Located in the recently-reconstructed 1000-year-old hillside village of Borgo Mummialla. The tiny village has been redeveloped into 13 holiday apartments. The pool is shared between the 13 apartments.
Fully equipped split-level interior with exposed chestnut beams and cotto tiling. Four comfortable chairs, table and parasol on the terrace for 'al fresco' dining.
15 minute drive to San Gimignano. Ideally located to explore Tuscany. Volterra, Siena, Florence, Pisa and the Chianti region are all within easy reach.
The village is a haven of tranquillity, surrounded by woods and meadows abundant with wild flora and fauna.
Free Wi-fi. Please note that because of the remote location, the Wi-fi is satellite-based. It is fine for normal web browsing and e-mail but for example would not be very fast for video streaming, video-conferencing or downloading large files.

In 2006 I heard that a group of local people planned to restore a tiny ancient ruined village. I went to visit the village and was immediately enchanted by its tranquillity and stunning views.
We took a leap of faith and purchased a heap of stones and broken timbers at the end of the village.
Now seven years later the village has been restored to its former beauty.
The reconstruction of the village was subject to strict Italian heritage laws. All original materials were re-used and other materials were salvaged from local ruins. The building work had to be carried out using traditional building methods.
The 'apartment' is actually a small house at the quietest end of the village, with its own roof and with windows on three sides!
The best feature is a large private terrace with stunning views across the valley to the ancient hilltop town of Volterra, with its many towers.
Il Terazzo was absolutely perfect for the two of us. The design & layout of the property is such a great use of the space, the villa was really well equipped, the bed is very comfortable & all linen etc is as anyone would need & the spec of the property is very high.
The view from the terrace is actually better than photos can show.
The little hamlet in which it stands has been beautifully restored to be an excellent isolated place but near other properties. The pool was great - especially as there were not many properties occupied when we were there, in September - and Roberto, who welcomed us on arrival & checked on us occasionally through the week, was most helpful & charming. As throughout the whole booking & staying process, was Colm, the owner - even though he was actually in Dublin.
It is a perfect base for what is perfect Tuscan scenery & tourist spots within an hour or so- but we enjoyed the walking too. We found the Via Francigena, which we had no idea of until we arrived. What a lovely stretch it is there between Gambassi Terme & San Gimignano.

What a find! The property is beautifully designed with a large, private terrace from which you can enjoy a fantastic panorama of the countryside and the hill topped old city of Volterra in the distance. We never tired of the views or watching the swallows sweep past us and, on occasions, eagles soaring over the valley in front of you. The herb garden in front of the terrace was just coming into flower attracting bees and butterflies and was very handy for our home cooking! A special thank you to Roberto who greeted us with some Chianti and home made biscuits and was always available to sort any queries out. Many basics had been provided such as tea, coffee, sugar, herbs, oils etc which were very welcome and a whole range of cleaning products. The peaceful hamlet has been tastefully restored using a blend of original and new materials and the swimming pool is stunning although cool weather and a busy itinery meant we didn't get to try it. This is a great base for exploring the area: Volterra and San Gimignano are very close and a must see although avoid weekends when parking gets difficult or go early morning or late afternoon; Florence is an easy drive but we drove to Castelfiorentino and took the train, 6 euros per person each way and the station is very close to the centre of Florence; Siena is a well worth a visit (we preferred it to Florence) and its Duomo is must see at 4 Euros per person; Monteriggnoni is a lovely place to visit en route to Siena; and the Chianti region also makes for beautiful drive with many interesting towns to stop off at. Making a welcome break from driving, there are some lovely walks from the hamlet, exploring paths off the quiet lane/ road in both directions we saw deer, wild boar, tiny lizards, a pond full of frogs as well as lots of birds and butterflies. A truly wonderful holiday!!
This has been our third villa rental in Tuscany so we know what we like. This property ticks all the boxes and is by far the best we have visited. W are not sure if you could find anything better. Even though the property is 1000 years old, it has been completely re-built and looks brand new (as does the rest of the units at Bagni di Mommialla). The advertisement for the property doesn't do it justice. It's every bit as nice as the pictures and the view from the private terrace is better than any other unit on the property. The swimming pool is beautiful, but the water a little cool due to the cold nights. The unit was spotless upon our arrival and was well fitted with everything you might need (dishwasher, clothes washer, iron, toaster, coffee maker, spare towels and linens, wifi, etc). It was even fitted with a first aid kit and consumables like coffee, sugar, spices, laundry soap, dish soap and many more of the little things that you need to get started when renting a villa. A welcome bottle of wine greeted us on the table upon arrival. Communicating with the property manager was a little difficult because of our total lack of Italian and his very limited English. However, any questions I had were answered almost immediately by email via the property owner who seems to be on-line at all times.
This property is well located for sites in central, northern or western Tuscany. Day trips to southern or eastern Tuscany would also be possible, but a little too far for my liking. Food at the local restaurant in Il Castagno (3km away) was good but the facility lacked ambiance. We would recommend driving another 5 minutes north to BoscoTondo. We ate there a number of times during our 12 day visit and were always pleased.

We thoroughly enjoyed the beautiful scenery and tranquillity of the property. It had very good facilities enabling us to enjoy lovely evenings on the terrace cooking our own food with a glass of local wine. It was close to beautiful towns of Voltera and San Gimignano with other very pretty small towns to wander around and soak up the atmosphere. A great place for a special holiday.
When, at first, you turn off the main road onto a gravel track, with the dust flying behind your car, you are gripped with alarm. But there's no need to panic! A mile down the track you enter the hamlet of Borgo Mummiala, an old Italian village that has been totally renovated, providing 1, 2 and 3 bedroom holiday apartments and villas. They are all really impressive.
La Terrezza, a one bedroom apartment, retains all the rustic charm you would expect from an old farmhouse, merged with all the modern facilities you could wish for:- air conditioning, gas hob, electric oven, washing machine, dish washer, etc., etc. The living room has a high ceiling which accommodates a mezzanine dining area, behind which is the double bedroom and the bathroom. Externally there is a small terrace which is bathed in sunshine throughout the day and has views over the Tuscan valleys towards the historical town of Volterra. The infinity pool, with similar views, is a short, 75m walk away.
The hamlet is set in the most beautiful Tuscan countryside and is just 15 minutes by car from both San Gimignano and Volterra. Siena is less than an hour away and we went to Florence (by train) in under 90 minutes.
La Terrezza is absolutely ideal for couples, but it can actually accommodate up to four guests.
