consists of two separate apartments (totally renovated in May 2013) which can be rented separately or are ideal for 2 couples / families ('Faenza 11'). The one bedroom apartment ('Max') is about 60 square meters and includes a living room with sofa bed; a new kitchen / dining room equipped with dishwasher, washing machine, full fridge / freezer, and gas stove; a complete bathroom with rain shower, bidet, large sink and toilet; and a separate bedroom with large double bed (160cm) and wardrobe overlooking an interior courtyard. The second 'studio' apartment (Lu) of approx 20 sqm is bright with 2 windows opening onto Via Faenza, a pedestrian street. it has a small entrance hall, a bathroom with shower, living area with small sofa bed; a fully equipped kitchenette with sink, 2 electric cooking rings a small fridge,and a kitchen table for 4; and in a separate alcove, a large double bed (160 cm) and wardrobe. Both apartments include
LCD and satellite TV, wifi and air conditioning.
The fully equipped 'studio' apartment (Lu) of approx 20 sqm, second floor (no lift) in a small house, is bright with 2 windows opening onto Via Faenza, a pedestrian street (completely rennovated in may 2013). It has a small entrance hall, a bathroom with shower, living area with small sofa bed (sleepin 1,5 person 125x200cm); a fully equipped kitchenette with sink, 2 electric cooking rings a small fridge,and a kitchen table for 4; and in a separate alcove, a large double bed (160 cm) and wardrobe. The studio include LCD and satellite TV, wifi and air conditioning.
My nome is Nicole, I live in Florence since 20 years, but i'm from Sweden! I love Florence and I'm convinced that it's one of the most beautiful towns in the world! When I came here, I was supposero to stay one year, but... I stayed and graduated in marketing! My husband was born in New York and we have 2 wonderful kids.

Nicole was easy to communicate with, which made planning nice and easy.
The apartment is in a great location - a few minute walk to the train station, and close to a lot of the tourist attractions. It's on a fairly popular walking street, and the street noise is a little loud, but that was all part of the experience! (The accordian player was awesome!) My husband says the little pub just downstairs is a must if you are into craft beers.
The apartment itself was set up nicely with new finishings everywhere. The bed was very spacious and comfy which we appreciated after long days of walking everywhere. Wifi was very reliable and there was air conditioning :)
We had a great time in Florence, and it was very nice to settle in each evening in this cute little apartment. We would book with Nicole again if our travels ever take us back to Florence.
Me and my wife went for a 2 weeks Europe trip and stayed a couple nights in this apartment and we highly recommended it to anyone.
Location: Very close to train station (walk-able with luggage). Close to all main tourist attractions. Very convenient everything you need (restaurants, supermarket, bar, shopping) is nearby.
Contact: Nicole was very helpful on booking. Her husband was waiting for us at the apartment upon our arrival. Everything went really smooth.
Apartment condition: Very clean and stylish apartment. Very comfortable and spacious. You can see Nicole put a lot of effort to decorate and make sure the apartment is in great condition.
Safely: I don't think there are any problems at all as the entrance to the apartment is in a crowded street. No problem going home late night.
Cons: It's a bit noise at night but it's totally acceptable to us.
Firstly, great friendly communication from Nicole in advance of our arrival.
Secondly, the apartment Lu is a great value, lovely little studio apartment (note, it has a full sized double bed but is open plan - it isn't a sofa bed that you have to sleep on), nicely decorated, very homely.
The location is fantastic - near the station, not too far to walk to the tourist areas (couple of mins walk to Duomo), but not smack bang in the middle of it, so you can go out of the apartment and have a wander around the squares and shops and markets without getting bustled too much (we were there in May - it may be different in the height of summer!)
The street noise in the apartment can be a bit noisy at night, but I think that would be true of any apartments in old buildings in the centre, such as this - personally the apartment and the lcoation more than made up for this downside.
If you like your nice/craft beer and funky bars, there is to be a Brewdog bar open up next door - we were gutted that it wasn't finished yet as it is one of our favourites beer companies in the UK!
Florence itself, in case you are still undecided, is an amazing, beautiful city. I'd encourage you to enjoy the 'culture' by walking around and visiting the gardens, seeing the beautiful buildings, sampling wines, and the food etc rather than aiming to visit all the art galleries etc and being stuck indoors and in queues (unless you particularly love your art!) as that is where the spirit of the city lies....we didn't want to leave.
If you can, go up into the hills as well so that you can look back over Florence (Fiesole, for example) - it's just stunning.

The apartment is fully renovated. It has a lovely little kitchen and mosaic
tiled shower. It has an open layout and high ceilings, so it feels very
spacious. It overlooks a lively street, on which accordionists play at
night. It is an easy walk to the Duomo and even the Uffizi.

Estuvimos con mi esposa y mi hija en el departamento Lu. Es un monoambiente muy prolijo, tiene una cama doble y un sofa que se abre sobre el suelo y permite el descanso de 2 personas más.
No le sobra nada, está todo muy prolijo, limpio y funcionando.
La recepción en mi caso la hizo el marido de Nicole, que fue muy agradable y nos brindo muy buena información para nuestra estadía.
Al estar en un segundo piso, al frente, y tener un bar justo al lado, es un poco ruidoso por las noches. Si eso no les molesta, está muy bien.
Tienen internet por wi-fi que funciona muy bien.
El lugar es super centrico del casco histórico. Está a 2 minutos del Duomo, a 10 minutos del Ponte Vecchio.
Mi experiencia fue muy buena.

La casa è perfetta per chi vuole rimanere qualche giorno a Firenze.
Pulita, luminosa, arredata da poco con gran gusto.
Ti permette di visitare i tesori della città senza la necessità di prendere alcun mezzo. Tutto é nell'arco di poche centinaia di metri. Le Cappelle Medicee distano solo una trentina di metri dal portone dell'appartamento.
La via è molto tranquilla e fortemente suggestiva, non capita spesso di vivere in una palazzina della Firenze Rinascimentale!
I Signori sono stati gentilissimi e molto disponibili per tutto l'arco della mia permanenza.
The apartment is located in the heart of the historical center, in a pedestrian area very picturesque. You will be within walking distance of all major historical monuments: the Cathedral and the Central Station are about a 3 minute walk away, the Medici Chapels and the Market of San Lorenzo in 2 min ... In the area there are many restaurants and shops.
