Primrose Cottage is one of a pair of beautiful, newly built detached cottages each sitting on 3/4 acre and with quality fittings and furnishings. Both cottages are available and very similar in design.
There are 3 bedrooms 2 with en-suites and a separate family bathroom. A comfortable open plan lounge, dining and kitchen area creates a spacious and light interior. Kitchen equipment etc for self catering to the best standard. A cosy open fire and full central heating ensure comfort all year round.
The tranquil location of these cottages provides privacy without remoteness. Found situated approx 1 mile from the magnificent Lough Derg, Ireland's second largest lake with shores in Clare, Galway and N. Tipperary.
The area attracts water sports enthusiasts and there are numerous quays dotted along less than 1 mile away which include Coolbawn Quay, the popular wedding venue and spa.
Fishing is popular along the Shannon and lake. Private angling and boating are available locally. Canoes and buoyancy aids can be made available for the use of our guests at our own discretion i.e to experienced canoeists.
Hikers and walkers enjoy exploring the local Cominchas Forest and numerous winding country lanes.
Nenagh, the historic local town is 10 miles away with a choice of eateries, a variety of shops, local arts centre and cinema.
The local village of Kilbarron is 5 minutes away by car where you will find Hannigan's shop and pub. Ballinderry village again is only 5 minutes away where you can find a pretty stream to sit beside.
Nenagh is also home to the highly recommended and beautifully landscaped Nenagh Golf Club.
15 mins drive away is Portumna which boasts a range of activities including water sports, golf, horse riding and go-karting.

About Alison Mckenna
My husband and I are from the UK and have divided our time between UK and Ireland for 23 years now. I fell in love with this part of the world when we came for the first time touring through with our young and quite large family of 4 children (with no. 5 soon to follow!) who were treated so kindly by the Irish people. The welcome you receive here is tangible and the countryside is magical at any time of year.

We love this peaceful spot; the lake just a short walk away, is stunning at every season. Blackberry and Primrose cottages are in such a tranquil position with woodland just at the back which is south facing - sit quietly and wait for pheasant, hares and foxes to emerge ! With an entire area of 1.5 acres to ourselves, there is a feeling of being a part of nature. From inside the cottages you have lovely views all around and the open plan living area gives that feeling of spaciousness rarely found in urban dwellings.Come and see for yourself !.

Simply the Best
For 4 women, this was a beautiful and spacious place to stay. It was not only very clean and located in a beautiful part of Ireland, Alison had the fridge fully stocked, even supplying us with bacon, eggs, sausages and so much more. We really loved our stay here and to thank Alison for making it such an enjoyable visit.

Comfortable, immaculate and charming
Alison was a lovely host, she made sure we had everything we needed and the breakfast welcome pack was a lovely touch. The cottage is fully equipped with everything you might need, spotless and well situated if a quiet country retreat is what you're after. That being said, the town Nenagh is not far away with a large Tesco and petrol station. Would definitely stay here again if we were back in the area!

Stunning house and location, Fully recommend
Everything about our stay was fantastic, in fact so much so that we have now visited 3 times, and will be booking again! The location and the cottage are beautiful. The cottage has a lovely homely feel and the owners make you feel really welcome leaving a food hamper and loads of logs for the fire. If you have any requests they are more than happy to help, and nothing is too much trouble. The cottages are always immaculately clean, and the cooking facilities are more than enough for a family. Paddy's Bar in Terryglass is a lovely pub just 10mins drive away, and the walk down to Lough Derg from there is a must. Cannot recommend highly enough :)

We stayed at Primrose Cottage from 4/29/2017 to 6/24/2017. We may have been John and Alison's longest staying guests! We had a great time staying at the cottage, it had everything we needed. The wifi is a bit slow, but as we found it seems to be like that everywhere in Ireland. We purchased at hot spot because we work online and it seemed to be a bit faster. The only other complaint I could say is that we had a few very warm days/nights (for Ireland standards), and the cottage got warmer than comfortable. A few fans would be nice. Otherwise, it was everything we needed. Alison was always accessible and very helpful, we really only had one issue (which ended up not actually being an issue) and John came over immediately to help. The cottage is about 20 minutes outside of the town of Nenagh, but is in a nice peaceful location just a few minutes from the lake 'Lough Derg'. The cottage is much larger than it looks from the pictures, as two married couples we never felt we were stumbling over each other. If you like rural farm areas, away from the hustle and bustle, this place is for you! Thank you so much John & Alison!! We hope to be back someday.

As you point out we always do our utmost to respond quickly to any queries or problems, this is why we remain close by. You were fortunate to have weather here so warm that you could have used some electric fans! I would say this is the first time anyone has said this and I would have thought opening all windows would do the trick especially in the living room with windows at each end plus the patio doors. I would also add that if you had requested a couple of fans I would have obliged.
We have not had any previous issues with the WIFI in the cottage.
I do hope you will come back for another trip at some point - try a winter break with cozy evenings in front of the log fire next time !
A very relaxing retreat.
My wife and I stayed at Primrose Cottage for 3 nights and enjoyed it very much. The breakfast items supplied were more than we could eat in the 3 days and were very good. Finding it was a little difficult but Rebecca led us to it. I highly recommend staying here. The only drawbacks we found were the narrow roads getting to and from the cottage but that is the norm in rural Ireland. We also were there during the warmest part of the summer and even though it was cool at night eliminating the need for AC, a fan to circulate the air would have helped us sleep better. I would also recommend the Whiskey Still restaurant about 15 minutes away. Very good food. We were easy driving distance from many sites.

Wonderful authentic Ireland expierence staying in this area ! Very quite and secluded
Our stay at the Primrose Cottage was fantastic. We have stayed there for the full 7 nights and felt we could have stayed longer ! but we were traveling all around Ireland and had only 6 more days. The cottage is very clean and comfortable and is fitted out with everything that we needed for a great vacation. We arrived to find milk in the fridge and jam and bread to help begin our stay.
We enjoyed waking up in the morning to the local cows in the field behind us !!! We enjoyed eating in the pubs and listen to the locals play Irish music. There was always a variety of fresh sea food on the menus which come straight off the local boats.
We would highly recommend staying here.

Limerick city at just under 1 hours drive away is the historic home of King John's Castle which is a must see for anyone interested in the history of Ireland. There are regular guided tours, a video describing the history and a shop to purchase souvenirs and preserves. The added advantage of visiting the castle is that it is located conveniently to take a look at Limerick city itself and enjoy the variety of shops, restaurants and traditional pubs. Another historical experience is the Bunratty folk Park just outside Limerick. The most complete medieval fortress in Ireland and where 19th century life is recreated. This is a great day out and one to include on your list. Galway city is just over an hour away and it is a very lively and vibrant city, famous for its music which is evident throughout! There are some great shops with specialities including Connemara woollen goods and Celtic jewellery. Don't miss the regular artisan craft and food street market on Saturdays. There are many other places of interest more locally such as Terryglass, Portumna and Dromineer all of which are on the lake shore and many water sports are available from these with Portumna offering a wider range of facilities such as golf. There are lots of festivals and events throughout the year in this region ranging from horse racing and the oyster festival at Galway to the annual Terryglass arts festival. Dromineer hosts numerous yacht and boating events. There is a wealth of information available on the internet to get the most out of your holiday in Tipperary unless you simply want a peaceful retreat in the heart of the gorgeous countryside - the choice is yours!
