The property consists of two separate apartments (totally renovated in May 2013) which can be rented separately or are ideal for 2 couples / families ('Faenza 11'). The one bedroom apartment ('Max') is about 60 square meters and includes a living room with sofa bed; a new kitchen / dining room equipped with dishwasher, washing machine, full fridge / freezer, and gas stove; a complete bathroom with rain shower, bidet, large sink and toilet; and a separate bedroom with large double bed (160cm) and wardrobe overlooking an interior courtyard. The second 'studio' apartment (Lu) of approx 20 sqm is bright with 2 windows opening onto Via Faenza, a pedestrian street. it has a small entrance hall, a bathroom with shower, living area with small sofa bed; a fully equipped kitchenette with sink, 2 electric cooking rings a small fridge,and a kitchen table for 4; and in a separate alcove, a large double bed (160 cm) and wardrobe. LCD and satellite TV, wifi and air conditioning.
My nome is Nicole, I live in Florence since 20 years, but i'm from Sweden! I love Florence and I'm convinced that it's one of the most beautiful towns in the world! When I came here, I was supposero to stay one year, but... I stayed and graduated in marketing! My husband was born in New York and we have 2 wonderful kids.

Our family of 4 stayed in Firenze for 2 weeks & we rented apartments Max (1 bedroom, bathroom, kitchen, washing machine, & living room) & Lu (studio bed/kitchen & bathroom). Nicole was accessible & prompt in her return messages to me during the reservation stage. We placed a deposit to secure our reservation, but then Nicole asked that the remaining balance be paid in cash at the time of check-in. I was hesitant to do this, since this is the 1st time I have encountered this with a VRBO listing. Thankfully, Nicole's husband Alfred was waiting for us at check-in (we were late) & he was so helpful. We didn't have enough cash to pay for the entire remaining balance (because we didn't have time to stop at the cash machine prior to checking in) - so he was kind enough to meet us the next day to accept the remaining balance.
Lu is right on Via Faenza above Brew Dog Bar. Lu gets a lot of natural light, but is very noisy at nighttime because of the crowds on Via Faenza & especially from Brew Dog. I brought earplugs for my kids to wear, but as long as the air conditioner was running to provide background noise - my kids didn't seem too bothered by the noise. If you are a light sleeper, then this apartment would definitely be a problem. The shower in Lu was clogged & had a very strong sewer smell. We ended up having our kids use the shower in Max & didn't use the shower in Lu for our entire stay. We informed Alfred & he said that he would have a plumber come fix it.
Max is a lot darker because it doesn't have a lot of windows that get natural light. It has 3 main windows that overlook an atrium that is shared by several other apartments. The draperies on these windows are very sheer to bring in more natural light, but do not provide enough coverage at nighttime to provide privacy (I had to change my clothes in very strategic places to prevent being seen by the neighbors!) and it was difficult to sleep at night when the other neighbors had their lights on very late at night because the light was so bright in the bedroom.
We didn't know how to use the washing machine, so after 3 hours to wash one load- we checked online & found a setting that only took 1.5 hours to wash. We also had clothes cleaned at Lavanderia Manfredi for €3 per Kg. They washed, folded, & were done at the end of the day!
Electricity cost was €70 for 2 weeks of air con & washing machine use. We took many day trips & the apartment is very close to the train station.
The house is very conveniently located on a high street and very close to all attractions. Whatever you need is a stone's throw away.
Nicole is a very friendly and accommodating host. She accommodated our requests for late check-in and late check-out without any fuss. Though the house is located on 2nd floor without a lift, Nicole's husband helped us with carrying the luggage.
My sister and I brought my 80 year old parents to Flirence for a couple nights. This was a very central location in the beautiful city. We used both apartments and huge space! We liked both apartments, the front was right over the alley street and so offered a view of the happenings and a brighter space while the back apartment was quiet and relaxing. It would be difficult to give up either as together they offered it all, yet if you are a lighter sleeper know that Florence has a late night life and an industry morning as well and in the front apartment you are a part of it all! (Be patient with the key and ask to be shown as it has its trickiness.)

This apartment is very easy to walk to from the train station, and Nicole was very helpful via email prior to our arrival with answering my questions quickly and providing directions. The apartments themselves were very spacious and the bathroom in the larger apartment had a great shower. There was plenty of clothes storage space and the kitchen was very modern. Few things to note: Nicole's husband Alfred met us at the apartment and took us upstairs. He did not provide much information on how things worked inside and we had to ask questions so we knew how the keys worked and what to do with the garbage. Alfred was very nice but he doesn't speak much English so this made some questions difficult. For our entire stay, we couldn't figure out how to use the kitchen faucet in the smaller apartment and then Alfred showed us on the last day. Having typed instructions for how to use the appliances would be helpful. We had just come from a stay in Rome at another apartment where the owners had shown us how to use the Italian coffee pots and the stove and washing machine, which is the only reason we knew how those things worked at this apartment. There was an issue with the heating not working properly when we first got there but my husband figured it out and it got warmer. I emailed Nicole and she was very responsive and helpful in having Alfred and a repair man come out on Christmas Eve morning to make sure it was working properly. There is a slight sewer smell throughout the hallway and living areas of the apartments which was a bit hard to adjust to at first. Also, prepare to take out your own trash during your stay as this seems to be the norm in Italy. You also have to pay extra at the end for however much electricity you use during your stay. We stayed 3 days and it was 30 euros. We did a load of laundry while we were there and the lightest load we did took over 3 hours, so be aware of that and plan for time. There is no dryer either so you can use the towel warming racks in the bathrooms to help speed along the drying of clothes. Also, there is a bar directly downstairs from the apartment and there is so much loud noise that goes on until 4am each night, even on Christmas. So bring your earplugs. If outside light bothers you, bring a sleep mask because the bedroom in the larger apartment had only a sheer curtain over the window and some of the upstairs neighbors left lights on all night that would shine through our window. Loved the apartment! Very close to train station and Medici chapel. Fabulous trattoria below. Beds were comfortable and apartment was very clean. The owner was very accommodating with check out. The only caution is the front studio apartment is on a popular street and can be very loud many nights of the week until relatively late. We used noise canceling ear phones to start our night of slumber.
The property was clean and the description was accurate. The layout was perfect for 2 couples and the amenities were as advertised. The location was centrally located and since we on foot, we were very satisfied. The galleries and museums were close by, many good restaurants in the area, so we would recommend this property to young and old, we four are mid 70's and had no problem walking to the apartment from the train station, or getting around the city. A very nice stay.
The apartment is located in the heart of the historical center, in a pedestrian area very picturesque. You will be within walking distance of all major historical monuments: the Cathedral and the Central Station are about a 3 minute walk away, the Medici Chapels and the Market of San Lorenzo in 2 min ... In the area there are many restaurants and shops.
